If we could give zero stars we would. Complete disgrace from this company. They are compulsive liars and do not do due diligence on some of their developers. We are now in the lengthy process just to try and get some of our money back but that is looking very unlikely now. This has been the worst 18 months in our lives and we see no end in sight.... They will sweet talk you into taking your money by misrepresenting facts. They basically represent fraudstars and seem to be a part of the schemes as several listed properties are subject of administration and litigation.... Read more

Biggest scam in living history. Many investors who have put their entire pension pot in a worthless investment and it’s costing them even more in legal advice to plough something back but we will be lucky to get half of what Emerging Properties promised. Champions in deceiving investors, more than 1400 investor fall into their trap as leaseholders for Students Properties with Alpha. They promised 10% ROI however the properties are generating 0 income. Stay away from them and don't be fooled.... Read more

They promise and assure guaranteed rent returns at 10% but these are fake and false guarantees. They assured that the Developer and Seller will guarantee rent returns but these were fake and false guarantees because the Developer and Seller never honored any such guarantees. With many such deceptions and false representations they make Buyers to pay 20 % premiums over and above the real value of the units.... Read more

STAY AWAY. This is NOT a good business model. I have not received any returns on my investment yet, its been overdue since January and I can't even sell the property I have now. The communication from Emerging Property and the developers has been scarce and vague. The lawyers that emerging property has engaged, just keep repeating the status quo instead of taking the developers into administration, and every month they keep asking for more money without any plan or promise of results. This so called "hassle-free" income scheme does not work.... Read more

These guys are a bunch of liars. Please don't give away your money to them. Promises of guaranteed rent are a total lie. And when the project you've invested in goes under (they all seem to...) then you're suddenly left with nothing and nobody to turn to for help. The returns they're offering seem too good to be true? There is no such thing as assured guaranteed hassle free income. It's all a SCAM. I made two investments through Emerging Properties. Received rent from one for only one year. The second never paid even once. It's all a mess now and nothing but a horrendous experience. The management company is bankrupt. The administrators have prioritized their fees over unpaid rent. There is no income only hassle. Don't waste your hard earned money with these guys!!... Read more

My wife and I purchased a few units with Emerging Property. Our consultant, Matt, was very helpful throughout the process and didn't seem at all put out by our long list of questions. We are planning to expand our portfolio into student property too, but waiting to see how things work on these for a little longer. So far so good, it's been 8 months and payments have all come in on time and as promised.... Read more

I have 2 investments with Emerging Property...one is Q Studios and the other is one unit in Ilfracombe. I had received my payments for Q Studios since investing about a year ago. However ,I just received an email regarding both my investments saying there is a problem and they have not paid the rental for both the investments on 1st January 2019. The same email with the same problem for 2 different investments with Emerging Property. This is outrageous and wanted to know if anyone else is experiencing this issue and what are they doing about it. This is not in accordance with the contract and I am worried about all the money I have invested with Emerging Property to date.... Read more
