I live in the Sevenoaks area and wanted to rent out my property. After nearly 2 months of using multiple agents in Sevenoaks simultaneously with no luck I was advised to Call cavendish. How I wish I received this advice sooner.
Their staff were knowledgeable of the market, approachable and extremely professional. They visited my property the next day, took pictures to advertise it during that visit and contacted me the very next day with tenants. I couldn’t believe it. No only that but the process of contracts, inventory and deposits were all handled quickly with no problems or delays.
I honestly can’t rate them highly enough and will never use anyone else.

As a non-resident property owner, it was essential for me to have a UK based agent that I could trust absolutely. Cavendish has provided me with that service since 2011. From advertising my property, finding tenants, providing advice on rental amounts, vetting prospective tenants, preparing lease agreements, administering deposits, ensuring the complex rules were adhered to, collecting rentals, performing property inspections and reporting to me, arranging for gas inspections, arranging repairs, Cavendish provided all these services for me promptly and efficiently, with minimum disruption to tenants. I cannot recall a single issue in the 13 odd years they managed the property. A special call out for Rachel Walkling for managing the property and Rachel Burrows for doing the accounting.

We have used Cavendish on a couple of occasions and I have been so pleased with how efficient they are, and in tricky situations too. They handle difficult landlords in such a professional manner and always fight for the tenants through educating landlords.
Rachel who looks after the maintenance of properties is a work horse. She's on it all the time, nothings too much trouble and I would say she's become a friend over the last 6 years. Thank you to Rachel, We will never forget what you have done for us throughout.

I cannot fault any of the Cavendish team, from the 1st viewing, a 2year tenancy to moving on to a new property/agent.
Rachel, Regina and the team were always swift with responses. If I could have stayed with Cavendish with my new home I would have.
Rachel in particular was exceptional with any questions, talks with the landlord, repairs being dealt, all answered and resolved quickly and in my opinion, shes a real credit to the team.
I can only hope Cavendish are the agents when I move in future, and 100% would recommend them to any prospective tenant

I recently had the unfortunate experience of dealing with Cavendish rental agency, and I must say it was an absolute nightmare. I feel compelled to share my terrible experience so that others can be aware and cautious when considering working with them.
First and foremost, the agency displayed highly unethical behavior by adding changes to the rental contract after I had paid the security deposit and successfully passed the reference check. These changes included an additional payment requirement for three months of rent, which is not only outrageous but also illegal. It is unacceptable for a rental agency to manipulate the terms of the contract without the consent of the tenant.
When I expressed my disagreement with this sudden and unjust condition, I requested the return of my security deposit. However, Cavendish rental agency shockingly refused to comply with my reasonable request. Their refusal to return the deposit is a clear violation of our agreement and further exemplifies their lack of integrity and respect for their clients.
Frustrated by their uncooperative behavior, I had no choice but to warn them that I would file a complaint with the independent redress scheme. Only then, after realizing the seriousness of the situation, did they reluctantly agree to return my deposit. This type of response demonstrates their blatant disregard for their legal obligations and the rights of their tenants.
Dealing with Cavendish rental agency has been an absolute waste of my time and a source of immense frustration. Their dishonest tactics and unethical practices have cost me valuable hours that I could have spent finding a reputable and trustworthy rental agency. It is incredibly disappointing to encounter such unprofessionalism and lack of consideration for their clients' time and well-being.
In conclusion, I strongly advise anyone considering working with Cavendish rental agency to exercise extreme caution. Their deceitful behavior, including adding changes to contracts, refusing to return security deposits, and only reluctantly complying after threats of legal action, is indicative of a company that cannot be trusted. Spare yourself the headache and stress by seeking alternative options and avoiding Cavendish rental agency at all costs.

