After cleaning the flat myself before moving out I was charged £75 for their cleaner. They took it out of the deposit. I asked them what needed cleaning and they ignored me. It’s funny that the director, Hannah Lamb, is also the director of cleaning business HSS Interiors. Nice little scam she’s got going. As I was leaving before the end of my agreement, I was still paying the rent. They found someone to move in and wanted to reimburse me for my rent overpayment. It took a couple of months to get that and I had to threaten them with court. The money wasn't a factor, it was the morality. Totally unprofessional and typical of modern society. Steer clear.... -Very difficult to get in touch with as a past tenant in one of their properties - unresponsive to emails and phone calls. -Returned deposit late and I did not get an email reply from the manager about this. I only received the deposit after getting through on the phone. -Throughout tenancy a broken desk was never replaced despite promises of this happening at the start of the 12 month tenancy.... DO NOT USE THESE LETTING AGENTS, THEY ARE CON ARTISTS! They made me pay 1000 pound before I even moved in. ~600 for the deposit which, to be fair, I knew in advance, but then they trumped up an extra 400 last minute for a combination of "security deposit" and "admin fees". Thank God thats illegal now, my real regret is I was a young student who was silly enough to pay it, although I had already made all my preparations for moving in which I'm sure they knew. The reference check process was a nightmare. On one occasion sent what like a 16 year old in his dad's suit on work experience to do our inventory which was a bit ridiculous. Property itself was good except for a summer infestation of wasps on the outside which affected us. Would not recommend, find a property through someone else... Read more

DO NOT EVER USE THIS COMPANY!! Charles Lamb estate agents is the most incompetent, lazy, selfish company I have ever had to deal with. Their staff are rude, ignorant and are never available to talk (they are either 'on a break' or 'in a meeting'). We rented a student property which was of poor quality and suffered various water leaks which were never addressed. They deducted a large sum (£500) of our deposit for 'cleaning purposes' which we had to challenge via the deposit dispute service. We won the majority of this back, showing the obvious deceit and greed of Charles Lamb who try to unfairly take your money. After 6 months and countless hours of nagging they have finally given us our rightful money back, however this was only due to my hard efforts. I urge you to never give this negligent company your money or time, avoid at all costs.... Read more

I took a rented property in the first lockdown with my husband and children, we were not able to view the property but her happy to meet us there with the keys. Very odd, since living at the property there has been a number of outstanding repairs since reporting them after going through inventory. Our current situation is we have had a leak coming through kitchen ceiling through the spot light from the bathroom just before Christmas which a plumber came out the next day and told us to turn water and electricity off but was not fixed. The leak started again on Monday which I reported and after numerous of phone calls and staff laughing at me as I said it is dangerous. I was told today a plumber will be out next Tuesday, not good enough as I know this is dangerous. Very unprofessional company and staff. This has caused me to have a break down with all the stress, please think before renting a property off this company.... Read more

If 0 stars were possible I'd choose that option. This place firstly does not respond to your emails often enough to check on your queries unless you have visited Diane in person which then defeats the purpose of good communication between letting agent and tenant. Secondly the Landlords chosen for properties to let for are disgraceful. I couldn't describe how disappointed I am with their starting process with viewing to sorting a tenancy agreement for letting. I'm going to share our personal experience so you don't have to go through this yourselves. When viewing the property last November (2019) We entered the property 188 Sandyford Rd looking for a house to settle 5 students for with the expectation of a good property. New to property hunting we walked in, an older style house with some outdated features but nothing to make you look twice at it. We were shown the living room which was the room was blacked for whatever reason the lights weren't working but it seemed warm and the students cosy within. We went further into the kitchen where there was some scaffolding sitting below a patch in the roof where a small damp patch was above. We asked about the repairs to which the landlord who was showing us the property guarantees it will be sorted by next year, no issues there we were assured. Following the upstairs areas they seemed fairly tidy and spacious, bathrooms looked a little cheaply put together with the poor laying of the loose lay vinyl flooring. We finished our viewing happy and started sending across details. The Covid pandemic hit in March and our contracts were left to be sent across to us until mid June, which is understandable. Firstly our contracts did not match what price was agreed to the statement said in emails which was considerably less than what we were expected to pay but this was not addressed until we brought up that our housemates were signing different contract for the same property, it was fixed 3 weeks after our email (1 week to move in ). Upon arriving in August we entered the house with the entire house smelling musty and old, looked in the kitchen and found half the ceiling bowing with damp and mould. Mushrooms had been growing on the side of the walls by the back door.The scaffolding was removed and no signs of repair. We went upstairs to the bathrooms where we suspected damp was coming from. Opening the shower room we looked up to notice the roof panel was missing into the attic and through this you could see the sunlight through the holes between tiles which hadn't been repaired. The neighbouring bathroom upon opening the door had an odour so strong you'd cough upon entering with the flooring ripped up and damp around the toilet and sink. These were the some of the major issues and as a result led us to refuse staying there and requesting our money back from deposits we laid and contracts we signed should be deemed void. They told us it wasn't possible to be released from the contract because we couldn't receive contact from our landlord who was abroad at the time visiting family. We requested if it was not possible to be released then the property should be repaired and us compensated in the meantime. Three weeks went by and not response from the landlord. We had no information on what would happen to the property so requested again to be released. They refused so we got solicitors involved and 1 month later of action from solicitors we received our money back and a release from our contracts. The cost of the solicitors was £1000. If you read this then I urge you not to go here and to look at the star ratings as they're there for a reason. I wish all of you the best in finding a good letting agent.... Read more

