DO NOT USE THIS AGENCY! If I could put 0 stars I would! A company that takes advantage of inexperienced and unconfident students expected to live in a house with a non working boiler which means no heating or hot water in the winter! The boiler was deemed not usable by the gas company in October 2023 and it still has not been replaced but temporarily fixed. Now without heat or hot water for over a week so far. This is, of course, in addition to damp and mould in the bedrooms which was reported to them in September 2023! Happy to continue taking the rent from strapped cashed students!... Read more

Unfortunately AE residential have been an awful estate agents. Before moving into the property we were promised a bathroom and kitchen renovation as the property was in some disrepair, this didnt happen. Upon moving into our property there were many issues that they promised to fix, they never did, even with regular phone calls asking. We had a bathroom renovation, our two meters squared bathroom took 15 days to complete, leaving us with no shower for 12 days. When calling, leaving messages and asking builders, we were told a different EMPTY flat was being renovated to be put on the market and ours on hold. We regularly had no hot water and sometimes no water throughout the entire building affecting all flats. We had the estate agent phone us with abusive calls, demands and threatening language. We had to wait over two months for our deposit, and unfortunately had to suggest court action for them to release it from the Deposit Protection. We are not the only flat to have a bad experience, the whole building regularly discusses the estate agency's poor management. It is a shame as the property is beautiful, but unfortunately at the end of our tenancy we could not take living there much longer, similar to many others. I would recommend if you can, paying a little more for a better estate agent.... Read more

Terrible experience, will never be renting with AE Residential again. They take ages to fix issues with the house (left me with a broken bed for about a month up until I moved out). Took £100 out of the deposit for reasons such as stickers being left on the wall, which were there from before we arrived!!! Expected us to maintain a garden with terrible equipment (I also got a horrible rash on my arm from this). Also took over the required 10 days to give back our deposit, despite us never being late to paying rent. They don't care at all about the tenants and just want your money. Please listen to the reviews and don't rent with them!... Read more

AWFUL FOR POTENTIAL TENANTS, WORST AGENCY IN BATH Tried to book a potential viewing for one of their properties available on Zoopla. The lady who answered was very rude and unprofessional on the phone, when asking simple questions regarding booking a viewing. Judging by other reviews here, the vast majority of tenants & landlords have had a NEGATIVE experience with AE Residential. Will never be contacting or using them again.... Read more

WOULD NEVER RECOMMEND USING THIS COMPANY. Refuse to communicate unless the matter is escalated. Do not take care of the landlords or the tenants by allowing housing to fall into disrepair and not doing any work. Dealt with many rental agencies and this has been by far the worst. Their service has been both professional and personable, reliable and effective as well as supportive and very well considered for their clients. AE Tried to rent a flat that was not fit for living and didn’t get any of issues fixed, so the contract was never signed. They still have not sent the deposit back after more than 2 weeks, so we will be starting legal action against them. Do NOT touch this agency!... Read more

I rented a house from AE residential in 2019/20 the house was damaged and unclean when we moved in and this was not sorted by Elio after repeated emails and phone calls which went unanswered. The house was significantly overpriced and even went up in price for the next tenants with no refurbishment or maintenance. Elio had the audacity to complain to us after we moved out that we hadn't cleaned it properly and ruined his "new" carpets even though they were a decade old at least (as seen in the Zoopla images of the house from 2009). Elio would also just walk through the front door and come into our lounge unnanounced for both month old maintenance requests and house viewings which he did not clear before hand (this is illegal as per the tenancy act 2019). Elio attempted to charge us for items in the house that were never present such as back door keys (which he specifically told us at the beginning didn't exist). Our deposit return was handled terribly by Elio and he attempted to charge us for things with no proof sent of damage and the new tenants attesting to the fact that issues he was presenting were fake. DO NOT RENT FROM AE RESIDENTIAL there are plenty of decent letting agents in bath. I would rate AE Residential zero stars if I could.... Read more

DO NOT RENT 14 OR 14A MAYFIELD ROAD PLEASE READ BEFORE MAKING A DECISION Bad service bad quality homes, lazy agents collecting cash, shocking how in 2021 they are allowed to be this bad.... Avoid 14a and 14 Mayfield Road like the plague, landlord (Dave) refused to fix anything like rats and a crumbling house then kicked a pregnant woman out during covid, there was rising damp and flies everywhere, on top of this the landlord made up a whole bunch of issues in order to collect more money, this landlord (Dave) is absolutely the worst person ever, he will try to avoid paying full price for a repairs and do every thing himself and so nothing gets fixed, then he will sting you for property damage number 14 has the same landlord so again avoid. This is no joke, if you have to go for the agency then just don't rent 14 or 14a Mayfield Road... Read more

Awful service, awful company, Elio will get you to email him to get things done and you will be waiting weeks, they don't care about you, only collecting their fee, they won't push landlord when you needs things done, if you have a problem with the landlord then you don't have a leg to stand on because Elio will back the landlord everytime, if you report damage they won't get it fixed instantly, you will have Elio coming to you house to confirm its broken,this can be frustrating in an emergency. Some of the houses are in awful conditions too, buy hey your a student so they don't care, I would avoid this company at all costs... Read more

Having been with AE Residential for 3 years I can highly recommend Elio as a landlord/estate agent. He is attentive and comes over whenever there is an issue (we had a problem with a faulty alarm and he was there within 20 minutes of calling). He is also incredibly reasonable and generous and hasn't deducted any general wear and tare costs from our deposits (as we know some student letting agencies do). Our house was of a much higher quality than most student houses and felt like a proper home due to him never allowing it to fall into disrepair. Above all Elio is a lovely man and genuinely cares about his tenants, so we have enjoyed knowing him these past 3 years!... Read more

Good experience as a tenant with this agency. They have been friendly and helpful throughout the year, with Elio frequently checking to make sure there were no issues. House was in good condition and any problems brought up were dealt with immediately. Would definitely recommend.... Read more

Elio and Kaytee were great estate agents and made our experience as tenants very easy! Whenever we had a problem they were normally around the next day to help fix it, and they always notified us when they were sending people over to work on the house.
