Well, i stayed there with my husband almost 1y and a half, until i get pregnant. I talked with the landlord with 1 month ago that we will move forever in our country because of my pregnancy and some problems! He said ok, don t worry, we will keep 75£ from the deposit because you didn’t finish the contract! Ok, until here everything good! After that he said to send an e-mail to the agency with the date when we leaving and they gonna come to di the check out and give us the deposit 900£. I send e mails i called, so many times but nobody answered me! One day before to leave the property (second day at 3am should go) my husband try to call again and they said that is gonna come in 1 h to do the check out! Of course nobody come, after 5h my husband called again and they say we don t give u the deposit because you leave earlier, we will come to do the check out today. They didnt come ! A lot of complains i had in the last month because of the smell from the kitchen (shared) a lot of complain because of the rabish and again smell, but nobody come never! They come just for the rent and thats it ! Thank you Abbey Lord property for your interest! I can t going on the legal part for this deposit because i m not leaving in UK anymore but i hope one day someone to do this! Enjoy our deposit!... Read more

Even 1 star is too much for them. I don't understand how an estate agent can be so incompetent - called them over 5 times, emailed them and even wrote an email to their manager (Ryan) - still have not hear back until this day despite every single person on the phone saying "I'll get someone to call you back as soon as possible". I spoke to a lot of agencies for my search and these guys were absolutely shocking - never known anything like it. They definitely do not give you the confidence to rent from them and I am amazed any landlord would use their service.... Read more

Do not work with them at any cost. Highly untrustworthy and completely unprofessional. Posting fake reviews under their clients name. They have another review under my name which is fake. They took our deposit with a confirmation of returning the amount in case we decide not to continue with the property and when we asked for the refund, they did not process it for 2 weeks and only returned 70% of the amount. I am still waiting on the remaining amount and it has been 2 months. I have called them constantly but they always seem to be "busy". I have no choice but to report them to the authorities so that an action is taken against them.... Read more

Efficient and very helpful. My experience with abbey properties was amazing as an agent called Srdjan was very responsive and provided me with the application the same hour of the viewing and hence was able to instantly pay the 2 week deposit and is helping constantly throughout the entire process. I would give them a negative rating if I could. It is the worst, most ridiculous agent and do not trust them at all. I viewed the flat in the evening and could not see the outside from the reception room. Nelly who is the agent told me it was very nice and no need to be worried. It turns out to be a wall and a platform where sometimes people walking on it, so the first floor flat is like a ground floor one. I confirmed the move in date during the viewing and paid the deposit the next day and confirmed the move in date again. I checked with the agent about the move in date multiple times before I moved in and the agent keeps telling me it is confirmed with the landlord. Three days before the move in date, when I asked them what time I could move in, they told me that I could not move in until three days after the originally scheduled move in date because the current tenant could not move out. And they actually knew that one week earlier but did not tell me so that "You won't be worried". After I moved in, it took them two months to fix everything including curtains, washer/dryer, cabinet, and there is still something not fixed which I already gave up. Two and half months after I moved in, they finally had someone did the inventory check-in because I reminded them that I paid for nothing. Three days later (less than three months after my move-in date), they sent me an email saying they will be holding a viewing this week. To be clear, I signed a one year contract and per agreement no viewing can be scheduled until one month from my move-out date. I never said I want to move out and no one ever told me the contract is ending. And most importantly, I moved in less than three months ago. Do you want to schedule viewings throughout the year?!... Worst agency I have ever rented from. Dishonest and manipulative. I emailed them on first day of moving in regarding some property stuff. never got an email back. Then they lost our signed contract and suddenly phone calls from them everyday for us to come in an to sign the AST again. But still no reply from them on the actual email sent. No inventory until I requested. When we were moving out, they had arranged flat viewings and people showed up at our door but the agent didn't show up and his phone was off! UPDATE: In retrospect, and since the delay in making a claim for the deposit was the inventory-check company's fault I'm changing the rating 1 - > 2/5. * We entered the property 3 days late because of papers they hadn't notified us that we would need and also because they didn't manage to clean the property in time (even though we had explicitly told them that that was a hard date for us to enter the flat). * Very late answering the email and phone calls and sometimes just deliberately ignoring us. There had also been multiple times that they dodged questions and asked to call back *during the same day*, only for me to find out soon enough they would never gonna call back and deal with the issue unless you called them 2 or 3 more times about it * During the move-out they delayed by about *40 days* returning the deposit as the inventory-checking company they were collaborating with couldn't get the move-out report right! To be fair though, in the end they subtracted a reasonable amount from the deposit -> £350.00/3460.00.... Read more
