I genuinely don't know where to start. We rented a property through Abode for over 3 years and haven't had ONE helpful or positive interaction with them in that time (I should point out we had a great relationship with the landlord). The owner, Andrew, was actively aggressive, patronising and intimidating - setting the tone for how the rest of the employees behaved.
Some examples of issues we faced;
On our move-in date the flat wasn't even close to ready when we showed up (there wasn't even a plumbed toilet!!!!) yet we couldn't get hold of anyone from the agency. When we eventually did get hold of Andrew we seemed to have to explain for an unusually long period of time why we would need alternative accommodation. Eventually we were asked to come and meet him IN A BEER GARDEN to pick up some keys for an alternative flat which I can only describe as a hell hole. 2 weeks later, we eventually moved into the correct flat but received no proactive updates during that time - it appears it was maybe an irritation for me to question when our flat would be ready :)
They 'misplaced' our first month's rent even though we had shared proof of payment multiple times. One month later it seemed to magically be found.
After the second year they played games between ourselves and the landlord to increase our rent - threatening us that we would be evicted if we didn't agree to the increased rent by the end of the week (during this time the landlord was telling us there was no planned increase in the rent).
I could go on and on.
I genuinely have no idea what these guys charge for - it certainly isn't for a good service or any sort of added value.
Avoid at all costs.

STAY WELL AWAY FROM THIS AGENCY IF YOU VALUE PEACE OF MIND ~ My experience with these people as a landlord has been terrible. I live overseas but even tho it has been expensive and stressful and time consuming, I have managed to finally be rid of this appalling agency. I don't have faith in them, their practices or their word. I've been let down by them many times in many ways including having to remind them on several occasions to pay me the rent owed and I don't believe that they've been honest with check in, check out or work done on the premises that was then charged for.
Furthermore, when I eventually spoke to the tenants, they didn't have a good word to say about Abode either.
If you're a landlord who wants a little peace of mind, and someone who can effectively manage your property for you from a distance, or a tenant who doesn't want to be hung out to dry, THESE ARE NOT THE PEOPLE FOR YOU.

I was a tenant with Abode from 2014-2015. I paid all on time and I even bought painting material for the flat to be repaid at some point. Upon moving out I had: one months rent, the deposit money and the painting material to be repaid. It toke me 6 months to recover part of the money and I'm still chasing them. They won't return calls or respond emails. AVOID AT ALL COSTS!

We've just moved into our new home. We dealt with Shauna who was professional, polite and friendly throughout the process. She responded quickly to any queries we had and was extremely helpful in facilitating appointments around our schedules at what was a chaotic and stressful time for us - very much appreciated. Overall we were extremely happy with the quality of service and trust that this is what we can expect over the course of our tenancy.
