Run of the mill student exploiting company that know what they are doing. Extremely slow to reply to any maintenance call and when they finally do you are met with an arrogant demeaning response that basically tells you you are lying. A few months before we left our tenancy they took pictures of our house during a viewing and submitted these pictures as our move out pictures which led to us getting charged for things such as removal of items (our bedding and stuff that was there due to us STILL living there). To counteract this and more claims 6 emails were sent to them to ask for the inventory of when we moved in to be submitted to deposit schemes. They ignored all email attempts and hung up the phone when trying to contact them. I drove 5 hours up from London to ask them in person in their office where they all gave each other side eyes knowing who I was before I even asked and got promised that I’d be sent it by the end of the day minimum. Here I am 3 months later with no inventory and a £460 cleaning fee for a house we left very clean. Avoid at all costs... Read more

Poor service, my daughter rented from them. The house she rented was dirty on moving in. The staff were patronising and rude tell us it was in perfect condition despite them never visiting the property. We had to pay professional cleaners before moving in. Then they had the cheeky to ask for £300 to clean the property on exiting it. Very very disappointed with them.... Read more

Do NOT rent through Thornley Groves - formerly known as HOMES4U - who had to re-invent themselves due to the awful reputation they had. Upon moving in to their property, it was filthy, when requesting it be cleaned, we were met with an extremely rude property manager, Harry Chadwick (no longer works for them). We were two 22y/o girls being spoken to with so little respect from this man, who ridiculed us and our claims that the property was not clean, on the basis that they had paid for a professional cleaner (which they may well have but should look into hiring cleaners that leave the property even slightly clean). Throughout the year we had as little involvement with Thornley Groves as possible until moving out. Despite the state of the property moving in, when moving out we cleaned it head to toe and was then met with a nearly £300 cleaning fee! This fee was backed up by claims that the house was not left as clean as it was when we moved in, we have fought against this claim through the Deposit Claims Dispute system and have had the fee significantly reduced. I am so glad my involvement with Thornley Groves is now over, as a student with the current cost of living, the thought of having to pay nearly £300 was extremely daunting and has caused me a lot of recent stress. If I could rate Thornley Groves minus stars, I would. We rented our student house through them and from the beginning it was a disaster. When we moved in, the house was a state. It had not been cleaned and there were food wrappers around the house. Someone had also dumped a load of rubbish in the garden. When we contacted the agency to express that we were unhappy with the state the house was left in, our property manager Harry Chadwick was ridiculously rude to us and patronised us telling us he ‘would be happy with the state the house was given to us in’. To top it all off, they tried charging us almost £300 in cleaning once we moved out, despite the fact we had left the house spotless. Zero Deposit rejected the majority of this, evidential agreeing with us. NEVER rent through Thornley Groves, rebranding from Homes4U to Thornley Groves doesn’t change the fact they will try and rinse you of your money.... Read more

If I could give 0 stars I would. The whole process with thornley groves has been stressful, when we moved in it was not to a clean standard and we had to deep clean the house. Then when moving out they had the cheek to try and make us pay almost 300 for cleaning when we cleaned before we left and to a better standard than what we moved into, which was proven when after going through an appeal process it was reduced by 78%. Plus whenever trying to deal with thornely groves they were absolutely terrible we were left without a working toilet for a week and they were thoroughly rude when trying to sort things out. Worst experience ever dealing with an agent. To start with rented a flat upfront for 6 months. Left my seinheiser in the flat then, went to my old house to move things in. They allowed contractors in and when I came back the headphones were gone When moved into the property as was furnished the mattress protector was with blood stains in it The woman dealing with the flat a so call Ms H. Jackson was total rude, unhelpful and went left the property she took a picture of a hair on the door and discounted 200 pounds from my deposit. If you want a ripp off go with them... Read more

