Really couldn’t be any worse if they tried. I have rented a property from them for the past 3 years, and for at least 2 years of this we have been asking them to fix structural issues with the property - a window which leaks every time it rains heavily, and extremely bad damp (so bad that we can’t use one bedroom as a bedroom anymore). Photos attached. They have consistently ignored emails about these issues, or said that they would do things to sort it, then didn’t. They say they will call me, then don’t. I am told by staff that they can’t do anything but will pass my emails on to ‘Bill’ - I have never once actually heard from this legendary Bill, but I believe he is a director of the company, William Swordy. They have refused to give me a contact address for the landlord, which is illegal. Today I got so fed up with 2 years + of chasing them that I have reported them to the council. When I told this to Amanda on the phone she said ‘I would have done that months ago if I were you’. So in summary, so bad that even their own staff think they should be reported. Oh and just noticed that amongst the many 1 star reviews for this property, the handful of 5 stars are almost definitely fake - Zoe Pearson for one is a director of the company.... Read more

Today I suppose to have viewing to one the property and I didn't receive any confirmation message or email. So I decided to call them and one of the officers for this agency said to me I am afraid that you are not scheduled for today. I said to her how I know the time if I am not on the list. I told her that is not my fault, and I want to have viewing today as it should be arranged. She said I can't but I can arrange for next week. I told her to let me speak to her manager but she said he is out and will come after 12 pm. I have asked her who is responsible for this property she said anyone and refused to give me information.
Poor communication with people and thanks God to let me know that before I rent property with them because I will not deal with someone didn't respect his responsibility.... Read more

They forgot my appointment and they lied to me saying they called me the morning of my appointment to confirm, but (allegedly!) my phone was off. Bloody lie!!!
The women who was supposed to meet me had told me they would call and therefore I kept an eye on my phone... It was on all day!!!
As they did not call I decided to call and ask if someone will come and meet me at the property. Same women. She said there is nothing on her schedule and then lied they tried to reach me!
Even if they called and my phone was off (which it was not!) why didn't I receive a notification that someone called me? Or a mailbox message???
Is she from 1990 or what? Never heard of mailbox or call notification messages for mobiles when she made up her lie?
I wasted £12 to come from another city for this viewing.... Read more

which company takes money (and they only deal in cash) and gives no receipt???
Which company admits that they don't take any notice of reviews written by previous clients who have been unhappy with the way they have been dealt with???
Which company says that your the only person applying for a property then within less than a week tell u the property has been given to someone else???
In my view this company takes money and doesn't do a right lot for the £72 that they charge..
Please read all review..
They do advice you to check your spam box in case their absent emails from them go in there...
They belong in your spam box because this company scams people out of money...
If they charge just 10 people £72 (non returnable) to view same house their onto one hell of a good thing..
I am awaiting a phone call from the manager of this company but I won't be holding my breath...
For anyone looking to rent a property my advice would be to use a reputable one...and copleys is defiantly not a reputable company and should be avoided at all cost... Read more

The pros:
The staff are friendly and nice to deal with
They did everything they said they would when I moved into the flat except replace the carpet in the bedroom(it was in an absolute state when I first looked round but it was refurbished as they said it would be)
When I did hand in my notice, unlike other reviews on here they do text me to say when people are viewing the property - however you'll see in the cons they really shouldn't be taking any viewings!
The cons:
A recent experience has caused me to lose all faith in this company. I found droppings under the sink, I reported this 2.5 weeks ago and we are still unsure whether it's rats or mice.
The fact that no one really knows really shows that not much has been done. I get the impression that this is a problem with the building as a whole and something that has happened before as the day after reporting someone came round to board things up and the agency are trying to get the people that look after the building to deal with it. This is all good and well as it sounds like a problem with the building, but it's not nice being on the tenant side and not been able to live in a flat which you are paying for.
I handed my notice in straight away after discovering the infestation. There's was no offer to write off my last months rent as the place is inhabitable as they still haven't sent pest control in to determine if mice or rats.
How this should have been dealt with - they should have allowed me to finish the tenancy and not charge the last months rent or as a min a reduced rate. They should have fixed the problem with a vacated property and reletted after or resolved straight away, got pest control in and boarded up. I wouldn't have been as bitter about paying the last months rent if they had sent pest control in and resolved straight away, however still 2.5 weeks later there's still squeaky tenants in the flat.
How this has been dealt with - it seems they've tried to pass this onto the building company, they have tried to board things up but this has 'boarded things in' yikes and they are currently taking appointments for viewing this property when this hasn't been resolved.
*Warning - the flat is very tidy but look in cupboards on viewing anything in the city centre, especially under the sink...... Read more

