If i could give 0 stars I would.

When we moved into the flat we were renting they didn't tell us anything about the property E.g. That there were bike sheds or how to get in the communal bins. Also gave us no key to get in the car park which made moving in very awkward. There was also black mold on one of the walls and they told me I had to clean this up myself.

Granted I had left a burn mark about an inch long in the carpet - barely noticeable, the rest of the carpet was in pristine condition and it didn't stop a tenant wanting to rent the property they charged me £100 to get it fixed which I was informed is quite unfair by another letting agent as I had been a model tenant (paying my rent on time even through the difficult financial times of the pandemic and leaving the flat spotless apart from this small mistake), i would have argued this but after 3 weeks of being out of the property I needed my deposit back given the hard times.

Even if they were selling my dream house I wouldn't go back to them out of principle.

I can’t recommend Mike and the team at Brown & Brand enough.  They were nothing but fantastic while dealing with the purchase of my new home.  Professional, responsive and always cheerful, a real delight to deal with. Thank you for all your help & hard work.

Excellent and friendly service. All staff were very helpful. I wanted to move into my property 2 weeks later than the date I was given due to my pay day. Horrible experience with these letting agents. I had to let the agent into the property and she didn’t have any details of the property, she even left me to look round the property by myself while she watched the cars. 

I emailed the agents on the same day as the viewing for further details and called 5 days later after not having a response. The agent I had emailed had missed my email which went into her junk box. I missed out on this property I really liked, someone else got the property in the meantime, and subsequently replied with a complaint email (once I eventually had a reply) This was also then ignored. Terrible service DO NOT USE!!!

Debbie was extremely kind, helpful and understanding from start to finish. Was a real pleasure using her and Brown and Brand for my move. Would 100% recommend them to anyone looking to buy/sell or rent a property.

We bought our new property through Brown and Brand. From the first viewing through to completion day they supported us well and were always available when and if required. They made the experience as smooth as moving can be.

We spoke to a number of agents but selected Brown and Brand as they seemed to have a much better knowledge of the local market. This proved to be true as the property sold extremely quickly and at a much higher price than the other agents suggested. They also were very quick to provide additional help to resolve the purchasers questions and requirements. Communication was friendly and frequent, we felt they were "pushing" the process along. Altogether very satisfactory and would recommend.

Kiss your deposit good bye if u r letting from them. I want to warn any one renting from them. They keep bringing stuff to rip u off. Would never recommend. There was no option for zero star I would have given that.

Brown & Brand have been my managing agents for approx 8 years and I would highly recommend them. As a landlord they have given me total peace of mind that my property is being looked after and have dealt promptly with any issues the tenants had so it was a comfortable home for them. I had my own personal contact, who was always super friendly and helpful.

Poor communication throughout and after the tenancy left with out any contract as they seemingly forgot about us. Judgemental and rude account manager. Only giving 2 stars as their pre-tenancy team are very friendly and helpful.

Brown and Brown review of professional services offered for the disposal of a property that we had inherited providing us with a  turn key solution. We had met various other local Hadleigh Estate Agents during our selection process and it was critical that we instructed the best for the local area, as we knew very little of the local market and its close proximity. We would be depending upon the best advise going forward.

After our initial meeting it was crystal clear that B & B understood their market, and had an in-depth local knowledge clearly no other Agent could compete with.  We agreed an 8 week sole agency term, with the intention of full multi agency marketing if unsuccessful.  We are delighted to report that within 4 weeks we had our property under offer and continued to complete the sale in just under 12 weeks.  This speaks volumes alone.  During approximately a 40 year period we could honestly state that the professional service we received was outstanding, unlike other previous experience of chasing for updates, we were never once treated like mushrooms and kept fully informed at all stages of the process from conception to completion.

Bought through Brown and Brand and received a fantastic customer service. Mike Hopkins, one of the Partners was invaluable, helping to chase the chain, albeit should have been my own Estate Agents doing this! Was able to gain access to the property to get quotes for building works whenever required, Oli and Lola were both very helpful. We have been with Brown and Brand for the past 17 years after a very bad experience with a  previous  manager. 
Living in France we are unable to visit very often, and are so happy that we can have  confidence in all your decisions, and for your advice when needed I
Maintenance and repairs are executed to a high standard and at a reasonable cost. Quotes are always preceded by a detailed report and photographs where needed.
We are fortunate to have experienced good, long term tenants, and this can only come about by a good management team, dealing with issues, if and when they arise, no matter how large or trivial.

They hold both the tenant and landlord to the highest standards of professional behaviour. Staff at Brown and Brand  communicate issues that arise from time to time and help resolve them in an efficient and mutually beneficial manner. There are.no hidden costs or exorbitant fees for maintenance work that may be required from time to time.

