Awful experience as a tenant, Duncan was rude, unhelpful and only replied to emails when it concerned money. Would recommend not using these estate agents and if you do make sure everything is recorded by email. He lied constantly and denied having phone calls with us... Read more

Absolute nightmare. Waited four months to get deposits and overpaid rent returned after the tenancy ended, during which time calls and emails to Duncan at Belvoir either went unanswered or were hung up when he realised the nature of the enquiry. Ultimately had to file a claim with Small Claims Court in order to get him to engage!... Read more

Please AVOID this agent as both a tenant and a landlord. As a tenant our experience was the worst of any we've ever dealt with - we are both professionals in our late 30s. Seriously, these guys are a great example of why real estate agents get a bad rep! Long list of serious maintenance not carried out. Black mould in the property, broken and leaking taps. When we finally had enough and moved out it took FOUR months and a full Adjudicator process with DPS just to get our deposit back. As a home owner I would not let this agent near my property - their total lack of maintenance caused extensive damage to the property (including an entire new bathroom needing fitting due a leaking tap that was never dealt with). And, I'm sure they were collecting a maintenance fee from the landlord the whole time. Duncan Crossey and his staff are rude, arrogant and have a total disdain for tenants rights. They also have a high staff turnover which only reflects on bad management. It's only a matter of time before their gross mismanagement is escalated to a serious breach of the law. Please don't let it be you! If you are unfortunate enough to become (or are) a tenant of them - document EVERYTHING. Photograph everything with date stamps, keep an email record of every correspondence - it will help you when they eventually try to steal your deposit for maintenance they should have carried out. Also insist the same company does the check in AND check out reports, and make sure that you are present to document it. Take your own photos on both check in and check out and during the tenancy. The check in company was vague and covered broad areas, whereas the checkout company was thorough and detailed in their reporting, so they will try to make you pay for things that were apparent before moving in. They also want you to use their cleaning company that charges extortionate prices, so keep all receipts and details of your professional cleaning. Notify them of any wear and tear or damage BEFORE you move out, even if the flat already shows signs of wear and tear. If you're looking for a property in Fulham there are plenty of better agents in the area.... Read more

Probably one of the most unprofessional agency in London, and it blows my mind that someone as incompetent as Duncan is a manager (well Donald Trump is POTUS so really anything can happen if you stop believing in human race). While everything was fine during our tenancy, and we had no problems whatsoever with our Landlord (nicest landlord I ever had); it begun to be annoying when we gave our notice. -First we had the improntu visits at anytime of the day, the letting agents wouldd lied to our faces and said they called us or contacted us. -Then it was hard to reach out anyone in the agency to arrange a day for our check out, it took 15 days to have a confirmation... -Finally the fun part begun : as you know the law says your deposit should be refunded within 10 days, our landlord agreed and said it won't take anything from it. We candidly waited the money the first days, trusting Duncan to do it as soon as possible (big mistake). After 10 days we were still waiting, Duncan was apparently not able to answer to any of our emails, nor to pick up his phone. We tried to be patient and trusted them (again big mistake) knowing our deposit was protected. After a month we decided to not ne nice anymore, so here is the technique if you want to see your money again : -Send long passive aggressive email, even if you know they won't respond to it. -Call again and again Duncan, at some point he will just hung up on you. -Call the agency where the collaborators would tell you that "you need to chase him to do it" Anyway I just had my money back, it took me more than a month..I believe in Karma, so one day, to be so dishonnest will pay.... He would call in an hour. - 4 hours go by, in the meantime I go to the other agency that also shows the flat. Apparently the landlord already chose the other offer the night before. They call Belvoir and they said it is gone already. - I call Zachary again, he lies to my face and says that the landlord likes our offer but he is getting quotes on our work. Even if the same agent just told the other agency that it is off the market. - It takes ANOTHER day and Zachary calls and says the flat is gone, even if it was gone 2 days ago already. Stringing us along, for who knows why. STAY AWAY!... Read more