Absolute joke! Avoid even if it means being homeless!!
When viewing the property the gentleman showing me around advised that any furniture I did not want would be removed. I advised I didn't need any of their furniture as I had my own. Upon moving in, the property still occupied a bed, washer and cooker. When I rang and explained all the furniture was supposed to be removed, the woman would only agree to move the bed and refused to move the cooker and washer. I was a new, single mum at the time still recovering from a c-section therefore couldn't move the furniture myself. This meant I had to leave my own cooker and washer in the garden which then became damaged from rain water, to which I was not compensated for!
The toilet then leaked. When I reported it the woman said it will be 'condensation' despite my efforts to explain that it wasn't. Water from the toilet then came through the ceiling into the kitchen, it wasn't until it was this bad that someone was sent out.
Not long after the above incident, whenever it rained the rain water would seap through the roof and drop into my baby's rooms just missing her cot. It also came through my bedroom wall, dripped into the living room and blew my t.v, wii and PlayStation, none of which I was compensated for! The rain water even seaped through the front door and reached half way across the living room (I still have the videos of this). Despite my constant calls they only came out twice, checked the drains and said they 'could see no issues'. It didn't get sorted until I managed to get the landlords number and was crying down the phone!
I once came home to find a note stating 'I came to the property today to check your fire alarms, I will come back tomorrow. If you are not home I will let myself in with keys'. I was beyond fuming that they felt it was acceptable for them to just tell me they will let themselves in!! When I rang Copleys to complain they at first tried to justify it until I became quoting the law!! I didn't even get so much as an apology!!
There has been at least twice when they have indicated I needed to pay the full rent when I didn't, making me short for money for the month and put me in front with rent by eight months!!! The most recent incident, I was in credit by over £1000. Not once did they ring to explain this or to advise that I stop making payments, they just kept taking my money!! When I said I wanted it refunding the young ill mannered man was enough to turn a nun violent! He said that I 'should have put the money into a savings account' then questioned why I was paying rent then. When I advised I was a single mum so therefore make sure I pay in advance and didn't need to explain my finances to him he proceeded to laugh and say 'you are just using us as a bank, you wouldn't pay in front with other bills would you?!'. Again it took for me to contact the landlord himself before I got my money back!!
Now I have given my notice, they tried to once again tell me they would let themselves into my property! I had to ring and state I needed to be present and they were not to let themselves into the property! Now they are booking people to view after 6pm....I get my little girl ready for bed at this time! The viewing are spread across various days meaning I am constantly cancelling my plans as they don't check my availability at all! On top of this, I asked what details they get from the people viewing as it's so close to christmas and am concerned one of them may come back and rob my house. The man stated they only get a name and phone number and that should I get robbed 'call the police, I don't know what else to say'.
Clearly wether a new or old tenant, they could not Care less about the people who live in the property or the issues they cause for them, just as long as rent is paid.....or they receive more money than they should!
I cannot wait until I do not have to deal with these ill mannered people. They have caused me nothing but stress, caused me to lose out on money and have even caused damage to MY property through their own negligence!... Read more

