I would give zero stars if I could. Not only have they generally been slow and unresponsive in dealing with issues, but they've now partnered with JustPark, meaning that anybody can rent a spot in our private car park. We were already having trouble with security, and now they're letting more people in. Everybody's car insurance has gone up, we get drunken groups throughout the weekend nights and if parkers have any trouble with the gates, they blame us, the residents! UPDATE: They replaced my washing machine after having someone out to fix it twice. They replaced a £1000 washing machine with a cheap bottom end one (Please bare in mind I rented the flat with the honor that I was receiving high end white goods) it's extremely loud and does not wash my clothes properly. But hey-ho, after two weeks they did sort it... :')
Current tenant, nice flat - shocking aftercare. Left without a washing machine for 8 days now - they cannot cover costs of a laundrette until after 2 weeks. Meaning I'm left without clothing and a clean towel for 2 weeks. After paying £1200 to live in a very small one bed flat, I'd at least have expected this to be resolved within a week. What would happen if my oven broke down? Would I be expected to pay for takeaways for 2 weeks?... Read more

I’m usually not a person to leave any type of bad review however in this instance and almost 4 whole months of begging I have no choice. Akelius have made my first moving out experience a more challenging one than it should be. Back in July my studio flat flooded due to the severe rain & a problem with the building pipework, lucky for me this managed to happen twice in the space of two weeks!! And what did Akelius do about it? ABSOLUTELY NOTHING! Streamline told me to send pictures about 3 times which again resulted to nothing. My whole flat was covered in mould I was promised a dehumidifier and nothing. Due to the mould I ended up being severely sick for about two months and I expressed this to Akelius and streamline and again nothing!
And to put the cherry on top because our hallway had also flooded we have a severe case of Drain flies which is not fun! They enter your house as soon as you open your front door. Again I was told to send pictures and shock nothing has been done. The only way I got a response was when I threatened to withhold my rent and then they eventually stopped replying. If you want a good remting experience please don’t bother with Akelius as long as you pay your rent they don’t care about what happens! Sadly for me they are the landlord of my building. Decent marketing and renting process, but the main goal is to sell and let you property, then Akelius doesn't care about you and your problems. I'm currently waiting for 11 months to fix simple issue. Support line will suggest engineer visit in weeks even you ask for urgent help. You never know if you get any replies or help from Akelius. There is no transparancy and nobody can explain how their "support" works. I'd reccomend to avoid any contact with this company. I have been a tenant for nearly one year.
This Agency is the most unprofessional agency I have ever experienced.
I moved in on January and around May I have had bugs in my shower. Despite contacting them numerous times, They always made an excuse, claimed that they have contacted pest control. It is now November and I have heard nothing.
My glass heater completely broke and I called them the following day and an engineer came and took it away. This was 3 weeks ago. Since then, I have sent an e-mail, called several times to be told they will be in touch with me. They have not been in touch with me at all about this issue, only regarding my Rent. Because Money is all they care about. So disgusting how you treat your tenants and looking at all these reviews I guess I am not the only one. A bad experience ! I wish to terminate the contract ASAP ! There hasn't been ONE positive thing for this company! We moved in 10 months ago and reported an urgent maintenance issue - bathroom radiator plug has exposed electrical wires - after 10 months no one come to see it and fix. I do not explain how the certificate of electrical safety passed with such a large defect? They chase you very quickly as soon as you delay a payment- but for all the rest poor professionalism and lack of response . You never know to who you are taking about as they hide behind "Akelius" name. I'm not surprised that this company has such a low stars. We requested our blinds changed for obvious reason, and of course they rejected any liability. Number 1 to make tenants upset and frustrated. Just a terrible company. We were there for 9 months and that was 9 months too long. You'll get ignored on the most part unless you pester everyday. The simple fridge issue we had was never sorted from day 1.
Example - Meters are locked in outside cupboards and we all had keys. Akelius updated the locks and when we asked for copies to read our meters they said "as landlord's it is not something we would provide" they then decided we could have one if we paid for it.
An agent let himself into our flat without any previous agreement and conducted a viewing. Neither of us were in and he was showing someone around our home taking pictures, it was only because we had to install CCTV that we found out otherwise we would never have known.
Getting the deposit back starts after 20 days of leaving so you'll be waiting for that for a while as well.
The parking a shambles, too many permits for the spaces available and even if you have a permit, you might get a ticket at 3am and they they'll threaten you with court.
Do yourself a favour and rent from an individual or agent, not a company with £350m of property because you really don't matter to them.... Read more

our hob fan broke and they said they'd send a replacement but we were without it for the last 3 months of tenancy.
they charged us for cleaning fee (which we paid professionally for and showed proof) but worst of all they charged us for things like chips in paint and scuffs which is under fair wear and tear?
we needed the money so didn't have time to wait and take it further but it is completely unfair and abuse of power
never have we ever been charged for anything like this in previous rented apartments.

