Thinking about putting your home up for sale? With the property market constantly changing and new legislation endlessly being introduced, it's difficult to know when to sell.

For most, the all-important question hinges on the value of your property. We know that house prices fluctuate based on the number of bedrooms you have, but just how important is the location of your property?

To help you answer the question “how much is my house worth” we investigated the average price of houses near the UK’s top 50 attractions. By comparing these to the average price of properties in each city, we reveal the top five attractions that boost the value of your home.

Attractions most likely to boost property value

Natural History Museum, London

Price increase: £1,210,320

The Natural History Museum in central London is one of three major attractions on Exhibition Road.

The streets surrounding the museum have an average property price of £3,468,908! When you look at the wider area, including Kensington and South Kensington the house prices average at £2,228,279.

The figures clearly show you could charge a premium if selling a property on the doorstep of one of England’s largest museums.

Royal Botanic Gardens, London

Price increase: £474,374

Some of the most picturesque greenery in the UK can be found in the outskirts of England’s capital, at the Kew Botanic Gardens.

Owning a property on the doorstep of the UK’s biggest collection of tropical plants could be more valuable than you realise.

We found that house prices near the Botanic Gardens in KewT averaged over £919,000 last year. Meanwhile, in the wider area of Grove Park, the average was a much lower £445,000.

The Needles, Isle of Wight

Price increase: £224,968

The Needles in the Isle of Wight is one of the UK’s most breathtaking natural occurrences. The rocks and sand cliffs draw in tourists both amazed by its structure and its history.

More than just a picturesque monument, the Needles also adds value to surrounding houses. The properties closest to the attraction have an average price of £620,000.

The average property price in the wider area is £395,032, so living near the top attraction could substantially up the value of your house.

Loch Ness, Inverness

Price increase: £210,773

Everyone’s heard of the mythical Loch Ness monster, a sea creature seen lurking in the misty water, bringing worldwide fame to the Scottish Highlands.

Although best known for the sea monster ‘Nessie’, the Loch Ness is deeper than the North Sea and contains more water than any of the lakes in England and Wales combined. House prices in the village of Dores on the famous loch’s edge, have an average price of £416,400. That’s more than double the average house value in Inverness which is £205,627!

The smallest house in Great Britain, Conwy

Price increase: £198,818

Measuring 122 inches tall and 72 inches wide, this tiny house in Wales was once occupied by a 6-foot-3-inch tall fisherman.

After being officially declared unfit for human habitation, it now stands as a tourist attraction where visitors can go inside and look around.

Properties that share a street with the house have an average price of £500,000 while houses in Conwy are typically worth £301,182! The figures show that living near this unique property could make your home more valuable.

Attractions least likely to boost property value

St Paul's Cathedral, London

Price decrease: £345,856

The UK’s second-biggest church building, and the largest in London, St Paul’s Cathedral is one of the country’s top attractions.

House prices in the immediate area averaged at £510,000 last year but in the city of London borough the typical property price was £855,856.

Windsor Castle, Windsor

Price decrease: £191,189

This royal residence in Berkshire screams everything lavish and luxurious. From ruby red carpets to gold chandeliers, Windsor Castle exudes expensiveness.

However, living near this house of riches won’t boost your property value like you might expect.

We found that houses near the castle are valued at £400,000 on average. While in Berkshire, the average house price is £591,189.

Royal Observatory Greenwich, London

Price decrease: £168,662

The historical observatory responsible for the name of Greenwich Mean Time was built in 1675. It offers unmatched views of the River Thames and astronomy shows seeing stars projected onto its domed roof.

Homes near the Royal Observatory are worth around £427,000, but properties in Greenwich have an average price of £595,662.

Methodology

We compiled a list of the top-50 UK tourist attractions and collected data on the average price of property sold over the past year from the surrounding area from Rightmove.

We repeated this process to find the average price of property sold over the past year in each city.

For Northern Irish attractions, we collected data from Zoopla on the current average value of houses in the surrounding area and city.

We then compared the figures to determine which tourist attractions increase house value the most.
