I have had a pleasant experience with Hart & Co overall. Mohammad helped us from start to finish with renting the property and responded to any queries very clearly and efficiently. He has been very friendly both over the phone and in person. Him and Anne were very accommodating when we had issues with referencing and were patient with all my questions as I had a lot! There have been moments where I have had to ring a couple of times to chase up on queries but they have always been able to help us out. I’d recommend Mohammad, Anne and the company in general for any tenants wanting to rent.... Read more

I met Matteo in January 2020, and he helped me to find my amazing room, since that day he always been very kind and ready very fast to solve any problem in the house and he is every time available for reply my questions. The brochure made my ex council house look palatial. They don't pay their photographer enough. Darren and Linus made a great team. Enthusiastic and confident, also calm and realistic in managing expectations. I took their advice on pricing and presentation and was rewarded with an early offer. The worst experience in my life!!! Since the beginning I had problems with Hart & Co. Initially it was agreed to rent a fully furnished house. It was made a list with the furniture to be provided and refrigerator and vacuum cleaner was among them. In addition, the rental agreement should have commenced on 21.09.2018 as set forth in the agreement, and the rent was paid by the tenants (myself and two others) since that day. On 21.09.2018 the agent (Sharon) who negotiated the entire rental agreement with us (all registered by email) forbade us to take the key and move in, with the excuse that the part of the rent and deposit transferred by the other 2 tenants had not yet been received by the estate agency. I, who had been on vacation in my country for almost 2 months and so my belongings were in a storage, was forced to pay another 4 days to keep my belongings in the storage (the estate agency only allowed us to move in on 25.09.2018) since I returned to London on 21.09.2018 thinking that I would already have a house to move in, since this was the agreement and I had already made the transfer of the money required by the Hart & Co, which had already received it before the 21.09.2018. Besides, I also had to spend money on the hotel for those days and even clothes, since at the end of September it was already cold in London and all my winter clothes were in the storage room (which I could not take, since I would not have space for so much luggage in the hotel). I tried to argue with the agent Sharon, who just did not care about what happened since the beginning, showing the Hart & Co does not have any respect for the tenants!!! The excuse Sharon used to forbid us from move in to the house was that the Hart & Co had not yet received the share of the money from the other 2 tenants. On 25.09.2018 we were released to finally move in to the house that we were paying the rent since 21.09.2018 because according to Sharon, Hart & Co had received the values on that day. It turns out that Hart & Co was hired to deliver the house fully furnished with refrigerator and vacuum cleaner inclusive, as already mentioned, but on 25.09.2018, when finally Sharon handed us the keys, upon arriving at the house, I noticed that the house did not have refrigerator and vacuum cleaner!!! However, according to the emails exchanged with the agent Sharon, she guaranteed the house was completely furniture in the day she finally gave us the keys, which after all was a big lie!!! The vacuum cleaner was delivered 5 days later and the refrigerator, almost 10 days after we moved in to the house, this because I had to contact Hart & Co several times charging the delivery. A stress and a waste of time absurd because of the estate agency's fault. At that time, food was wasted because there was no refrigerator and I still had to spend a lot of money having lunch and dinner outside. That is, the agency has forbidden us to move in to the house with the excuse that there was no received the full values yet (in spite has been offered to send them the receipt proving that the bank transfer to the estate agency's account had already been held and readily refused by Hart & Co), but in fact the estate agency simply could not even have rented the house before the day 03.10.2018 that was when the refrigerator was delivered, since the agreement was to rent/deliver the house with these devices. Worse, the estate agent Sharon lied to us by making sure the house was fully furnished with the furniture since we rent a house with these devices, but it was not true and Hart & Co delivered the house to us without them. And as a consequence of the irresponsibility and lack of professionalism of Hart & Co, I and the other tenants paid 4 days more rent to the estate agency, apart from all the other inconveniences already reported above. I also have emails exchanged with Simon, the director of Hart & Co, about what happened. Surprisingly, the director also did not care about fix the mistake of the estate agency and his employee Sharon and ignored my request of the financial compensation to which I would have been entitled and the request to change the initial date of the rent contract (actually Simon at first accept change of date, but ignored it again when I left the house). A complete disregard from the agency's own director, which shows not only the awful work of the agency but the lack of responsibility, consciously damaging the client to not deal with problems caused from the estate agency!!! Moreover, during the contract, it was always difficult to fix the problems of the house. Sharon only responds to emails that she wants, ignoring those she does not find relevant (dealing with tenants' rights). Before the end of the contract, I had a family problem. Sharon said she would approve no one without the approval of the other tenants. It occurs that although the rental contract has an express clause prohibiting tenants from smoking in the house, since the beginning I had problems with one of the tenants, who insisted on smoking inside the house. So then the requirement of the 2 tenants for the approval of the new tenant was that there was no complaint regarding to the smoking inside the house from the new tenant. It was because with me in the house, it is not possible smoke inside, just when I was not at home and now, the other both tenants were demanding that the person who would replace me must accept this absurd, that goes against the rent contract. And although the approval of the other tenants is not necessary for the exchange of one of them, Sharon, who since the beginning of the rent contract did not act correctly, was clear in saying that Hart & Co would not accept anyone whom the other tenants did not accept and so I had to find another smoker for the house, which made the whole process more difficult. In the end, it was agreed that the new tenant would transfer the value of my part of the deposit to me and I would sign an addendum contract to relinquish my deposit so that the agency would change my name to the new tenant in the DPS. It so happens that the new tenant, also not acting correctly, did not transfer the entire amount to me. The new tenant said that Hart & Co told her not to transfer the whole deposit to me, since one of the tenants was charging me an amount relative to energy that I had already paid and he asked to the new tenant to discount from the value of my deposit, what I could not confirm, since the new tenant ignored my email (and did not transfer the remaining amount) and Hart & Co also did the same. Moreover, although the new tenant started to pay the rent from 21.04.2019 (since the agreement was to terminate my contract on 20.04.2019), Hart & Co insisted that I sign an addendum to the rent contract accepting to be responsible by the house until 04.05.2019, since the new tenant would only move physically to the house on 05.05.2019, as if that were my problem... absurd!!! I've never seen anything like this!!! And as a lawyer I work with contracts. Since the beginning we had problems with the rent contract which had several mistakes, even with silly thinks like dates and values. I had to ask them to fix the rental contract I signed last year FIVE TIMES and yet the contract was horrible at the end!!! Now, again ...completely inadmissible!!! The Hart & Co solution (including director Simon who also received the email) to my email informing them that I would not sign an addendum by holding myself responsible for a house that I was no longer tenant and would also not give up on my deposit once the new tenant did not transfer the entire amount of the deposit (according to WhasApp conversations and bank transfer receipt with the new tenant), was to ignore my email, remove my name from the DPS (according to DPS email informing me) and apparently deliver the value of the my deposit to the new tenant, even though she had not deposited the full amount in my account. And Hart & Co knowing all this!!! To sum up, the estate agency Hart & Co does not only have a horrendous service, but also does not act with zeal in their acts, respect, responsibility, honor and good faith with the clients!!!...