Renters beware I hope that prospective renters do heed the advice to avoid this agency in the future. Whilst London has a competitive renting environment, the stresses of managing the end of the tenancy was not worth it. Even though it took us five months to receive our refund, we did give Duncan two months notice before officially vacating. I have rented for many years and have never had any part of my deposit withheld and have always been refunded promptly afterwards. My housemate and I are both working professionals (accountants) and rented a property at Philbeach Gardens, Earls Court for 10 months and left the tenancy a little earlier than the end date (we were both expats) and used the agent's recommended cleaner at £260. Pros: - Sales team very quick to organise viewings and negotiations - Most of our requests to repair the apartment were quick Cons: - Our refund was ultimately actioned four/five months after leaving, despite our request and willingness to use their cleaner (expensive) and even left the keys early (ten days early). They even had new tenants move into the property within the month of our departure. The tribunal is unable to help with deposit disputes and the deposit scheme needs both parties to agree to refund. If the agent did not respond (Duncan ignored all emails and voicemails and did not call back for several months knowing we were on the other sides of the world), the deposit scheme requires a hard copy statutory declaration letter (that they send to you) to send back to the UK (Duncan finally responded as we were in the middle of this). The time involved in trying to have Duncan respond, is almost the same amount of time of our whole tenancy. The company is a franchise and the parent company is unwilling to get involved. The reasoning behind the delay in the deposit was due to the landlord (Dan Conlon), of which I would take with a grain of salt. - The initial inventory check was quite basic, but it did the job. I've worked with more basic inventory checks so I was not concerned. However, upon leaving they used another inventory check company which was very thorough (many more pictures and descriptions) and as we had both left the country there was no avenue to dispute the charges they levied on us. Apparently there were missing inventory (bedding had been removed and put into the cupboard in the living room) and scuffs and marks we were unable to verify against the initial check. After waiting four months for them to respond to the deposit scheme refund request, I did not dispute these charges as I did not want to delay the refund further. However, I do hope that future tenants do fight this, he might respond to you if you cause a racket at his physical office! - For our initial signing of the contract, both my housemate and I were requested to come to their office before their closing time as it was imperative we sign the contracts that day. We both had to organise to leave work early that day but upon arrival, Duncan was not there (he was at home somewhere in the area) and had not prepared the paperwork in advance. Whilst this is something we noted but did not raise, this level of unprofessionalism showed in the dealings afterwards. During the two months of our notice period, Duncan repeatedly ignored our emails for information and guidance in the most efficient way to return the apartment and formalise the deposit refund. This was repeatedly ignored whilst the sales team let people view the apartment. Luckily a kind sales manager had Duncan return our emails. Whilst I would not be surprised if a manager acted this way, it's been highly surprising that this has come from an owner, that initially asked us to rate him well on google as he is a small business holder and relies on online recommendations. Edit: Within the day of my post above I was contacted by Duncan and I have asked him to reply publicly. We have also found out that we were charged for unsubstantiated claims (missing inventory, excess inventory, repair/repainting). Prepare to lose your deposits with him, beware!... Read more

Rented for one year with Belvoir acting as letting agent. My own experience was broadly and comprehensively negative. Move in was stressful, confusing (contradictions on process) with delays in getting hold of documentation. Several promises of repair work etc were not upheld. Not responsive after leaving. I would not use this agency again.... Read more

I had terrible experience with this estate agent and I do not recommend it to anyone. When I moved into the property three months ago I raised a number of issues that the property had and ever since then been chasing them to fix the issues for me as they are my property manager. Now after three months I still am chasing them to fix my fridge, toilet and damp in my living room. And whats funny is when i pressure them to get it fixed this is the respond I get "With respect, Chauntelle Campbell is the Lettings Manager of our Chelsea and Fulham branch and currently handling property management matters for your property. When you phoned that office yesterday, she tried to engage with you and assist you. You rudely hung up on her, demanding to speak with me only. I then subsequently received your first and quite rude e-mail below. No matter how frustrated or angry you are, there is simply no excuse for such offensive behaviour. We must insist that you treat all our staff with respect and courtesy at all times. If you do not, we will have to regrettably change our manner of dealing with you. We do not tolerate abuse in any form from anyone at all" Chauntelle has very bad attitude and all she does is making empty promises and Duncan doesn't care enough to solve the issues and as he said these issues are not emergency to him and even if they are not emergency 3 months is more than enough time to fix anything no matter is emergency or not. So overall I am very disappointed in Belvoir Chealsea and Fulham office to provide such a poor service, bad attitude and deceiving manner. They get paid to manage my property on behalf of my landlord and all they do is nothing and once again think twice signing up with them... Read more