If I could give 0 stars I really would and I never go out of my way to leave a review but the most UNPROFESSIONAL agency I have ever met. We have been trying to move out for over a month and one minute they say 1 month notice and then 2 months, they don't respond efficiently. Initially, when we have moved in our "newly refurbished" flat was disgusting but once again no on responded. Furthermore, they sold us a parking space for £25/month and this space is already sold to someone else, after months of chasing this matter no one actually dealt with the situation and we have to park our cars in different bays every night. Once again, so unprofessional and they clearly have new staff members all the time as you will have different members of staff picking up your complaint and still not one of them is decent enough to actually deal with your issue. We have mould in our bathroom for months and no one has come to fix this matter, disgusting honestly; and now that we need to move out they are literally ignoring us. On top of everything all the FLATS BELOW US has no electricity, we are private tenants with no benefits during a pandemic and no work for months and we have to listen to this LOUD GENERATOR OUTSIDE OUR FLAT FOR MONTHS. We had a decent stay with them in Berlin and would have not pointed out anything significantly. But disappointed immensely later, we have not received our deposit back it is going to 6 months in Dec. We don't receive clear answers or replies to our emails. We had to-move out during Corona from Berlin in a hurry. They said they would deduct money for painting from deposit. But we have not received any invoice or answer to how much it will cost and what they will return. At least, in these crises they need to understand that returning the deposit might be important for people. Some basic empathy for customers who have rented apt for 3 years. We live in London now unsure if we will use them again.

I'm not usually writing any bad reviews but I think that this one specifically could be beneficial for people are looking around for house, flat or apartment.
Akelius is definitely an untrustable company to deal with and I strongly suggest you to stay away.
They demonstrated since the day we moved in, lack of customer service and we literally have only problems with them.
The day we moved in we didn't have any hot water, the extractor fan in the kitchen was broken too.
We called the maintenance team "Tracy" and the problem wasn't fix for good six months.
The first week, myself and my fiancé' we lived in a cold studio flat and used the gym facility for a shower, they partially fixed after a week.
The Akelius reception team showed no compassion for the situation and not proactive to solved the problem.
After 6 months an engineer came over, an magically fixed the boiler but still not working from our point of view.
The head of the shower had some pinkie mould, that caused skin allergy reaction to my fiance' and we requested to change it.
We even presented a doctor advise to them but nothing has been done.
After 10 months they decided to completely refurbished the property above us and we lived in environment full of dust for months.
Again I called the reception team to get a support from them but nothing has been done.
During the pandemic I decided to move back to the country I was born to stay close to my family but again during this tough time I have to founded someone else to lives in that studio.
Again no compassion or support from any of them but luckily founded someone else instead of us.
Last but not least rubbish phone reception and not possibility to install any broadband.
Akelius eventually gives the possibility to get broadband connection after an year.
My conclusion is to stay far away from this company or you will regret big time in the future.

I’ve had a mixed experience with Akelius, mainly due to the major construction work they started a year ago in the house where I live, which has caused a lot of issues (the heating system was regularly down, no hot water (or any water) in the bathroom for days, lots of noise starting early every morning for months, etc. At one point I asked for a reduction in rent (which they granted) but I was disappointed they didn’t offer it themselves as all these problems had a big impact on my quality of life in the flat.
That being said, despite the frustration I’ve felt during this period, I have to say that everybody at Akelius has always been very responsive (every time I email them, I get a reply the same day, often within the hour) and they have always tried to do their best to look into the issue and solve it in a timely manner - something pretty rare with agencies these days, it has to be said.
I also recently moved into a new flat within the same house (also managed by Akelius) and everybody has made the experience very smooth and pleasant. All the people at Akelius who were involved in the process were very responsive, patient, helpful and flexible.
I am therefore pretty satisfied with Akelius overall!
I just edited this review to add another star.
I moved out of my flat a few weeks ago and I was nervous about my deposit (amongst other things). Everything went really well and the way Akelius handled the deposit release process was fair and quick.

Great experience with this agency. By far one of the best in U.K. I recently rented a flat and the staff was very helpful and professional. Being the first time to rent and in a complex situation because I’ve got a disability and I am in sick leave for the moment it was difficult with paperwork. Given the run around all week.
Having to chase the lettings agent numoruos times to get a viewing booked. Not reciving a call back. Or comfirmation of viewing booked. Being told I would have to contact another agent concering other properties rather than an e-mail being sent about my enquire very unprofessional its like nobody works for this company.
I'm in full-time work and had to take a half day off :( before the viewing time I sent a message to the agent letting them know I was enroute seconds later I recieved a call stating the agent had got a puncture "another excuse" After chasing them to get the viewing set up and its friday "shocking!"
Truely worst experience, I hesitate to think what this company is like as a landlord, if this is the way a prospective tenant is being treated.

