Genuinely the worst experience I have ever had with an estate agent! I drove all the way from Cheltenham to move in and was told I could only move in if I could pay for all other tenants deposits, even though there was already a member of the house living in there. The house was a tip when we moved in; broken blinds and windows that won’t open; rubbish bins in alley way and hidden throughout garden; heaps of rubbish and unused timber on the balcony; and worst of all, a bathroom they had built that year that leaked and was covered in mould after about 2 months. We made them aware many times throughout our tenancy of the problems (on e-mail with photos) but they did nothing. They then decide to keep our deposits and charge us for all the renovations they decided to do - on problems that exhausted before we moved in. We disputed this for over a year, where they didn’t reply to us once, they didn’t provide proof that we caused the issues that needed rectifying and they didn’t provide any receipts for the costs they were claiming for. I have heard similar stories from many other of their tenants. DO NOT USE THEM - THEY WONT REPLY TO YOU, YOU WILL LOSE MONEY and YOU WILL LIVE IN BARELY LEGAL ACCOMMODATION.... Read more

The worst letting agents I have ever had the misfortune of using - even as a student. Despite having several months to prepared for our arrival and promises of "refurbishment" no one had even looked at the property to remove all of the rubbish left behind by the previous tenants. A bed was broken and took several months to be replaced. Over the year it took them months to resolve issues, even as simple as fixing broken doors or windows. Finally, at the end of our tenancy despite promising a £150 worth clean, the tried to charge us £190 on our deposit for waste in the garden that was left by neighbours AFTER we had left and for a clean we were owed, despite the fact that we left the property in a MUCH better condition than we found it. I have been trying to get in contact with them but they refuse to speak on the phone or answer emails. I have picture evidence of how we found the property and how we left it so I'm not surprised they do not want to own up to their disgusting behaviour of leaching off of students.... Read more

My housemates moved in before me and ended up having to clean the entire house, which took them over a week because of the filth the previous tenants and the ‘refurbishment’ people left, despite there still being stains all over the wall and carpet in a very scruffy state. We contacted Charles Perrett in addition to the landlady privately multiple times about problems including the broken lock in the bathroom in September (2019) only for nothing to happen, in fact it is still broken to this day (July 2020). On moving out we have received charges for the state of the walls, a cleaning fee despite personally vacuuming the entire house’s communal areas, which is taken out of our deposit. I find this ridiculous after the effort my housemates had to put in at the beginning of our tenancy and very much doubt they will even use that money for the cleaning like they blatantly didn’t before we moved in. The icing on the cake is the mouse problem we had for two months straight. We called every other day to get it sorted however instead of fixing the gaps behind our kitchen cupboards (where the mice were getting through to eat all our food and defecate in our cutlery and plates etc) we were given maybe 4 flimsy mouse traps, because it was ‘too expensive’ to fix. Charles perrett deleted their old Google account and old reviews which were terrible . I used Charles Perrett and throughout the duration of my tenancy they did not fix any issues. They were unresponsive and attempted to take the deposit until we treated legal action due to their breach of contract. They did not perform any of their duties as an agency. During the year we had a shower broken, from the day we moved in, despite emails, calls and discussions during inspections, this was not fixed by the end of the year (12 month contract). The fire alarms were all not working and out of date, a major safety hazard. Terrible choice for students or adults.... Read more

On getting keys to the flat, we had to ask bout where our car parking spot was as it was a) advertised as private parking included, and b) we were told on our house viewing that parking was secure and underground. 2 weeks later they told us our car parking bay number that was outside (not secure). We were told that the man that gave us the viewing was "no longer working at the firm" and it was our fault we should have checked via email. The £120pp agency fee was said to include contents insurance (no longer the case), we asked consistently through the tenancy to see a copy of the insurance to see what was covered but we never got any paperwork back. We moved into a filthy, mouldy, dirty, damp flat that CP couldn't care to get cleaners in for over a month after persistent phone calls and emails. (bear in mind they charge a £120 fee at end of tenancy for exactly this). Windows had a draft which they fixed (after a month) by sealing the windows up making them unopenable. A live non-isolated wire hanging from the wall in the bathroom that didn't have a working extractor was very concerning, but CP didn't do anything until we contacted the council expressing our concern, which they shared and got CP to sort it the next day. The boiler leaked for over 2 months, at a cost to our water bill. The washing machine broke and had to wait for over a month (again) for a replacement, costing us to go elsewhere to wash our clothes. The list goes on and on. My best advise would be to black list this company as they aren't at all customer oriented, nor care about tenant safety (ignored emails to fix a live open wire). Daniel (the man that deals with maintenance) is as useful as a broken bucket, he cant be held to his word for a call back, and if you call him back the office will say he's out. The office is a lovely place before they take your money, but it becomes very hostile if you go in asking for maintenance to be carried out. Would rate 0/5 stars if possible.... Read more
