Currently renting a house from HOP. We moved in on the 1st July and reported various things wrong with the property. These still have not been corrected and we currently have an illegal light fitting over the shower which HOP said they would fix 2 months ago! Our emails are usually ignored, for example we had no hot water for 5 days as no one was replying to us. For any first years trying to find a suitable letting agency, HOP are not recommended by my housemates.... Read more

I let my property with HOP (formerly Let Leeds) since 2009 and would recommend them to anyone looking to let property in Leeds. I have just sold the property through their amazing sales team, headed up by Lucy and have been incredibly impressed with the support I have received every step of the way. Lucy goes above and beyond to keep things running smoothly. Living overseas could have made keeping in contact challenging but thanks to Lucy I was kept informed with everything I needed to know at each stage of the process. In stark contrast to my experience with the former managing agent, Josh has demonstrated a high level of professionalism, keeping me informed of all critical issues and taking pro-active steps as necessary. As a student of three years, I have had some really bad experiences with moving into new properties. HOP have completely changed my mind this time round as they were honest and clear of what was happening, the pick up of keys was easy and the new property was in a great condition when we opened the door for the first time. AVOID LIKE THE PLAGUE. Changed their name from Let Leeds to hide from their dirty history. They never action repairs in a reasonable time. Actually so far as to ignore all repair requests on their digital maintenance form unless you literally nag them for weeks even when it's serious like the door won't lock because the frame shifted due to ongoing subsidence. Currently 2 and a half years of subsidence and their straight up lies about maintenance requests. Took nearly a year for them to even acknowledge it and get the insurance involved to measure it, though yet to do ANY remedial work regarding literal holes in the wall. Currently got the council on their case and they told the council officer we never even complained about issues which even the council had themselves brought up with HoP months ago. (So caught in a bare faced lie) Don't even bother contacting them about minor issues like built in wardrobes doors being broken... 7years living here and they never fixed that from the day we moved in (with the back yard full of builders garbage we had to clean up)... Worst estate agent I have ever encountered. Good luck trying to buy a property from them. They never answer the phone and won't return calls after leaving my number multiple times. We wanted to submit a higher offer for a property as were keen but due to this estate agents negligence we were unable. We have avoided trying to buy any of the properties that they list in Leeds. Don't sell with them they won’t try to get the most money for your property.... Read more

Viewed a property in January and pulled out in April due to Covid and misinformation given at the viewing ... Lost £180+ holding fee even though most businesses were doing refunds as of the circumstances.. Roll on to November and I get debt collector bills for the property and HOP say its my fault because I didn't tell them even though I have proof in emails that I did. Happy I stayed with my current letting agency after all this... Read more

Very easily the worst letting agency I have ever had the displeasure of using. We moved into a filthy property with so many pre-existing problems for example the living room ceiling almost collapsed. Our primary estate-agent called Rosco was simply appalling at his job. He never responded to numerous emails we sent regarding problems we had with the house and would often turn up unannounced to the property. Despite the majority of problems with our house existing before we moved in we were practically conned and lost the majority of our deposit. We were all in final year and during the January exam period we had building and renovation work in our living room and kitchen which we did not agree to or give permission for this to be done during our exams as it proved to be extremely noisy and disruptive. Later they then attempted to force us to pay for this renovation despite the fact that it was required anyway. Another massive problem in a long list of many others was the fact that the fire extinguishers had not been serviced since 2008 (11 years before we moved in). These are legally meant to be checked and serviced every couple of years for the safety of the tenants but unsurprisingly they couldn't care less when we tole them the issue. The fact that they have recently changed their name from 'Let-Leeds' to 'HOP Property' due to the awful reviews on their previous website should be enough evidence to dissuade you from using this appalling service. Don't be fooled by their current reviews, they encourage every tenant that has just signed a house with them to leave a 5 star review and comment in exchange for beers/snacks etc so their current review is completely fictitious. I cannot express enough how you should avoid this agency at all costs as I have had plenty of other friends use them and have exactly the same problems if not worse. There are a huge number of numerous respectable agencies which I would advise you use instead of this company.... Read more
