Do not touch this place they don't listen to anything you say it's all about what they want. This is not a review as I'm behind on rent as I'm all up to date it's about laura and her team being bullies especially Jeanette (manager) and David(inspector) former police officer and still thinks he is. They have been referred to the 1st tier on numerous occasions and this has been confirmed from other agencies on the street For your sanity stay clear this place won't be around much longer. I'm now in contact with the landlord direct to deal with them Terrible business UPDATE on this company If you find yourself having an issue and you need to use their emergency number be prepared to face a large bill Angel homes have no procedures in place to cover call out charges and repair costs so as a tenant you are expected to pay upfront and try to reclaim from them they then say they will contact the landlord to see what they want to do. If they didn't have a shop front they would be considered scammers Again avoid this place at all costs... Read more

The photos and marketing took place within a day or so of instruction and I was kept up to date of every step. Property sold within a week of going on the market. If you value your property avoid using this agent. To put this into context i have listed below some of the issues that have now promoted me to put this review out Tenant Poor background checks - in the first year the tenant consistently failed to pay rent in full. I had to chase AL to chase tenant for outstanding money. Additional occupiers- tenants partner moved in without consent. I had to inform AL of this. Tenant then requested they be added to the lease. It’s was agreed that this would only be considered subject to relevant checks. AL proceed to add partner to lease without my formal consent or sharing the results of the checks or advising me that this had even occurred. Rent Review - I had to highlight to AL the property was under rented following after three years of occupation. No real guidance given in regard to what level we should increase to. I provided them with rental comparisons. No update in tenants' feedback following notification of rent increase. Property inspections (AL paid to manage) No consistency to the property inspections both before Covid and after restrictions lifted. No images of provided following inspections despite repeated request over the a five year period. No images sent following water ingress damage to kitchen. Fees - Management fee increased without notification. Management Despite paying Angel Homes a fee I had to chase to instruct a Legionella inspection. Damage to a fence reported to AL by tenants was not reported to me and when it was finally brought to my attention took me three months of chasing for them to admit nothing had been action. Despite a no pet policy in my property i informed AL they had moved two dogs in. Despite asking AL to remind the tenants the garden was their responsibility to maintain they allowed the garden to fall into disrepair. The tenants have now moved out and having inspected the property I am was disgusted how my once pristine property now requires a complete refurbishment. Now whilst I appreciate there will be maintenance required when tenants move out I do not believe having to replace an hob, a window, a back door, a fridge, blinds and curtain poles. We have also had to hire a company to remove 40 black bags of personal items, furniture, 40 + bags of garden waste, a shed full of house waste and a trampoline. I would like to say this was an isolated incident however we are aware of another property they ‘managed’ and the exact same issues occurred. Hope this is of help to anyone considering using these agents.... Read more