We moved out a month ago and still haven't received our deposit. We filled out and signed the deposit release form on the day we received it via email without disputing any of the deductions. We were told we would then get our deposit within 3-5 working days. After a week of no response and no money, we contacted Akelius again and they informed us that we have an alleged "rental arrear" from over a year ago that now needs to be subtracted!! This is a false claim and we immediately sent across bank statements that serve as proof we paid full rent and do not owe anything in rent! (Moreover, if this alleged rental arrear occurred, why wait until the end of our tenancy? AND on top of that, why would they confirm to our new landlord that we always paid full rent on time... makes no sense and this alone shows this is a false claim). After providing the evidence, they stopped replying to our emails again and we have no idea when we'll see whatever is left of our deposit. As much as we liked the flat we had, the poor professional and organizational standards tainted our experience and thus I would advise prospective tenants to stay away - it's not worth it. (The only exception was our initial agent Naim who was great and super responsive!)... Read more

Over 6 weeks today that I have left an Akelius property not only they are trying to charge me for cleaning although building work had to done the property as the roof was leaking after we had left, but I am still waiting for my deposit, an absolutely shocking service, will take every opportunity to take your hard earned money. Anyone who gives these people a good rating is lying! These people are the absolute WORST! Avoid any and all of their properties! They deserve no stars! I had an issue with the ONLY window in my studio flat and they just kept stringing me along promising they would sort it for the entire length of my contract and they never did! Before the fee ban came into affect these people were extortionate! I wont waste my time listing all the issues I had with their staff but Kaomi Tohma was the most unprofessional, unhelpful and ignorant person Ive ever dealt with. The flat had a number if issues that it took phone call after phone call to resolve. They contract out maintenance to another company which only made it easier for them NOT to resolve issues because you were never speaking to the people who could authorise repairs. I saw the flat that was advertised for X amount and asked to take the flat then a few days later I was told the rent had gone up because someone else had “bid” more! I couldn't believe how corrupt these people operated. They bilked me out of £160 of my security deposit when I left which I let them have rather than fight it as they would hold my deposit until it was resolved and I needed my money for the new flat. I had a stalker in one of my flats from the building across from me ,that I was renting from Akelious, this was not helped by the fact that they emailed the same key code for each flat to all residents within 4 blocks of flats.
Parcels went missing of course with all sorts dubious charters able to come in and out of all buildings!
This put me in great danger as this man aka stalker would constantly be knocking at my door pestering me,
I emailed them time and them again to change the code, took 4 days to respond and told me it would be sorted,
Again the man aka stalker came back still knocking on my door after they emailed and lied and said it had been done, it as not I had to take a video to prove my point.
I emailed them again and again I had to chase this for two weeks, it was only when I called the police and opened a case to report the stalker and them for the danger they cause me they emailed me back within the hour and changed it !
It took two weeks and a phone call to the police, not acceptable to be living in fear in the flat I pay high rent for,
Also I had a bug infestation 7 months ago still they have done nothing.
Woke up this morning ants all over my bed fridge floor on my arm.

I have been renting from Akelius for two years now,
I am paying through the nose for a small studio flat and have had nothing but problems.
I have been living on a building site for seven months now.
they have damaged my furniture my personal items, and clothes also.
I have been verbally abused by their builders.
Don bother to email them, or phone them they don't care and ignore you, take legal action that's the best way and my best advice.
I have noticed that Akelius employee a lot of young children who are inexperienced and have no clue!
Evey thing in my flat has broken cooker/oven/roof/bathroom/lights/switches/arielsockets,.
Just 6 months ago I came home to my flat with a roof that had fallen in, Akelius and streamline (their employees building company)were aware of this problem, they did nothing!
I lost everything
-personal family jewellery (nans ring been in family for over 30 years) gone!
-clothes
-personal items-
-all my furniture
My Health has been severely effected, i have lost money/sleep/hair/hearing has been affected from extremely loud constant drilling noises/
-sickness unpaid time off work

Since renting from Akelious I have lost sleep, lost money, lost weight, lost hair, health has been severely affected.
Photos are enclosed to back up my claims.
Also be very careful of a general site manager by the name of M Canning.
All of the below was his responsibility and duty of care in which he failed to do. This man also did further damage to my insurance claim by failing to provide the receipts to Insurance company, in order to tamper and slow down my claim, after I complained about him.
I have been living on a building site for 6 months.
In that time, I’ve had
-No electricity
-Been homeless despite paying full rent
-Some Emails calls ignored
-locked out of my flat
-Holes in my flat where heat escapes and woodlice crawl into my apartment.
-A constant fire alarm beeping in my flat for three months keeping me awake
-No water for 23 hours hot or cold!
-other days of no water
-Plus 3 full days of no electrics
-Hot water cutting in and out!
-a rental increase
-Verbally abused by builders on site from Streamline,
-Flat was flooded for Streamline builders.
My roof collapsed in on my flat I lost all my furniture and still have not received a penny or any sort of compensation or even an apology from them. (thankfully I was not at home or I would be dead from the fallen bricks and debris.
Another worrying point the General site manager M canning admitted that he knew about the accident with roof collapse the night before at 6pm however despite having a master key and this being an emergency and one of the streamline builders reporting water to Mr canning coming from under my door he or streamline still did nothing and never made any attempts to clear the damage/mess up or avoid further damage
It was my neibour downstairs who informed me.
It’s highly suspicious they didn’t inform me at all.
I could have still saved some of the items had I know earlier!
It was also me who called the fire brigade to avoid a fire in the building due to wet electrics etc.
A bit common sense that the builders were lacking in there.
Tim And J .ford from Streamline proves to be useless and would often ignore my calls and emails.
I found Mr Canning when he did eventually show up the following day @10.20 one hour and twenty minutes late to be rude, no communication skills highly inexperienced and he answered me back several times and felt the need to be patronizing and sarcastic many times in front of a witness, through his verbal and written messages.