I have contacted Stefan Bowers, my property manager, about multiple issues over a period of one month and he has never replied back to me and never called me back despite leaving multiple voicemails. I do not even know if this person exists however I am told he is my property manager. I didn't have access to my post box and that was never sorted. I had to go out of my way to contact the manufacturing company to send me a copy of my post box key at my own expense as well. I had to do this because I was late on my bill payments and the only way I could get my account reference no is on the post. Will Thornley Groves take liability for this? I even had no power for 48 hours! All my food had to be thrown out. Will you reimburse me for the £40 food shop? I tried contacting him to no avail and I even reported it on the FIXLO/online fault reporting system and no one was getting in touch with me! This was an emergency and it needed to be sorted out within 24 hours. These are two out of the many issues I have been dealing with a I still haven't heard/seen a single word from this person. I let a HMO property through Homes4U Withington for 6 years. I am not local and entrusted them to manage and maintain my property. For the first few years, they offered a service that can be described as satisfactory. There has been a significant deterioration in the service over the last 2 years as is reflected in the reviews below. They simply do not respond to emails or phone calls. They do not provide any customer service to landlords and they do not care for the properties entrusted to them. Simple tasks take months to resolve. It took over 6 months of emails and phone calls for them to arrange a gardener to cut an overgrown hedge which the council was threatening me with prosecution over. They then sent me a quote to get the hedges for the whole street trimmed. They allowed the house to fall into disrepair and failed to pass on issues from the tenants such as leaks in the roof and a broken fridge so that they could be dealt with at an early stage. Their check-in and check-out procedures are not fit for purpose. Every year, I lose hundreds of pounds worth of furniture and appliances due to tenants removing/breaking them and Homes4U failing to carry out adequate inventory checks. Every year, the tenants would leave behind mountains of junk that I would then have to pay to be cleared out because of the inadequate check out procedures. I always made it clear that I wanted the property to remain in a good condition and would be happy to pay for repairs and replacement furniture when required. Homes4U have allowed the house to fall into a disgusting state of disrepair and failed to contact me to authorise works - instead attempting to market the property with an embarrassing video tour showing an entrance hall cluttered with junk left behind by previous tenants, rooms with missing beds, collapsing wardrobes and dirty furniture. It is very upsetting to see the state that they have allowed the house to fall into. I asked them to install a television to make the house more attractive. It was installed directly above an electrical fireplace with cables hanging down into it - a complete lack of common sense. I contacted the MD - Carolyn Mellor outlining my concerns and advising that, if she was no longer interested in managing my property, to let me know. She didn’t respond which tells you all you need to know as to their attitude towards their customers as well as the culture and incompetence within the company. I have now found another attentive and competent agent to manage and care for the property but will have to spend thousands of pounds fixing up my neglected property.... Read more

She always responded promptly to my concerns (even when our only form of contact was email), went out of her way to address issues I had with property and found great contractors to complete the work that needed doing a fair price. Really sorry I did nt read the reviews before taking homes4u as managing agents. Shocking beyond words. Every month bills for repairs but at the same time tenants complaining to me that repairs need doing and they are getting no response from homes4u. Paying out constant money for upkeep and still unhappy tenants. And this after just doing up the properties to a high standard. They refused to put in WiFi said not their job. When eventually took away management from them and they still kept calling asking if I wanted to do the much needed repairs. Got someone else to have a look they said no work required. Makes me wonder about the new boiler they said they put in. Bottom line virtually no income month after month and constant unhappy tenants. Gave it to someone else to manage been a different story. Long may it last. Seems like they used to be good but last few years or so have decided more money to make with kickbacks or fictious repairs. Very high turnover of staff there one day gone the next. Maybe once they see what's going on behind the scenes. Still have the loans taken out for the refurbishment 4 years ago with nothing paid off from them when they should have been paid off by now. Horrible. No matter how desperate you are, never rent with this company! Didn't receive any inventory or correct deposit info moving in, old tenants had left rubbish everywhere. Shower broke, took them over a week to send anyone out. Other issues (in one year!) ranging from being left with ZERO hot water or heating for a MONTH during winter 2020 when the boiler broke, to having the living room door handle get stuck and having Homes4u call out a locksmith to literally break the door down and then being expected to pay for it, to an illegal section 21 notice being issued last year and having to seek legal advice (we were advised that, yes, we should have been given 4 months notice - as per the law back then - instead of the 2 months given). Now they are saying we aren't owed any deposit back despite us taking photographs of the property on the day we left, and email evidence of the many issues we raised throughout our tenancy. So now more legal advice is being sought-after due to the complete incompetence of Homes4u. Avoid!... Read more

Fine experience during the tenancy, with small delays to requests but not the end of the world. Had a pretty awful experience at the end of tenancy trying to wrest my deposit back from them, eventually succeeding more than 8 weeks after end of tenancy. In these 8 weeks, I received no replies to even basic requests for information; I would be very surprised if they treated their landlords with the same contempt.... Read more