I have recently moved to a property let by Cavendish and I cannot fault their service at all. From the viewing, through the referencing process and to finally moving in, Cavendish have been outstanding and they truly went above and beyond for me and my family. There were some delays and various hurdles during our referencing with an external company, but the team put so much care and effort in to getting these resolved and getting us into our home. Megan has already gone above and beyond for us and we’ve only just moved in. Besides her lovely, down to earth and friendly nature, she is super efficient and her responses to requests are timeous.
She even stuck around longer on move in day to help me with the installation of our washer/dryer and fridge and to keep me company otherwise I would have been alone with two men that I didn’t particularly feel comfortable around. I barely had to ask her to stay, she responded “of course, absolutely no worries”. Thanks for everything Megan. Cavendish are lucky to have you!

Not having rented for 40+ years ( aside from our kids often difficult uni experiences ) we were a little apprehensive. Thankfully, the staff at Cavendish were outstanding and made the whole process very straightforward and friction free. At all times professional, charming, friendly, responsive and accurate, they responded quickly and clearly to our various questions ( even the daft ones ) during the busy run up to Christmas. No doubt helped by the house owners, who were also excellent, start to finish was achieved in 2 weeks without any panic or problems.

After initially receiving quite a good experience in finding a house (Melanie was really great) when it came to leave we had a bit of a nightmare. We vacated the property a few weeks early because we had bought a house. We left it absolutely spotless but the agents who conducted the viewings walked dirt from outside into every room and then 3 days before our contract ended we were threatened that unless we cleaned up after them it would be taken from our deposit. This was despite me driving across Sevenoaks to give them my keys when the agent was stuck at the front door with a potential tenant! The landlord's only comment pre-check out was two grease spots on the cooker so I cleaned everything up again but because I had complained about it they stitched us up over the deposit - even getting a contractor to raise an invoice for a call out that happened 5 months ago that they clearly had no intention of charging before we complained. The date on the hand-written invoice was, coincidentally, the exact same date of the complaint - 5 months after the visit from the handyman!
So we had a terrible experience but as a landlord, knowing you have a management team with no morals behind you that are prepared to do literally anything to claw at your deposit probably makes you very happy so knock yourselves out. I'm just very happy to be well out of it!

We have just completed our moving in our new flat in Sevenoaks with the help of Cavendish. Having rent many flats during the last five years, this was definitely our best experience with a lettings agency. Everyone from Cavendish was very kind, friendly and helpful from the initial viewing, the process of agreement with the landlord and the signing of the contract. We would like to thank especially Becci, Rio and Rachel who showed genuine interest for us and made every effort so that we could move into our new flat without any problems. It was the first time that someone from a lettings office contacted us after our moving to check if everything has gone well with our moving and that was very much appreciated. My experience with Cavendish has been brilliant from day one. I met Joe when I conducted my first viewing at my property and found him to be extremely helpful and knowledgable. None of my questions were too much bother for him to answer. Since moving in to the property of which I am very pleased to say is Managed by Cavendish every time I have called Rachel she answers even out of hours and nothing is ever too much bother for her. She is unbelievably helpful and knows her stuff! Working within the industry I was wary about what letting agent I used, but I am very pleased Cavendish had the property I wanted! Couldn’t recommend them enough.

Ive been with Cavendish Estate Agents for a while now and i must say they have been excellent. They found my tenant and checked them out very quickly. They check the property every 3 months, take photos and make a report. The staff are very friendly, helpful and informative. They have recommended builders on their books that i used as we had a small problem, which was sorted. Fully recommended.

Our experience as a Landlord using this letting agent was fantastic and almost stress-free compared to a very negative previous experience with another local agent. Cavendish are very good at what they do, demonstrated by their prompt and professional communication, the high standard of the documents they produce (especially the inventory and tenancy agreement) and their ability to find and place good tenants. They always responded to my questions quickly and efficiently and nothing seemed too much trouble, even when I was quite pedantic about clauses being added/amended in the contract and items being added to the inventory because of a prior bad experience. I believe our tenants have also found them to be very good. Everyone I was in contact with was great (John T., Georgia B., Rachel W and Louise S.) but I feel I should single out Phil Clark for his excellent customer service throughout the entire letting process. He is an asset to the company. I did feel their terms and conditions could be more transparent with regards to the VAT fees for each service they offer but that is a minor thing and I would not hesitate in using Cavendish to let a property in future.
