Highly unethical letting agency. They had put an advertisement for a 2BHK flat at a letting price £475 just yesterday and i had confirmed with them viewing for this morning. Later last night i saw the advertisement was removed, i never got to know why. To my surprise when i completed the viewing this morning, they quoted me letting price £595. When i insisted that i had seen £475 they didn’t agree. I had travelled all the way from Glasgow to Hamilton leaving my job for this flat. This letting agency has no ethics to accept their fault and oblige for what they had initially agreed. I have attached snippets of earlier ad URL (fortunately i had sent to a colleague and so have it as an evidence) and an image of the changed advertisement. Drove 300 miles with 2 young children and a baby, then stayed in a hotel to enable us to view a property. Received a phone call when we were outside for the viewing to say that the property was sold and our viewing cancelled! The accepted offer had been made the previous day and no warning given to us, when they knew we had to travel to view. At least 2 of my emails over the previous days had gone unanswered, including one requesting a viewing for the day before the cancelled one. If that had been arranged as requested we would have been able to make an offer ourselves. Overall the worst experience we have ever had with an estate agent. Really disappointed.... Read more

Absolutely recommended. My house was with another agent for sale for more than one month before switching to residence estate. Sold in one week. They know what they are doing and do it very professionally. Very impressive on their market coverage, long list of potential buyers, also the negotiation skills - they certainly put their client’s interest first. And no fuss. Very happy..... Read more

It is absurd that we find out from the owners that the house is already sold and 10 minutes after the appointment, information about the cancellation of the meeting by e-mail and by phone. It is a waste of time, especially since I am overnight and interrupted my sleep to go see the house.... Read more

I used residence to sell my property during very difficult times. The property was sold under social distance rules and Government guidelines. Residence were very professional and followed all government guidelines. Yes my house was occupied but we vacated during viewings. As a result the house was sold in one day after 2 viewings. Caroline Morrison who deals with North Lanarkshire was nothing but excellent assistance. Even helping out with sale closure at 9PM . You get what you pay for folks. In response to a recent post and in defence of this company, I am one of the clients that recently placed my late mother’s EMPTY property on the market. Having taken advice from Residence we agreed to keep the furniture in the house in order that it remained a home rather than looking like an empty shell. My mums house was photographed and ready to go on the market pre lockdown and we were waiting for a home report to be carried out but unfortunately that had to be cancelled as the surveyors had to close. I was delighted when the surveyor contacted me this week to advise they were carrying out home reports again therefore the house is now on the market. Having looked at Rightmove almost every day over the past 10 weeks I see over 40 houses that have been recently marketed by numerous agents and I cant see any that look empty so I decided to place my mother’s home for sale and so far I have 11 people waiting to see the house once we are allowed which is very encouraging. I have been delighted with Residence and their advice and I would recommend them to everyone.... Read more

Breaking all the Lockdown rules, visiting and listing new properties for sale, doing viewings on occupied property. They don't care about anything but their own profit and should be ashamed of themselves. And if your one of the owners allowing this to happen you should be ashamed of yourself too. We are meant to be in this together! Not Residence, they look for an angle to generate more profit. Shocking professionalism and morals, stay well away, plenty of other decent agents out their with a bit of integrity.... Read more

Residence is one of the best companies that I've rented from, they are there when you need them but don't hassle you. They have been nice, professional, understanding and i wish all were like Residence for tenants. I'm in the process of moving out of one of their properties, so I'll post another review once that has been done.