I worked with Akelius while I was searching for a flat in London. I was incredibly happy with their service throughout all parts of the process. Shansel G, specifically, was extremely responsive and accommodating, which made my relocation (from the US to UK) much smoother. The guy who was showing me around the property was nice, however when you try and contact him he ignores the calls. They say they help people to rent who have CCJs, yet didnt even try and run a credit reference on me and i was as honest as i could be to help my situation. So in effect they have discrimited against someone who has a CCJ but was willing to move in within a week of viewing. Shame on you. Also Gwalior House has renovations until 2020 so there will be alot of noise and distuption if you plan on living there.
When you call them to speak to a manager/leader, they say thats information they cannot give out. One person says one thing another one says another. I’ve had a mixed experience with Akelius, mainly due to the major construction work they started a year ago in the house where I live, which has caused a lot of issues (the heating system was regularly down, no hot water (or any water) in the bathroom for days, lots of noise starting early every morning for months, etc. At one point I asked for a reduction in rent (which they granted) but I was disappointed they didn’t offer it themselves as all these problems had a big impact on my quality of life in the flat.
That being said, despite the frustration I’ve felt during this period, I have to say that everybody at Akelius has always been very responsive (every time I email them, I get a reply the same day, often within the hour) and they have always tried to do their best to look into the issue and solve it in a timely manner - something pretty rare with agencies these days, it has to be said.
I also recently moved into a new flat within the same house (also managed by Akelius) and everybody has made the experience very smooth and pleasant. All the people at Akelius who were involved in the process were very responsive, patient, helpful and flexible.

The flat are overpriced but the nicest you can find in Hackney. On a bad note Akelius and their maintenance company Streamline are the slowest and least professional people ever. Their agents are RUDE and not very responsive. I am not even starting with Streamline. SO UNPROFESSIONAL. Also we are often targeted by thieves as the CCTV and security systems are not very up to date. I've got stolen two bikes locked in the bike shed in 4 months...One night thieves stole 20 bikes all in one go! Their response time is 2 weeks... and to get a maintenance done 4 weeks. I remember reading negative reviews here thinking maybe my experience will be different... I was wrong. The first time I called Akelius about a property, they told me a letting negotiator was not available at the moment. They took my personal information and told me I will receive a call from her "soon"....
After a week, I finally received a call from a woman called Sheree. Sheree is one of the WORST Letting Agent I spoken to. She is irresponsible and not organised. I wonder if she knows what she is talking about half of the time.
She claimed that the property was ready, but then later tells me is still under construction ... she was late when I went to view the property. She never called back when I phoned them for update. I was lied to about the price of the property. They kept changing the price and the date. At the end, I waited two months for nothing. Worst experience ever. Don't bother with this letting agency.

Weeks after signing my tenancy in June 2018, Akelius began a significant renovation of the entire 15-flat, multi-story building, which due to the large-scale would have required months of advance planning. They failed to inform me of this during renewal, thus intentionally omitted key significant information which breaches Consumer Protection Law as this would have affected my decision.
Since then, they have worked from 8am six days a week - I deal with endless loud banging, drilling, sanding, sawing, etc. They have completely and thoroughly gutted the building, including hallway areas, with extensive exterior work by covering the building with scaffolding, along with construction materials and debris dumpsters everywhere outside. They have lied, initially saying the work would take a few months which has now taken OVER a year!
The building is filthy with dust, dirt and debris everywhere, and food rubbish left behind by workers, as they only do a quick and cursory daily clean, if any, after their work. More extensive cleaning is done after numerous complaints by tenants. The heating now acts temperamentally, therefore I am always having to top-up using an electric space heater, thus raising my energy costs, as heating is included in my rent. I have also come home to find dirty water on my floor spilled through the ceiling and another time they busted through my bathroom ceiling. They took months to fully repair the ceilings and offered NO APOLOGY.
As such, I am constantly losing sleep and stressed in my own flat. As I mainly work from home, the noise disturbance has significantly affected my work productivity as they completely ignore your legal right to peaceful enjoyment of the property. Their contractors are also rude and disrespectful, with two having threatened and physically assaulting me, yet Akelius blatantly ignored my emails twice when I reported this and followed-up.
I am medically diagnosed with asthma triggered by dust which I disclosed this in the beginning to the Akelius property manager, who is inexperienced and useless. They completely ignored this, so I have been ill constantly throughout the year. Only after numerous complaining, they began to deal with the problem - MANY MONTHS LATER!
I also submitted a Subject Access Request under GDPR for all data/information they hold on me and they provided me with incomplete records and internal emails of them LAUGHING about my complaints!
Overall Akelius staff have been disgustingly careless, unprofessional and lazy managing their properties and working with their tenants. The customer service is the WORST I have experienced of any company. They will consistently ignore your telephone calls and emails and will continuously breach your legal rights, as they could care less and will bend rules and break laws wherever they can to advantage themselves, because they are only interested in your money and renovating their properties and will leave you to your own if there is ever a problem.
Despite numerous complaints, they fail to address issues properly, thus you are constantly in dialogue with them or chasing, which eats up your time and makes for an unnecessarily stressful, unhealthy and miserable experience renting their over-priced and poorly-managed properties.

