I have just moved out of a property which was rented through Roseberry newhouse Yarm and they have deducted forcefully from deposit the charges for things which are absoultely radiculous.
Would not recommend any one these rip offs.
On top of it they dont even bother returning calls and are rude when you talk to them.
Very professional and approachable, with issues resolved in a timely and prompt fashion. Alison was very a pleasure to deal with. A refreshing change.
Shocking unethical agency with no principles that use clients for leverage to get more money. They go back on their word. Tell you that your offer has been accepted .....only to go back on it. Feel very let down by the whole experience of using this agency. Would never buy or sell through this agency.
Having recently had dealings with the Stockton Branch of Manners & Harrison as the agents instructed to sell my parents' property, I have been so impressed that I felt compelled to leave my first ever Google review. From first contact with Becky, mortgage advice with Phil and signing of contracts with Tony (Manager), I could not have felt better informed about the whole process or more valued as a customer. Every stage of sale strategy was explained so clearly and comprehensively that I had no doubt that Manners & Harrison would proactively make every effort to secure the best possible outcome for my parents. Communication was absolutely faultless and a potentially very stressful situation was made less-so by the charming, genuine nature of all the personalities involved. I wholeheartedly recommend the professional services offered by the Stockton Branch of Manners & Harrison. Their customer service is exceptional and I would not hesitate to use their services again.
Ben in their office was very rude and agggressive. Their staff makes you feel that they are doing a favour to you. Not a very customer orientated company. Best Avoided.
Avoid like the plague. I've had from one of them telling the landlord I was leaving when I distinctly saying I was staying to scoffing down the phone because it was 10 mins to them closing on a Friday and he couldn't be bothered to do something that would take literally 1minute. Also didn't check the property correctly later found out that a fixture was illegal did nothing till I threatened legal action and ignored me for 6 weeks. They have no customer service, just pure lazy. Also pressured me with phone calls to go and see a place that I couldn't afford and later found out that they get money from the landlord for every viewing. So if you're a landlord I'd avoid them.
Honestly, if I could lower the stars any further, I would. These guys are absolutely terrible. They threatened my tenants with harassment, told me the property wasn’t damaged when it was (they hadn’t been to see it). They then tried to rent it damaged (severely) for four months before they rented it. The new tenants then informed me durectly about the damage and I had to get it fixed. they then ripped me off upon exit of contract due to their breach Every tenant I had complained about their service and poor communication. It took a month to find out the tenants were having issues at some points. Do not go with these guys as you just get ripped off, lose rental return and end up managing it yourself regardless. I have since had to take them to court for the losses.

Very disappointed with their service whilst trying to find a tenant for my rental property.
Poor communication, poor results, and extortionate fees to tenants hence why my property has been vacant for months with a huge cost to myself.
Very easy website to use, we uploaded or images and descriptions and was listed on all the top property websites within the hour. We started getting viewings the same week and have found a buyer. The staff are also very helpful in the office. Great service and would use again.

Myself and my partner made the mistake of renting a property from Griffin residential, these people will try to side step their responsibilities as landlords at every available opportunity.
After being told that vermin entering the property via holes on the outside of the building was the tenants problem to deal with, it became very clear that these people lack any kind of empathy or compassion for their fellow human beings.
As a gesture of "good will" Griffin eventually came and poured concrete into the holes where rats were coming under and then in to the house, not solving the problem but instead trapping vermin under the proper indefinitely.
This also speaks volumes about the level of competence Griffin's employed contractors have...
After having my home pretty much condemned for human habitation by a third party rat inspector (sent by Griffin) a baiting regime was eventually put in place. All of this would have been great in the first few weeks of reporting the problem with rats, but instead the whole process took about 8 months from start to finish.
So after that nightmare, our boiler breaks down... To my surprise Griffin send out an engineer the same day, not to my surprise, he can't fix it... Tells me he'll be back tomorrow with whatever part he needs.
He comes back with the part, tells me he's fixed it and shuffles off... He hasn't fixed it.
Saturday and Sunday pass and we have no hot water... We haven't had hot water for 5 days when a new plumber turns up Monday evening, 5 minutes spent with the boiler cover off and he reckons he's fixed it.. Would you believe he actually fixed it....
Brilliant, call Griffin and see if there's something we can do to adjust our rent payment for this month as we've been without hot water for nearly a week, you know what these guys did...?
Issued me with an eviction notice...
For anybody thinking about dealing with these people, please take my advice, do yourself the biggest favour and just don't. Please contact me directly and I will be happy to forward correspondence between myself and these people so you can truly see the extent of their unprofessional approach to everything.
Oh and if that's not enough, Griffin residential then tried to claim double the amount of my deposit back for repairs and decoration of the property after refusing to allow me to be present at the check out inventory.
It's OK though, the independent adjudication service that Griffin use to settle deposit disputes has literally just awarded me most of my deposit back.
And now I'm thinking about it, Griffin is probably the only estate agents I've seen with a protective glass barrier in front of the reception desk.
Anyway nice try Griffin, it's been fun ????????
