I recently purchased a property through Able Estates. I was dealt with primarily by Eddie through the negotiation phase as well as the exchange and completion phase.
Eddie and his team did a great job with the back and forth negotiations for the rounds of offers and response. He was always very clear on the feedback that was being provided from the vendor as well as the feedback from the vendor’s solicitor.

I was interested to see a house, I contacted Charinna and made an appointment. When I arrived at the location I found other house. She said that there was a confusion, however there were another 2 families to see the same house at the same time. After spending 2 hours traveling I received back an apology. Just to rent a house shouldn't play with people time, expectations, money, confidence. Very disappointed.

As a first time buyer, I was delighted to have an offer accepted on a lovely flat through this estate agent. Despite being informed by Robinson Jackson that I was one of seven bidders for the property, my offer was somehow accepted by the vendor who they claimed had warmed to me during the viewing. I was over the moon and excited about moving in.
What I would later learn was the property had signs of subsidence or some kind of structural movement. My surveyor – who I had paid almost £250 to conduct a report - wouldn’t consider giving me a mortgage unless I paid in excess of £1,000 for a more extensive survey, which could have just highlighted more issues. As the vendor had bought the freehold for their property, there was no form of insurance to cover the issue of subsidence.
As I researched further, I found that the flat in question had been put on the market previously and I believe the same thing had happened (the buyer's bank would not provide a mortgage due to signs of subsidence). I believe the vendor of the property had attempted to hide the cracks caused by the subsidence in the hope that my surveyor wouldn't notice them. The vendor (the one who had warmed to me during the viewing) was dismissive after the surveyor report and informed me that they would be putting the property on the market despite my initial attempts to negotiate the issue. I felt this was unfair and questioned their behaviour. The flat was placed on the market several times afterwards, all failing for the same reason – subsidence.
It soon came to light that Robinson Jackson were privy to these issues but continued to market the property to prospective buyers in the hope a buyer’s survey wouldn't pick up on it. I feel this was very irresponsible as purchasing a flat with this issue would have such an impact if a buyer tried to sell in the future. It’s also giving false hope, wasting time and robbing potential buyers of £250 in survey report expenses. In fact, I phoned the estate agent to enquire about the property when it was re-marketed for the fifth time on their website and was informed by their staff that the reason it was being re-marketed was due to ‘buyers with commitment issues’. This left me angry as I was more than willing to commit to the sale.
It’s clear the estate agent only care about their commission and not providing an honest, quality service. As a vulnerable first time buyer, they could have lumbered me with an unsellable property just for a bit of commission and I will ensure that I do not use them again.

Mark and Anne Marie at David Evans were absolutely fantastic during my very difficult property purchase. As a first time buyer, they helped me through every stage of the process, explaining things and answering all of my questions.
My solicitors caused a lot of issues along the way and without Mark and Anne Marie chasing and calling relentlessly, my purchase may have fallen through.
Could not recommend these guys enough! So helpful, always on hand to answer my concerns and Mark even drove to my new flat to deliver my keys to me after a late exchange.
5 stars - if I ever sell this flat I will be using David Evans in Plumstead for sure.
Reporting to the ombudsman. Unfortunately the rating system forces me to give 1 star. I can only assume that the other reviews are from friends and family. The agency managed to list our property with the incorrect number of bedrooms, WRONG Postcode, a listing full of typos and our spare bedroom as the lead photo online. Absolutely zero attention to detail, sloppy and totally lazy. They didn't even chase any leads and do not have a black book of clients.
I don't normally write reviews but I was so impressed with Jak and his team at Harpers that on this occasion I feel I have to.
My initial attraction was the competitive fee and once I met Jak his enthusiasm to sell my property bowed me over. He didn't disappoint from start to finish.
A professional photographer took some amazing pictures and a brochure was produced which oozed sophistication and quality. Within a week of my proper being launched I had my first offer.
I had viewings, updates and feedback all through the sale and within two months I had accepted an offer.
I would just like to say thank you to the the team for there patience, enthusiasm, professionalism and kindness.
After an initial “can’t do enough” attitude, we ended our tenancy early mainly due to the fact the owner Jak Kippri, didn’t care that we didn’t have an in date gas safety certificate, even after threatening with legal action, his constant blubbering emails full of excuses didn’t work. We left the property months ago and we are still awaiting our deposit return, after ofcourse a reduction for “damage” which was actually in place when we moved in. If you want my advice, find another agent, there’s plenty of them.

Had a morning viewing on a property which the agent was late to, then didn't have both keys to access the property. Rescheduled for the next day and the agent didn't turn up, had to chase the office for updates/communication, wasted 30 mins and had to abort the viewing again. Not professional by any standards.