I am so so so glad that I have stumbled across these reviews. I thought it was only me that was and still is experiencing the most terrible service I can imagine. I make so many calls, send so many emails, texts you name it and I rarely if at all get a response back and if and when I do, it is minimal and then takes further texts just to get an answer, but in-between texts it could be weeks in-between..
I viewed a property which Naim told be had been on the market for sooooo long because of one reason or another, then when I went to view I liked it so contacted to say can I place a deposit, then I didn't hear back so I called and texted to no end then finally I got a response and he said its gone!!!!!! Really!!!!!!
The exact same thing happened with another property that I liked...
I have never experienced such disgusting communication, abruptness and just extremely baaaaad service..

Absolutely DISGUSTING serivce. I have been living in my flat since October 2018 and have had nothing but problems. Anti-Social tenant that lives accross the hall slamming doors, having the police come to the property 2 times because of her drunk & disorderly behvaviour, however the landlord Akelius has not done anything about it despite my numerous written complaints. I also went about 2 months without any heating in my flat due to a problem. I reported this during the month of November and the issue was only solved during the month of January. Absolutely horrendous experience.
Further to my issues with the heating, Akelius Residential are now refusing any compensation stating "We have taken every step in order to have the issue solved as quickly as possible. Due to the complexity of the underfloor heating issue, repairs took longer than we had anticipated"
They don't want to give compensation to 1 person as it will open up the door to giving compensation to all other people within the building affected by a lack of heating.

I go to take a shower before heading off to bed, only to find that I have no hot water available. Pipes are running cold water.

When asked by the letting agent to provide a review immediately after move-in to Electric Loft (9-11 London Lane, Hackney) in January 2018, I rated them four stars since the viewing and letting process was quite straightforward. However, since then I have deeply regretted selecting one of their properties.
First, the neighbors are terrible. From music played at maximum volume at 3am to putrid-smelling rubbish left in the hallway to drunken residents ringing our intercom at 4am (and in one case actually aggressively trying to get through our front door at 6am on a Sunday), I can't count the number of hours of sleep I've lost. And these are all different neighbors - it's not that there's one particular resident who causes all the problems. There are also at least two flats in the building which are being used as offices. I don't mean entrepreneurs are using their homes as their registered business addresses, which would be totally understandable; I mean people are running small workplaces out of their flats, which means that multiple non-residents (employees and clients) are passing through the building on a regular basis, compromising all tenant security. I guess we should be surprised that there has been only one burglary in the building since we moved in.
Building management is a disaster as well. E-mails to their maintenance team are almost never answered. The only exception is flat-specific maintenance (e.g. appliance repair) where they'll get around to responding at their leisure. Beyond that, their process is totally opaque. I once sent a note about a cracked pipe in the courtyard leaking large amounts of water, and nothing was done. It was only after I filmed the leak and sent the video that maintenance was carried out, but even then there was no response to my e-mail to confirm that it had been received / processed. There are ongoing issues with some of the building doors not closing properly (see above re: the burglary), but management does nothing about it. As I write this, I've been waiting over three weeks for a spare key for which I had to pay £65, and the only response I've gotten every week is that it will be ready the following Monday or Tuesday.
Our current lease has a break clause because it's possible my employer will relocate me this summer, but even if my work situation doesn't change, I have no intention of staying in this catastrophe of a building any longer than contractually necessary. And given everything I've heard about how Akelius finds every excuse to delay and even withhold repayment of tenant deposits, I'm already anticipating the likelihood of having to get the Tenant Tribunal involved when we leave.
If you've read this far, don't allow yourself to be taken in by the lovely exposed brick and proximity to London Fields. Stay as far away from this place as possible. There are plenty of nice flats available nearby. Rent one of those instead.... Read more

