UPDATE: during a London Renters Union protest one of the Advance employees told a pregnant Renters Union member "not to breed" and yelled at them to "F*** Off" (this one has been captured on video, see LDNRentersUnion twitter) - kind of gives an idea of who one is dealing with here.
Advance are currently campaigned against by the London Renters Union over a woman on housing benefits being bullied into paying 6 months upfront, this then not paid back when when she decided not to go for it after all (never moved in) because she knew she wouldnt be able to pay it when the next 6 months are due. Gross.

I cannot believe the despicable way the London Renters Union are encouraging their own members to post terrible reviews about Advance Estates when they have absolutely no idea or experience of the company, have never been a Client or Tenant and are only posting reviews under instruction by the London Renters Union who unbelievably have very little knowledge of the criteria the agents have to adhere to. The 7 years that I have known Advance I have found them to be an exceptional company who pride themselves on the service they offer, which is reflected in the amount of long-standing Landlords and Tenants who speak very highly of them.

I have found Advance Estates to be highly professional and trustworthy over the last four years. Carol took over management of my property after my previous agent disappeared. Carol managed to get my tenant' s deposit returned and re-registered. Ellie has carried out inspections and advised the tenant and the flat has been maintained to a good standard.
I do not hesitate in recommending this agent.

Judging from a recent case, Advance Estates' “standard business practice” for people on housing benefit without a guarantor is that they should pay a deposit plus six months' rental up front (despite their ongoing receipt of Government benefit payments), all this in advance of providing a tenancy agreement for signature; then pressure people to sign tenancy agreements; and continue to demand six months' rental up front throughout the tenancy - otherwise they'll pursue a S21 or 'no fault' eviction against the individual. If you believe that discrimination against DSS renters should end, do not use this agency.

Advance estates discriminates against social housing benefits claimants. If a social benefits claimant is not able to come up with a guarantor, they may be required to pay thousands of pounds up front before they can move in, exposing them to a serious risk of homelessness or debt. In one recent case, Mary in Romford, she was required to pay £6,000 up front putting her in serious debt and damaging her mental health. This was despite the fact that as a benefits claimant, Mary's rent would be guaranteed up front and in full by the local council for as long as she was eligible for housing benefits.

It is important to note that advance estate justified this as their *standard practice* this means that ANYONE who joins up with Advance Estates as a tenant could be treated in the same appalling way. Renters should AVOID if at all possible.

I've been with advance estate agents for a number of years in two different properties.

And I cannot fault the general service from the team at advance.

I recently had a boiler problem on the weekend (the early hours of sunday morning ) and carol got back to me straight away to arrange for it be fixed.

DO NOT USE THIS ESTATE AGENT!!!!
I paid £950 deposit when I moved into the house I rented. I lived there for almost 5 years and kept it "immaculately" (the landlord's words). When I moved out I was given £416 back of my deposit as the house was left dirty apparently!! It was spotless!

The lovely lady, Tracey from Advance Estate Agents, when I told her that I wasn't able to move out on the day expected because my dad had had 2 mini strokes and was at the hospital seeing the consultant, said "he looked fine to me on Monday"! What an evil woman! I sent her a picture of my dad in hospital after his life saving surgery saying you owe me a massive apology - no reply.

I got £700 of my deposit back eventually after threatening the landlord with the small claims court.

Terrible estate agents with vile staff be warned!! It deserves no stars but I had to give 1 to leave this review.