I have had dealings with Brown & Brand for the past 5 years starting with a Probate valuation and ending, unfortunately, in the sale of my late Uncle's house. In addition, they acted as managing agents for my Uncle's house while he was in a Residential home. So I have had more dealings with them than most people have. I have always found the staff to be, professional, sympathetic, honest and "human". So nice to be greeted with a friendly face. I am pleased to recommend them to anyone seeking a truly professional service.

As a landlord I found Brown and Brand's service to be excellent. They always advised me of any issues with the property, conducted regular inspections and dealt effectively with the tenants and contractors meaning that I could relax knowing my property was in safe hands especially when I was out of the country. If your a first time renter i would recommend doing your research.
Me and my wife where only in our flat for a year and I dont have the time or room to describe how bad our experience was.
On 3 occassions our toilet flooded the bathroom, we where told a plumber would be out within 3 days.
No toilet for 3 days... a complete joke!
Same story when the boiler packed in.
Since I have moved out both my wife and I havent been ill, this is more than likely due to not living in damp conditions with really bad mould problems.
When emailing Brown and Brand with our problem we never got a reply in writing it would always be over the phone.
(I suppose no paper trail)
I have lost around £1000 worth of goods from living in a mould infested flat which the agents didnt want to hear about.
The worst part was our last month in the flat, we was asked to show potential tenants around and over the phone I was asked to not mention the mould to them or any of the problems we had during our year.
Disgusting how we where treated and the amount of money waisted.
Im just glad we are out and away from it all!

The review from Andrew Linford should not be treated as either honest or indeed the whole story. Paying your rent usually helps.
Most tenants accept that an owner has the right to regain possession of his property at the end of the tenancy. Interesting to note how often he negatively reviews the businesses he uses. Might be a common denominator there somewhere.

PLEASE STAY AWAY AND AVOID THESE PEOPLE!!!!!! I have been in a short term tenancy with B&B for a year. I have had loads off issues with the property and have called environmental health to assist in resolving. There are still unresolved issues which they have not addressed as i have lost patience and the time to push. They have been rude and unprofessional at every step unless they want something when they become very sneaky and underhand. The landlord offered for us to purchase, when i declined they then wanted us out. I offered to stay a month helping them to show people around the house as my wife is 15 weeks pregnant and we needed more time to move. Friday (1 day before the tenancy was up) B&B sent staff round who thought they had the right to access our home with there keys, scared my wife and without any written notification. Today, one day after the tenancy due date my wife had two big males bashing the door (breaking the catch) and bashing the rear door shouting. I have now called the police and we are now sitting in a house, with no where to go fearing for our lives. 
I posted a bad review two months ago and was asked to remove if they sorted out the issues. They have not and had no intention of doing. This is what i meant by sneaky and underhand. 
My advice for anyone who reads this is to use someone else for both purchases and lettings. They are not regulated and very unprofessional. 

We have spent the past four months looking for a property to rent in the local area and have registered with nearly a dozen letting agents. Without exception all of them, except Brown & Brand, have provided an appalling service. We are very well placed from our recent experience to comment on levels of service provided to prospective tenants by letting agents and we cannot fault Brown & Brand.

From the moment we registered our interest in the property we have just moved into, they have acted with the utmost ethics and professionalism. Being the first to register our interest we were offered the very first viewing (very important with good quality properties being so sought after). The letting agents took time to understand what we were looking for and we felt confident that our information was being presented accurately to the landlord. We received regular emails and telephone calls co-ordinating the viewing. Following our viewing we received a timely phone call enquiring as to how the viewing had gone and what we wanted the next steps to be. We subsequently viewed a further couple of times before confirming that we wanted to proceed. All of which were managed with the same quality communications.

We were very pleased that Brown & Brands policy was to collect their completed forms from our current home. What a perfect opportunity to show how a prospective tenant lives and have that used in our favour to be put forward as preferential tenants. With good properties being chased by far too many people, this certainly should not be anything to worry about by good tenants - they weren't looking under your bed or in your cupboards, just getting a sense of how you looked after your home. And what an added level of reassurance to landlords who have to select a good prospective tenant! 
     
Brown & Brands fees were definitely the most competitive of all letting agents and our references were completed in a matter of hours - helped obviously by our employers and accountants responding very quickly to the letting agents requests for information.

Communication between us and the landlords was handled so well by the agents; and the speed at which requests were managed and relayed back to us was without fault.

On moving in day we met at the agents offices in Hadleigh and all documentation was ready for us and we were given time in private to review everything before we signed. The welcome pack was extensive and very professionally produced. 

As home owners ourselves (as well as tenants in the property being rented through Brown & Brand) we could only hope to find a letting agent who provided such high levels of service to a landlord. And if you're a prospective tenant, our recent experience suggests you won't get a better service. 

To sum up, the service provided by Brown & Brand was exemplary and we could not have hoped for a better experience from the most professional letting agents we have had experience of. Karen from Brown & Brand has managed our experience throughout the past two months and is an asset to her organisation. Thank you Karen!