If I could give zero stars I would. Rented from them for 1 year and had a horrible experience at every stage. Terrible estate agent Joshua asked for a positive google review before even showing me the property, then when I signed the contract told me I couldn't get the keys on the same day as it was his day off so I had to move in 3 days later. Once moved in it took over a month to fix the boiler and get hot water, and I was never able to reach my building manager. Reva and Cristina are both so rude and incompetent, I must have called at least 20 times and not once was either of them in the office. The receptionist would give me the same spiel over and over again and tell me to email them, and it would take over a week to receive a response. I've never had such a neglectful experience as a tenant. When moving out they forgot to book the checkout and expected me to return days later when I had already moved out of London, and tried to charge me for many damages to the property and making me pay £400 to repaint the entire flat for a few scuff marks that would have been ware and tare in any other property I have lived. I am so happy to have moved out of there, even though the flat was new and modern nothing was worth the treatment I received.... Read more

Stop, read, and move to another agency.
They are amazing taking your money, after that your on your own.
We had issues with noisy tenants, bad quality of the flat etc that never got solved.
When we moved in, they told us the flat got professionally cleaned...
There was skid marks on the toilet that were photographed and emailed to them, SKID MAAARKS, and they were on the front of the toilet, like someone sat down facing the wall.
But they insisted it was professionally cleaned.
On top of that we had to pay £140 to get the flat professionally cleaned at the end of the tenancy,and without skid marks.
They took almost a month to return the end of tenancy deposit, which was returned in full as I left a immaculate flat.
When questioned why they were taking so long to return the deposit, they replied that they have loads of time to do it.
Horrible customer service as well.
They never even done a Pat test to the flat on two years we were there, but it's fine because now that I left they decided it was time to do one and are emailing me to arrange an appointment.
Don't do anything with akelius, stay away from them, read the bad comments here....... Read more

My experience of renting with Akelius has been fantastic. I have rented here at Sudbury Meadows (North Wembley) for five years and it is with great sadness that I am moving on now.
The apartments are all refurbished to a high standard. Mine was newly refurbished when I moved in. I believe this is the case with most of their apartments.
There is something reassuring about renting through a company rather than through an individual. I found the property managers to be very professional and responsive. Moreover, they have appointed an excellent maintenance company that deals with any maintenance issues that may arise. On one occasion, a few years back, my fridge wasn't working. I rang them and they provided me with a brand new fridge the next day! I don't think I will find this level of service with other landlords. There workmen are very professional and efficient.
The communal areas are kept clean and tidy and the video entry phone created a feeling of security. I always felt really safe living here.
When I gave them my notice to vacate, but due to various difficulties, I couldn't vacate on the planned date, the property manager Sophie was very helpful in letting me extend by a further month. I really appreciated that.
Thank you to property managers; Sophie, Peter and of course the team at streamline maintenance.
I will miss living here and may one day return to an Akelius property in future. I have no hesitation in recommending Akelius based on my five years stay with them.... Read more

Because I was new at my company they asked me to pay for 6 months in advance even though I had no probation period. My overall experience renting an apartment from the Akelius team was very good. Joshua was able to schedule me for a viewing with less than 24 hours notice, and was able to bring my appointment forward when I arrived in the neighborhood earlier than expected. Colette was a huge help in getting our lease signed quickly since we needed our tenancy agreement as proof of address for our children's school applications. My one complaint about the process was the move-in: Akelius scheduled painters to come in to repaint the apartment *after* their cleaning service had been through, so we wound up having to clean dried paint off several counters, windowsills, and the bath tub (where presumably the painters had washed their brushes).... The company is helpful before they get your money, but from that moment I have had no support for issues that have arisen from the flat. I am now 2 months in and they have decided to start construction on most of the flats in my building, disturbing my sleep, my work and my general well-being. I am in my second year of University, and am incapable of getting any work done. The builders constantly set off the fire alarm and when I asked what was happening, the builder was extremely rude and offered no explanation. This morning they knocked on my door saying I wasn't allowed to use my toilet! Akelius is a lovely letting agency that looks after their tenants. I've dealt with them over the last two years and have had no issues whatsoever. Any concern I had in regards to the property I was letting was dealt with promptly. Staff are very kind and ensure their tenants feel welcome and that their safety is taken very seriously.
I've had the pleasure of dealing with a young Gentleman called Joshua who is very kind and professional. Firstly, for Sheree Lanihan and Colette Smith - full marks, 10 out of 10!
We contacted Akelius on Monday, and we moved into the property on Saturday, entirely due to the kind efforts of these two.
Sheree, the Lettings Negotiator, showed us round the flat on the Monday evening, and discussed the options we had as there were two available properties in the same building. She then continued to reply to texts and emails over the next few days, even thought we found out she was off work due to sickness, she still made sure we were sorted.
Colette, Lettings Administrator, managed to help us pull together all the relevant documentation in near record time for us to be able to move in as quickly as possible. She was always friendly, helpful and available to speak to, and kept everything running smoothly even while we were feeling stressed with trying to organise everything.
I would also highlight that when we visited the Akelius offices to show identification documents, every single member of staff that saw us in the reception while we were waiting for the person we needed to see stopped to ask if we had been seen, they didn't ignore our presence and assume someone else was dealing with us, which was nice.
So far, we are really enjoying the new home; the only bits we would say could improve that we have noticed would be some communication about the property before moving in; for example we didn't know the code to open the gates which was a problem with all our stuff in a van, and the keys were handed over by the inventory agents who didn't have this information either - we had to keep asking other residents until we found someone who knew. We have also had a couple of minor maintenance issues early on and the online account for reporting this doesn't seem to move that quickly.

