DO NOT EMPLOY TO BE YOUR LETTING AGENT!
If it could be a zero star it would be!
Many of the reviews here are from tenants and sellers. So let me share my experience as a landlord.
Pros:
- They give a great sales pitch
- They portray that they will care for your property
Cons:
- Full management is not full management, it is an expensive rent collection service
- Yearly management fee was £6642 for 12 months of no management (see photos below)
- No regular inspections and no yearly feedback on state of your home
- Money for inspections taken out at random from your rental income without communication to yourself or tenant as it is actually performed by a contractor and not the agents themselves
- Clueless about who to send to your home when problems arise, meaning you have to sort out the trades person.
- No response to emails
- Hidden fees - my tenants wanted to stay a year longer and they wanted to charge an arrangement fee…even though they had been getting a full management fee and not managing the property
- the local agent is not actually your property manager, mine was Samuel Woodward who is THE WORST property manager I’ve worked with, he isn’t even based at the Bow branch but in Worcester and thus has no clue about my home.
- Awful contracts which are miss-sold and mean the landlord is subject to fees in excess of £3500
- Pro-rata fees collected so they get 30% of your monthly rental fee in one year for a two year contract - BE WARNED!
- Blackmail - you will only get any fees owed to you back if you re-let of sell with them, despite being assured as below.
This brings me on to the out and out lies that will be spun so that the property manager Samuel Woodward can get money directly into his pocket and out of yours. My tenants wanted to stay a further year, on top of the 3 they already had, for which Ludlow Thompson had earned their management fee with no work as it always got passed on to me. My tenants were honest and said after 6 months they would likely want to leave as they are expecting a child. Due to personal reasons I needed to ensure that my home was rented for a year. Samuel Woodward openly lied and told me that a two year contract with one year break clause would best protect me. I asked if the pro-rata fees taken would be reimbursed if they ended at one year, I was advised yes. This is not at all the case.
There have been several emails trying to rectify various situations and there is no response.
There are plenty of other letting agents in Bow, do not use these. They will steal your money and neglect your home.

Estate agent showing us Properties was really friendly, professional and polite. However, once a sale was agreed the back end members of the estate agent dealing with our purchase was rude and condescending.

Emma Nettleingham at Ludlow Thompson handled the sale of our flat recently. The fact that we were even ABLE to sell within the never-ending EWS1 feels like a mircale, but more to the point: Emma was wonderful to work with. Highly responsive, personable, and effective at every stage. She never minded answering a question, and usually anticipated them before they even arised. Couldn't recommend her enough.
