I don’t have a good experience with their letting team. I travelled and went to Solihull for viewing But just few minutes before viewing, Oliver called and cancelled the viewing. Then he made me sure to set a viewing on a specific day next week. But he didn’t arrange that and not replied back to my email regarding that. When asked me over the call, he kept on giving me unsatisfactory reasons. Then i suddenly received a message from Oliver’s colleague that there is a new date for viewing . when i called her back, she told me that they have let the flat to someone else. It appeared as very much disappointing for me as I was very much interested in this flat due to its location and kept on waiting for a week for the correspondence from them which wasted my time, energy, money in travel. It displays disrespect to customers by their actions , lack of communication, lack of clarity, lack of authenticity , sincerity, and commitment, display ambiguous and very confusing behaviour. I am particularly very disappointed from Oliver. He displayed lack of responsibility , lack of proper and decent communication, no care for customers when they are waiting and not clear about the situation, not timely reply of emails and their resources that customers spend in form of time, money and energy by engaging with Oliver’s untruthful commitments , communication and actions. Few things I can suggest that may help you to Improve: 1- Letting agents should make sure they have everything to show the customer property a day before viewing . Don’t cancel viewing at last minutes, few minutes before or couple of hours before the viewing. 2- Give very clear situation to your customers. 3- whatever you say to customers, do it . never miss it. 4- Reply back to emails immediately or atleast on same day or within few working hours 5- don’t keep your customers waiting for your response 6- whenever a customer asks anything on email, don’t miss replying back to them 7- keep humble and welcoming voice tone . i felt Oliver’s voice was very over- confident whereas his service was under-confidence. Both should match . voice should display humbleness, service, calmness, slowness as if you are giving full attentiveness to customers and are not in any rush. if this is not possible due to lack of staff then hire more people. 8- If customer doesn’t attend your call, always leave message on email as well. 9- when customer leaves bad review on Google, never call them to ask to edit or remove the review. it will make customer more aggressive. as customer is already unsatisfied and angry with you. and now you are asking him another favour for yourself when actually customer is already pissed of from you and didn’t receive service from you what he expected . Customer will get more angry on this request. and will would like to add another harsh review for you. When customers are angry, stay calm, and try to think what you did wrong or offer apology and your help. but never say them to delete or edit review directly or even indirectly. when you will appologise and be good with customer, customer will automatically change his mind and his anger will change to calmness as well. and he may then automatically edit / remove review. 10- Never beg, chase or keep on talking to customer when they want to hang off the phone and don’t want to talk to you. talk brief, to the point , and display helpfulness to customers when they are angry instead of asking those customers for help to save your job and edit/ remove google review. 11- understand customer’s physchology. All humans have almost same mentality. customers want commitment from you, quick response from you, action from you what you say, prompt reply, humbleness from you, calmness from you, to give them clear and honest picture, don’t tell them just that you can’t do anything. give solution to customers, don’t leave just comment oh i can’t do anything. you are there to help customers. make them feel that you are really helping. So in at the start of December we applied for a rental property we liked it a put a holding deposit down on the property everything was going well until we had a slight change of circumstances but was told it wasn’t a issue and that we still qualify at this point Lauren was amazing so was Ollie both nice and polite and kept us up to date, once we got into January the communication stopped and so did the process after trying to chase it up a few times and getting nowhere we decided that maybe the guys need more time so after a few weeks without any contact from shipways we gathered that we hadn’t got the property, we hadn’t been told otherwise and had zero communication from the agents to ourselves regarding the property so on the 12 of feb I asked Lauren if we could get the holding deposit back and was told Ollie would be in contact us, as of today we are still waiting for Ollie to contact us about the holding deposit Based from my personal experience I wouldn’t recommend using these agents for a property due to lack of communication, both Ollie and Lauren were very polite and professional in the beginning just not sure what happened as time went on :/...