Nobody is reponsible for anything and yet they are called a letting agency and charge you so much for literally nothing. Leaving a new tenant with a blood stained bed and a broken bed base. I wouldn't recommend using this Property Management Company.
They word that best defines this company is 'Negligence'.
Let's make something straight, first and foremost, James Wetherop and Copleys are the same people. Just a different name and probably company, but they are both the same. Same workers, same office, same everything, OK? Don't be fooled because of their different name.
Only after I finished my tenancy period with them and after I wrote a devastating review on Google, they wanted to amend their mistakes.
Zoe rang me a couple of weeks after I finished my contract with them because she was concerned about my review and asked me to amend it.
After all they did wrong, I feel Zoe actually tried to help, not for my own sake, of course, they couldn't care less about tenants, but for the sake of her company.
I appreciate her help and I can state she's the only person who actually cares about her company. But her help came late. Way too late, and she knows that.
Anyway, regardless of Zoe's late help, Copleys' management is APPALLING and I will tell the full story to whom it may concern.
When I first moved in, the boiler was broken and the washing machine was out of order. I had to take cold showers and wash my clothes in the bathtub. I couldn't believe that was happening.
They should have checked everything was in good working order before renting the property.
But they didn't.
So after so many calls, someone finally came and temporary fixed the boiler... but the boiler broke down again after a few showers.
One morning I found out the water was running cold again and I had to go to work without having a shower.
With the boiler finally fixed, I tried to move onto the next problem; the washing machine was broken.
THIS was ACTUALLY the REAL concern. The Washing Machine.
I saw it in the cellar in my first view and I assumed it worked since nobody explained to me that the washing machine belonged to the previous tenant. NOBODY.
To make things worse, when I signed the inventory, the washing machine was included in the inventory. So I had proof that the washing machine belonged to THEM but they failed to demonstrate that the washing machine was left by the previous tenant. So I could never believe them. I assume they were lying to avoid paying for repairs.
This situation went on for several months. I was getting angrier and angrier. They always use the same trick, they pass the call to one another, promise to ring you the next day and then they never do.
At some point they stopped answering my emails so I got my union involved for legal advice and started talking to lawyers for a small claim.
Despite of my efforts I had to pay MYSELF for a new Washing Machine and I had to pay MYSELF for the removal of the old washing machine.
Which should have never happened.
Apparently, they offered Martin to share the cost of the w.machine and he refused to pay even half. Instead of taking responsibility, all of them decided to look another way and let the tenant pay £190 for a new washing machine. After months of washing my clothes in the sink.
What kind of letting agency does that?
So, if someone's gonna rent 12, Colenso Terrace in Holbeck LS110DE, don't do it.
Martin, the Landlord, is NOT a good Landlord. He is a stubborn and unreasonable man who made things very difficult to me. He is a cheap, greedy owner who won't listen to his advisors. AVOID.
And on top of that, the majority of them are rude on the phone, shouting to you at times. I've never seen a lettings agency like this.
When I moved out, I rang the office offering them to keep the brand new washing machine. I felt hostility towards me as a woman told me 'You just take it with you'. That is..... UNREASONABLE. Totally irrational.
I made them a huge favor by removing the old washing machine and getting a new one for the property. I didn't need that w.machine as I was moving to a new property that had one already.
And yet they force me to take it with me.... Read more

Worst estate agent ever, staff are very rude and abrupt and will shout at tenants. Don't answer emails. Don't pass the tenants concerns onto the landlord so nothing gets sorted.
We have argued constantly with these about mould. They are not very nice when its time to vacate the property, they book people into view whenever they want they don't ask you first. The all contradict each other, and half of them don't know what they are doing. And the biggest thing of all, they are keeping our bond from us with no reason too. they are keeping our bond unfairly and unlawfully. AVOID LIKE THE PLAGUE unless you want constant abuse and disgusting attitudes from the children who work there?!!!!... Read more

i put a review on as i was disappointed with the service since then the company have been really good now we both had a chat they have took over the tenancy for me as it is rented to sell they now manage the property with a view to sell it for me as a investment cash sale as its a prefab property i have tried many of the usual companies they are all as bad as each other thats what i though about copleys but now i used other companies i have realised that with the house having mortgage problems its not that easy to sell but its in good condition with a good rental and very big it needed a specialist company who deals with investors hopeful now the misunderstanding has been sorted out the house will be either sold or kept with weatherops as a rental bill has been actively looking at find a investor i will give it a four for rental as the worker didnt really go in to detail about the rental nor did they put us in a private room to do the paperwork only at the front desk...