Where to start with Charles Lamb, I had an experience so bad it made watching childbirth pleasant. Our wife tried calling the staff and they would not answer the phone and when they did they was just abusive. Their building stinks of cigarette smoke and is overpriced. I would never recommend using a proper from this lot even if it would cure corona.... Read more

LANDLORDS BEWARE! EXTREMELY INCOMPETENT! Our experience with this abomination of an Estate Agency: We've found a great place to rent in early September. Started referencing and draft contract signing process. Easy right? WRONG! Georgia (Letting Admin) who was put in charge of this process is extremely underqualified and lacks even common sense (mind me, she joined like 5 months prior) as well as Diane Mutch (Head of Sales & Lettings) are both extremely incompetent and irresponsible. Couldn't answer on simplest questions let alone being anywhere near helpful. On top of that Georgia supplied referencing agency with the contract details which contained multiple mistakes: from errors in the names to the tenancy start dates (she put today's date as a start date TWICE!). Not only that, she was trying to fix those while creating new mistakes in the following versions of the draft! We decided to pull out as we it was just extremely unprofessional and looked like a joke. Then two months after we discovered that this property is still on the market. You know why? Because of terrible reviews. And rightly so. But we decided to give it another shot this time approaching the contract with as much scrutiny as possible. We got to a stage where all the referencing was done. But AGAIN there were mistakes in the draft contract. Like is it this hard to bloody type names and dates correctly?! Okay we got through it. Next thing - they require a guarantor for my spouse who is supported by me (with my income 5x more that the rent). Why would you need a guarantor for a family member when the other family member is fully qualified to pay the rent? And landlord doesn't care who pays it as long as rent is paid in full. Okay, I decided to act as a guarantor for my spouse to just shut them up. But no. They declined it. And the referencing agency confirmed that Charls Lamb not supposed to ask for a guarantor from my spouse with my income. Waste of time. This company is a joke. I can't believe any landlord putting their business in their hands as they clearly deter prospective tenants. AVOID.... Read more

Avoid this agent at all cost. My daughter stayed in one of the properties they manage. When she left in July this year they've made unfounded and massive deduction to the deposit, not factoring in the pre existing condition and still haven't paid the balance. Apparently the person who sorts payments is on longterm sick!! Madness -now going to use dispute resolution process. A further update - Its now NOVEMBER. NO deposit repaid to date. We are using the deposit insurance and failing that will take the matter to the small claims court - AVOID THIS Agent at ALL COST!... Read more

This is a truly appalling company. They have no redeeming features whatsoever. Zero stars would be more appropriate for them. I have rented properties for more than 20 years and I have never come across such an incompetent, rude and unhelpful group of greedy and lazy individuals. They never answered my phone calls or emails or explained why they did not returned a deposit-which I can therefore only assume that they decided to keep for, themselves, since they have given no other reason not to return it. They somehow manage to make life a misery for both the landlord and the tenants-not carrying out inspections for the landlord and not carrying out basic repairs or maintenance for the tenants. As a result the flat is left n a terrible state for the new tenants or the landlord to clear up. I would strongly recommend that you have nothing whatsoever to do with this company. How this joke of a company remains in business is beyond belief.... Read more
