They tried stealing my money, making up excuses about the place I rented from them so they could keep my deposit. Make sure you do everything to get your money back when they do this. They will try their best to rob you. STAY AWAY!!!... Read more

If I could offer any human any advice it would be, never step foot or speak to anyone involved with Belvoir and specifically DUNCAN CROSSEY. After signing a lease agreement with Belvoir in September 2016, I moved into a property in Fulham. After allowing the agency 2 weeks notice to move in, they extended this and the day we arrived, noticed the flat had not been cleaned properly and was filled with the previous tenants items (plates, an old freezer, coat hangers and even a lovely box of condoms and opened lube under one of the beds). After complaining, they had a cleaner come the next day and told us to "throw out what we don't want" from previous tenants. After a about a week we realised the blinds were completely broken and we did not have a key for the mailbox. After 4-6 weeks of calling and emailing every few days asking if someone could fix the blinds and urgently let us know about the mailbox key (as one of us had a passport being delivered) we received a lengthy, aggressive email telling us they "weren't a concierge service" and to ask the neighbours for a copy of their key. The blinds were fixed 14 months later (after emailing asking what was going on every month). When I tried to do a change on the lease name, (which was allowed in our contract) as I was moving back to Australia, I was asked to pay £180 agency fee for them to change the contract. I ended up leaving back to Aus without a change and after calling them every day for 6 weeks from Aus, I gave up and had to contact the landlord privately and we worked out a contract privately as he too knew they were useless. Now, at the end of the lease 6 months later (my bond had to stay with the real estate) they refuse to repay me for the agency fee I paid and are now excluding me from all contact with my other housemates about the bond release. I am still waiting £1400. This is by far the worst business I've ever come across. I really would stay far far away... Read more

Absolute nightmare. Waited four months to get deposits and overpaid rent returned after the tenancy ended, during which time calls and emails to Duncan at Belvoir either went unanswered or were hung up when he realised the nature of the enquiry. Ultimately had to file a claim with Small Claims Court in order to get him to engage!... Read more

Please AVOID this agent as both a tenant and a landlord. As a tenant our experience was the worst of any we've ever dealt with - we are both professionals in our late 30s. Seriously, these guys are a great example of why real estate agents get a bad rep! Long list of serious maintenance not carried out. Black mould in the property, broken and leaking taps. When we finally had enough and moved out it took FOUR months and a full Adjudicator process with DPS just to get our deposit back.
As a home owner I would not let this agent near my property - their total lack of maintenance caused extensive damage to the property (including an entire new bathroom needing fitting due a leaking tap that was never dealt with). And, I'm sure they were collecting a maintenance fee from the landlord the whole time. Duncan Crossey and his staff are rude, arrogant and have a total disdain for tenants rights. They also have a high staff turnover which only reflects on bad management. It's only a matter of time before their gross mismanagement is escalated to a serious breach of the law. Please don't let it be you!
If you are unfortunate enough to become (or are) a tenant of them - document EVERYTHING. Photograph everything with date stamps, keep an email record of every correspondence - it will help you when they eventually try to steal your deposit for maintenance they should have carried out. Also insist the same company does the check in AND check out reports, and make sure that you are present to document it. Take your own photos on both check in and check out and during the tenancy. The check in company was vague and covered broad areas, whereas the checkout company was thorough and detailed in their reporting, so they will try to make you pay for things that were apparent before moving in. They also want you to use their cleaning company that charges extortionate prices, so keep all receipts and details of your professional cleaning. Notify them of any wear and tear or damage BEFORE you move out, even if the flat already shows signs of wear and tear.
If you're looking for a property in Fulham there are plenty of better agents in the area.... Read more

This is the most dishonest agency in London!
- We put down an offer on a place in the afternoon to the agent Zachary, instead of putting our offer to the landlord when he received it, he stalled and waited for one more offer.
- I called in the morning the day after for an update, Zachary says he doesn't know anything yet and waiting to get to the office. He would call in an hour.
- 4 hours go by, in the meantime I go to the other agency that also shows the flat. Apparently the landlord already chose the other offer the night before. They call Belvoir and they said it is gone already.
- I call Zachary again, he lies to my face and says that the landlord likes our offer but he is getting quotes on our work. Even if the same agent just told the other agency that it is off the market.
- It takes ANOTHER day and Zachary calls and says the flat is gone, even if it was gone 2 days ago already. Stringing us along, for who knows why.

Rented for one year with Belvoir acting as letting agent. My own experience was broadly and comprehensively negative. Move in was stressful, confusing (contradictions on process) with delays in getting hold of documentation. Several promises of repair work etc were not upheld. Not responsive after leaving. I would not use this agency again.... Read more

Found my fab new pad in less than a week! Thanks to Chauntelle who really listened to what my priorities & compromises were, to then deliver a few properties within days all of which fit the brief perfectly, and one which I couldn't be happier with. Can't wait to move on & enjoy the rooftop terrace over summer!... Read more

After viewing many properties and contacting many agencies, we recently rented a flat in Fulham and we are very pleased with the services offered by Belvoir.
We have been supported my Chauntelle who has been very useful and, in particular, understood immediately what we were looking for and what our needs were.
She followed all the steps of the process: from the viewing to the signing. She was always available over the phone and very fast in replying to our emails. Also the rest of the Belvoir team in Fulham was very friendly and supportive.... Read more

I am a landlord using Belvoir. I have been so busy that I don't even have enough time to clear the flat before the tenant moved in. The managing director and his colleague went extra miles by helping me to clear and tidy up the remaining belongings in my flat, arranging professional cleaning, several gas inspection and electrician visit -- unlike other major agents, Belvoir is very flexible and considerate in meeting your needs of repairing and cleaning work, while maintaining the highest standard -- you will not be hit by a unreasonable repairment Bill twice higher than the market rate. ... We received an outstanding service especially from Peter who constantly updated us and followed up all our many queries. His knowledge of the local property market was very honest and professional which is a refreshing change from some of the callow youths that we have met from a number of other agencies. We would certainly recommend without hesitation.... Read more
