Frank Harris & Co. Southbank & Waterloo does everything for the landlord and nothing for the tenant. They are very responsive while they are trying to get your money (sign the lease) and not responsive when there is issues with your property. The worst person that I had to deal with was Craig Newman. He would talk condescending to me on the phone whenever I had to get something fixed.
When we moved in to our flat in London rented to us by Frank Harris, there were many issues: 1) There were things left in the property from the previous tenant that we had to throw away on our own. (like a large dead tree on the balcony) 2) Lightbulbs not working that we had to replace (5 of them) 3) toilet basin dangerously cracked. 4) Shower drain not working properly and the shower knobs were hard/if not impossible to turn. 5) We were never given a key to open the electricity meter cabinet and we had to purchase it on our own. 6) We were not given the code to the trash and recycling area. 7) The intercom in the flat was not working when we moved in. 8) There was paint splatter all over the ground.
I was told by Nicole Pretorius that all of these issues would be fixed promptly because they should have been resolved before we arrived. Especially because there was a few months between the time the last tenant moved out and we moved in. No one ever came and the issues never got resolved by Nicole.
I was able to slowly get some of them resolved after calling about 20 different times and nagging different people at Frank Harris. Danielle Longmuir is the only competent person that works at Frank Harris and she was able to resolve a few things for me.
A great example of how they treat you at Frank Harris & Co. Southbank & Waterloo was when we moved in. The knobs on the shower were hard to turn and we could only get hot water out of the shower. The Frank Harris agent said to me, "This better not be a user error because it is going to cost money to send someone out and this will be a bad way to start your tenancy." This is how the relationship went with Frank Harris throughout the tenancy. They always acted as if they did not believe me. Another example was when one of the two showers in the flat would not drain. It took three+ months to get anyone to look at it and the Frank Harris Agent required that I send them a video of the shower becuase he did not believe me.
There are many more issues and instances that I could talk about but these are just a few.
Update for Frank Harris: you can’t find me in your system because I got married and took my partners last name. There is no need to contact me. I just hope that you fix these major problems for future tenants.

The Frank Harris team goes above and beyond in everything they do, particularly Nicole Pretorius, who just assisted me with a lease surrender/takeover. She gracefully navigated negotiations between myself and the landlord, with both parties' best interests in mind, being realistic with expectation management at all times. Her communications were always clear and efficient, leading to the best possible outcome for everyone involved. I'm grateful to have rented a flat with Frank Harris' management and support.
