I would recommend avoiding this agency, I was disgusted with the behaviour of the lettings manager. Didn’t take my phone calls at the beginning and then we viewed the property and expressed interest just sent a contract. We didn’t sign this within 2 days and then was sent some very rude and abrupt emails. I personally don’t want to be entering an agreement with and agency without speaking to them considering they will be my contact if anything went wrong with at the property. I cannot recommend Addison Townsend enough. I have transferred two properties from a different estate agent in the area to Addison because I was so impressed with them. On both occasions they made the transitional process very smooth and unawkward, they responded to emails rapidly and were extremely helpful at every step. Firstly, don't read TR's review (a few down) as he is the person who sold his overpriced rat-infested house . He also made us pay more after accepting our offer (25k over asking) and it was in fact HIS solicitors who were so incompetent that they delayed completion. This man is a money grabbing disgrace and a liar. Read below for facts. I wish I had something positive to say but I had a terrible experience buying with Addison Townsend. We purchased a house which we recently moved into but only after having put in our best and final offer (a tactic designed to get the best price for their client - as expected) and got our offer accepted. A week or two into the process when we had the solicitors involved, the agent called us to say a couple who had put in their best and final offer at the same time us but lost had a think over the weekend and went back in to offer more (than us). The agent and seller then asked us to pay more money which we did via another loan from family members (and after a lot of upset and stress). They say they had to put the offer to the client legally. Moral of the story - don't trust Addison Townsend with best and final offers. Offer what you want. When you lose your bid and if you don't care about other people's feelings or are really desperate (which I understand a lot of people are when it comes to buying property in London), go back and make another offer or keep offering until you get the property. Best and final means nothing. Also, try and find out if there's a rodent problem any which way you can. Now we've moved into our 'dream' property (literal nightmare but grateful to have a roof over our heads) it's infested with RATS. But that's not Addison Townsend's fault. It's another flaw in the property market where legally you must declare minor disputes with neighbours but not whether you have rodents residing in your property who can chew through the wiring and potentially set your property alight. By the way, the purchasing process was a nightmare. The seller didn't understand the legal process such as the need to provide a gas safety certificate (for his boiler installation) and indemnity policies which mortgage providers require. We had to foot these costs as he was threatening to pull out of the purchase claiming we were being difficult. One thing he thoroughly understood was the need to try and sell us his furniture over and over via requests through the agents. The solicitors he used meant it also took THREE weeks to approve the documents to exchange despite me and my seller being ready as his solicitor was inexperienced and required sign off. The seller wasn't buying so there was no onward chain. He also suggested a later completion date at one point in the process. It's beggars' belief he is complaining about delayed exchange in his review. It goes to show, don't believe everything you read..... Did Addison Towsend do a good job in pushing things along? No. I had to ring them and email them, constantly. In fact on the day of completion, our buyer had completed, and we had to wait another two hours in a car park waiting for our transaction to complete, homeless with all of our possessions in cars and a removal van. Completion only happened as I called Addison Townsend on the verge of tears forcing them to call their client's incompetent solicitors. Again, The agent didn't seem too bothered about our predicament. But then again, he never did. So overall - use them if you're a fan of gazumping, are really desperate and you've seen a property you like with them or don't require a human touch. Huw seems nice though so maybe ask for him instead. To end, I literally smell a rat (not just TR) - it's disgusting. I can't believe I paid £25k over asking to live with rats (and the smell of the dead ones). Gross.... Read more