Akelius were great to deal with, in particular our first point of contact, Joshua Ogunleye - I couldn't give him any higher recommendation.
From our first viewing he was extremely professional through to the renting process, and even after moving in.
We were on a tight schedule to move in with only a few days to deal with the whole process - some how the stars aligned and with the assistance of Josh and Akelius everything was completed in just a 2 days, including an extremely quick arrangement of the cleaners.
I wasn't aware that Josh didn't work weekends, but even after hours on a Saturday after moving in, he was still courteous and gracious enough to answer our handful of questions.
The whole Akelius process from referencing to contracts is online and everyone we spoke to was efficient, professional and helpful.
Would definitely recommend - and if you're with Josh, you're in good hands.... Read more

My partner and I had to move in quite quickly and Akelius helped that process run smoothly. The team were helpful enough even to meet us outside of hours in order to deliver paper work. The flat is lovely and when we had an issue with the lock they had streamline come round quickly.
It would be 5 stars but since moving in we've been having noise issues from two floors up in the block that we weren't told about but Akelius are helping us deal with this. Perhaps just pot luck! You can't choose your neighbours. ... Read more

Sheree has been my letting negotiator throughout the process of my interest and eventual rental agreement. My experience with Sheree (and Akelius) was one that was quite refreshing after viewing almost 40 properties with local agents and being pawned numerous times by them, making offers and being ignored while the agents drove up other offers. Akelius seem to be a young, vibrant office with a will to do their jobs well, thats what I saw from Sheree, who has been the face of Akelius to me.
Sheree was relaxed in her professional approach, not pushing or pressurizing, but was very pleasant during the whole process. It felt like I was being guided through the process by a friend and was more than happy to start presenting my offer to rent and documentation after viewing.
The apartment is finished to a nice modern standard and is priced quite well for the market. All in all I'm quite happy with it and the fact I have company to speak to, not some hooky Dexters dodgy car salesman.
However, I would say that Akelius need to do a little QA/QC on their inventory agents though. I was let down by them on the day I was supposed to move in, then the next day the guy was late after I took time from work to meet him, again......and I couldn't yet move in without this, despite already being 2 days into my lease agreement. His inventory report was not accurate, obviously reflecting more of another apartment, but still sporting pictures of the apartment I rented. I asked him to note the faults we found in the apartment, but they didn't show up in the report. A bit of work to be done there guys, considering the tenant pays for inventory!
I recently contacted Akleius and the Streamline team regarding a few minor jobs that need doing. The responses were very quick and helpful from Sheree and the others at Akelius. I expect the work to be completed in the same manner as I have no reason to doubt otherwise considering the very helpful interface to date.
At the end of my lease, I will be contacting Sheree again for more of Akelius' properties.

I recently moved to London from Sweden for work. I knew Akelius from Sweden and I decided to contact them in London. I had put in an offer to live at Cornwall Mansions. A beautiful flat close to Westfield which i would recommend to anyone. Even though I received excellent customer service from Sheree I decided to withdraw my offer because of the many bad reviews online. When I withdrawn my offer Sheree responded very professional and not pushy at all. She said that she would be more than willing to advise me in my property search even if it was outside of Akelius. She also mentioned that as a big global company a few bad reviews were unavoidable and that with private landlords with one or two properties there are less bad reviews. Sheree was right. I moved in a couple of weeks ago with a private landlord and it has been an absolute nightmare. Sheree kept in touch and asked me how my property search was going. Joshua Ogunleye is by far the best estate agent that we've had contact with over many years of lettings. From the first viewing, he was very professional and acted in the best interests of ourselves, the prospective tenants, unlike the vast majority of other lettings agents we have dealt with. Joshua also very helpfully made himself available over weekends, drove to a convenient meeting point to do Right to Rent checks, and helped us push through our move-in to just 7 days after the first viewing.
On moving in, we found a couple of areas of the flat were not to the standards of cleanliness that we would expect. Joshua, again on a Saturday, had the cleaners come back the very same day to clean for as long as we needed to ensure things were up to standard.

