Disgusting disregard for the health and safety of tenants aswell as conjuring up ridiculous prices to the extent of 100's of pounds for small repairs worth £5 except when asked to provide evidence of these repair values the conversation quickly takes a sharp turn.Mold, damp, rotten skirting boards, dangerous open electrics and no warm water are just a few examples of how reeds rains holds their golden standards. Unfortunately I can't set this review to 0 out of 5 so even now that's proof they still take what isn't actually owed to them

Leeds Accommodation Bureau has been fantastic for my girlfriend and I from the moment we walked in the door. We recently moved from Canada. Kyle was able to find us the perfect flat and we were able to move in two days after viewing the flat! Upon moving in we had some issues with a broken blind and a malfunctioning heater. Kyle made sure both were replaced. Would recommend Leeds Accommodation Bureau to anyone!

Worst ever letting agency I came across. They don't respond to any of my emails and letters, and always forget to call me back. The atmosphere in the office is cold and unfriendly. The office itself is shabby, not up to a standard letting agency. On top of that they lie to you and try to do anything to keep your deposit. This is scandalous in the UK. The landlord visited us at the beginning of the tenancy, and was stunned when told her how the flat was when we first moved in. We found clothes left in the dryer, condoms in the room and so on. I was also surprised to see some of the agents cleaning the flat themselves before moving in. As a result, the property was really dirty. I believe we are being used to cover damage that was done by the previous tenant. Also, they ask us to sign pictures as the inventory, and they claim that we damaged the property based on those pictures.

Decided to use Hilton Smythe to help sell my parents business I inherited but had no interest in running. They kept me up to date through the whole process and had a really decent approach to advertising, which got lots of people interested in the shop. We agreed on a price that was fair and within just under 9 months they had sold it for me. I would like to thank them for their hard work and was only too happy to provide this feedback when they asked. I remember that Matthew was really helpful and there were others too, sorry can’t remember all.

Under no circumstances sell your business with Hilton Smythe. We made the unfortunate decision to sign a six month contract with them back in February this year to sell our shop. A valuer visited us and told us that if we paid so much upfront, they'd be no more fee's to pay and if the shop wasn't sold within six months we could simply pull it off the market or go with someone else. It was originally marketed and valued at £50,000. Initially we had a lot of interest and a sale looked likely. Then lockdown happened three weeks into the shop being advertised and all went quiet until late July, early August. Barely anything from Hilton Smythe. This we had expected due to the circumstances. In the meantime, the shop has been open and trading extremely well. Then come early August, we start being messed around by the agent. Suddenly and without any warning another agent has taken over and is arranging viewings with people who are not properly vetted. We're let down at the last minute by people who don't show up. We then reduce the price of our business in an effort to sell quicker, even then the agents kept calling with offer's well below the new asking price and when we turned them all down, we were made to feel like we're the ones being unreasonable and as though we should just accept any offer. Low and behold, we have decided to take our business off the market. Our contract ran out on August 2nd, therefore we are now out of contract. But... Hilton Smythe have stated that we have to give them six weeks notice for them to take our business off the market and in this time, we must accept viewings else we are liable for a fee of almost £3,000! We only received an actual copy of our contract, the day we gave Hilton Smythe our notice, which was two days ago. Yesterday, emails were flying back and forth between Myself and the agency over yet another no show. Hilton Smythe have become bullies and will stoop to any depths. They're not on the sellers side, the very people paying them and they will send anyone, unvetted, to waste your time on the promise of a sale. No matter how hard you try to get out of it, they will use 'the contract' against you. Do expect a level of stress that will drive you to the brink of a nervous breakdown and if you have a decent business, expect it to be adversely affected by bogus buyers phoning them and then you being forced into showing such people around! I urge anyone thinking of selling a business, go elsewhere. I wish I had seen some of these reviews back in February.

Very Happy! Used Martin & Co Pontefract's 'Find a Tenant' service, and from start to finish it was a pleasure. Within two weeks of ringing the office everything was sorted and a lovely tenant was moving in! Lucy was brilliant and kept me up to speed throughout. Will definitely be using them again.
