Avoid dealing with these agents. They are very difficult to communicate with. I've noticed this from Day 1, when they didn't arrange for a key pick up until a few minutes before our van was supposed to leave from Bristol to Cardiff on the day we were moving into a flat they managed. When something broke, they didn't fix it. Every email had to be followed up by more emails or multiple phone calls until they did what they were supposed to do (e.g., check out, deposit return etc.). They are nice people to talk to (once you get a hold of them) but strike me as people who are not very interested in or good at this job. I had the unfortunate experience of dealing with Boulton & Griffiths Letting Agents. At the outset, they seemed to have their act together with decent communication, but it all went downhill once the contract was signed and I moved in.
My main point of contact at the agency was shockingly inept at her job. Promises were made and never kept, and it felt like pulling teeth to get any response from her. It was as if my concerns and inquiries fell into a void of indifference.
For people looking to rent I recommend steering clear of Boulton & Griffiths. They excel at promising the world and delivering nothing but frustration. Save yourself the headache and find a letting agency that actually values its clients.... Read more

Avoid at all costs. We sent evidence of damage to the property we were renting to them within the first week. All emails were ignored and in the 2 years we stayed in the property no communication from them was received.
They are now trying to charge us for damages that were made before we moved in.

Start of tenancy was no issue, they couldn’t do enough (before they had our money). Everything else afterwards awful, moved into a property with a broken fridge, washer/dryer, and bathroom light - tools weeks before resolved. Carpet was filthy and had to hire a carpet cleaner.
Getting through to them nearly impossible due to the line always being engaged and absolutely no emails replied to.
When moving out of property they did not answer the door for the keys we sent via recorded delivery. They didn’t return deposit until we asked over a month later. And when they did they had the usual “cleaning fee” despite the 3rd party inspection saying everything was “good” apart from the doors which “need light clean” because of dust.

Very professional when securing the property as a tenant, and that's where it ended. Failed to comply with basic letting requirements and if you are expecting a reply ever, you will be very disappointed as they can't be bothered. Looks like these guys look after their Landlords and leave their tenants swinging in the wind. If you can help it, avoid Boulton Griffiths as your managing agent.... Read more

No issues at the start of tenancy, then suddenly communication takes a turn. Especially when you leave the agency and go elsewhere. I had no communication whatsoever when I emailed my notice. There was no check out check list sent to me until the day I was told to hand in the keys (I was told on the day that information as well, and only because I had enquiried), by then it was too late. I cleaned the property with help and even freshly painted it, but somehow managed to get a £200 cleaning charge taken off my rental bond (when finally able to get it back after weeks of trying and a new Tennant occupying the property in the meantime).
I wouldn't choose to go with this agency again, and certainly wouldn't choose the cleaning service they used????... Read more

This is an honest opinion and review of experiences dealing with B&G letting agents.
We have been helping people dealing with serious financial problems brought about by B&G neglect and incompetence:
B&G neglected to fix a faulty toilet for weeks, leaving the tenant with the constant sound of flushing but also a an excess water bill of 530 pounds which they refuse to take responsibility for.
Landlord agreed to waive 450 pounds of rent due to B&G incompetency and neglect of negotiating with prospective co-tenants after another tenant had to leave the property. B&G took 5(!!) months to negotiate a contract in spite of the remaining tenant finding multiple suitable replacements for co-tenants . B&G are now reneging on the agreement.
B&G refuse to negotiate and are often late and dismissive in communication, showing not just lack of regard for lawfully agreed contracts but a lack of professionalism and respect which makes them not to be trusted as letting agents.
B&G have also ignored and not acted in tenant emails and communications notifying of faults within the apartment which remain unfixed, which is a failure to comply with tenancy agreement contracts.
For all this reasons I would absolutely not reccommend Boulton & Griffiths.... Read more

They failed to fix a leaky toilet for weeks, leaving the tenant with not only the sound of constant flushing water but an extreme water bill. Despite notifications, resulting in an excess water bill of £513 that they refuse to take their legal responsibility for.
When challenged about this, the letting agents tried to claim back £415 in waived rent that the landlord agreed to write off - because B&G took 5 months to organise a contract with a new tenant, after the current tenant found multiple replacements to help with rent. The landlord wrote this off due to B&G’s incompetence and now B&G are trying to take back the agreement made.
B&G have refused to negotiate and are constantly late and dismissive in communications - they should not be trusted as lettings agents.
The tenant has also on many occasions emailed B&G letting agents on faults within the apartment that still remain unfixed and faulty. A complete failure to hold up their end of the tenancy agreement.... Read more

Do not fix issues in tenants homes, leading to further problems. On top of that, they are then more than happy to pin all their failings on the tenants and ask them to pay. They are also very bad communicators and hard to get hold off. Would not recommend.... Read more

B&G are the property management company handling a friend's tenancy and have demonstrated their utter inability to carry out basic maintenance tasks - as well as being uncommunicative and dismissive.
One such maintenance task led to a water drainage bill that was then passed onto the tennant - despite several requests to fix the source of the issue. NOT RECOMMENDED.... Read more