Avoid avoid avoid. In particular avoid JOSHUA OGUNLEYE, 'lettings agent'. My sister rang me yesterday knowing I'm on a flat hunt. and Thank God she warned me to avoid this individual and his 'firm'. From sending emails at 11:30pm and expecting an answer, informing her over the phone 'lower level flats are better because they are cheaper', to condescending, patronising, sexist emails, with no salutation... my sister being the highly professional and very experienced person that she is, avoided meeting this individual in person and let him know by email what she thought of him and his 'conduct. He is a blatantly ignorant non professional unqualified individual who has no LISTENING ABILITY. Someone, somewhere, with an equally inflated view of themselves told him he's wonderful but that person LIED. Would you rent from any person that treated you like this before you've even viewed? Plus a tip to tenants.. when you see an ad implying a whole block of flats 'one private landlord' BEWARE. Judging by the other reviews we've read here, we are sorry for the people who did go on to rent from this firm (clearly 'Akelius maintenance' same 'quality of service' i.e unskilled unprofessional and reading below, in some cases, dangerously negligent) but we feel sure the people that trustingly rented from these individuals will move on, remember the bad experience , deal inly with professional agents in future and pass the word on to avoid avoid avoid. Worst experience ever.
They let me know 2 days prior to moving in (only because i managed to get in touch with them, other way i would've found out on the day) that the property isn't ready yet... ended up without a place to stay and actually had to find an Airbnb for a few weeks. After that they kept postponing me, not answering to phone calls nor emails. It took me almost three weeks to get the deposit back, meanwhile i found a nicer place with another company.
Also, they won't let you drill holes, paint walls or do any modification, so you're pretty much stuck with white walls for all the tenancy.
I wouldn't rent from them even if they paid me to stay with them for free, gave me blowjobs 3 times a day and made me the CEO of Apple.... Read more

Worst experience ever. I would not recommended this company to anyone. The communication levels within the company let alone with the tennants is absolutely appalling. I handed back my keys at the agreed date and was told my deposit would be refunded in 10 working days, only to get a phone call and an email stating that this has not been done, which by the way was on the 10th working day. I rang the office to confirm that this had been done and wanted to know when my money would be refunded. The office then told me that they needed to send me a form and that I should fill it in and send it back before they could release my funds, which by the way was now into the 11th day. I had the property professionally cleaned the day before I moved out which was passed by one of their inspectors, only for the charge of not having it cleaned professionally was deducted from my deposit. In the end all was resolved but not without the exchange of me shouting down the phone, which had I not done who knows how long I would have been waiting for. Please make your own informed decision but below is my opinion/ experience.
Akelius have been the WORST company I have ever rented with. The finish of their properties are all cosmetic, look deeper and youll find its just a fresh coat of plaster over deeper problems. Oh and the builders dont speak english so dont expect your hot and cold taps to be on the right way.
Sales agent lied to get us to move in. Akelius property managers are repeadetly on holiday and their matinence team STREAMLINE communicate so well with each other a portion of our property actually ended up covered in feaces. Promised there would be no building work on sundays, drilling at 8am most sundays.
No security on outside doors. Builders often left bricks in doors so they were open on central london. DO NOT RENT WITH THIS COMPANY.... Read more

Had the misfortune to live for 2 years in one of akelius houses. Not allowed to do anything to the property I. E paint (even the same colour). Now waiting for my deposit to be returned and I'm being charged to repaint the property!!!!! Charge for the garden which was not laid to lawn it was all weeds but we mowed it a couple of days before we moved out. I had heard of dodgy renoviction practices in their activities in Canada and Sweden but it is only when our landlord sold our building to Akelius did I realise it means out of hours constant construction, illegal building works that the council is repeatedly warning them against. Furthermore the renovations are set to continue throughout the next few months and no doubt next they will raise rent. My lease ends in february and I will be happily leaving. Their customer service is shockingly bad with no concerns responded to. Boilers breaking and drainage problems are ignored all the while long pointless hardwood floors are installed in every vacant flat as tenants leave harassing current tenants and forcing them out. Akelius took over our building, and set about renovating the flats around us whilst still charging full rent. Their contractors, Alco, have in short order caused two major leaks, drilled a 50mm hole into the sitting room from the roof (through 350mm of concrete no less), swept bitumen and rubbish from the roof onto our parked cars below, broken the boiler by damaging the flu, and smashed a number of panes of glass in the skylight. Oh, and now there are rodents for the first time in 9 years in the flat.
Akelius maintain that all of the above is to be expected, and that one should just put up with it. In fact, they have increased the rent.
Based on this experience, this company is ruthless, calculating and not to be trusted to do the right thing by their customers - be warned, they will push tenant rights to the limit.... Read more

By far the worst agency in London. I enquired about a property a few months back I hadn't heard back so I called, I was told by the front house receptionist that we were able to book a viewing for the following Monday. My partner and I both took off the day specifically for house hunting. The receptionist took our details down and explained that we would have a follow up text and call to send us the full address. We waited and come Sunday we didn't receive anything, so I called and texted the mobile number for the viewing agent. She then read the message and ignored. Monday morning NOTHING happens. Our day was wasted and a holiday day from work was gone to waste, fast forward a few months we enquired about another 3 properties and the exact same thing happened again. They constantly ignored and never fell through with any of what they said; I complained 3 times and they just said sorry and didn't fix any of what was wrong. They had the best looking properties but they do not answer or help, so don't even bother using this agency and don't bother trying to ring up. Yesterday I was given a phone number of the viewing agent for 2 properties. His name was oliver and we sent a message as well as left a voicemail on his personal mobile and we have heard absolutely nothing back so we have luckily found another agency who did a similar property in the complex and we heard back within 45 minutes of messaging them.
