Our Elephant and Castle Estate Agent office sits in the centre of the £3bn regeneration project of Elephant and Castle, with excellent transport links into central London and the City of London by Tube, overground and bus, and close to Borough, Southwark, Kennington. The area benefits from enormous local investment, with a growing variety of restaurants and cafes, shopping and community spaces opening. Avoid renting a flat with Gordon and Co. We rented for 1 year, and they attempted to keep 80% of our deposit based on made up damages that were existent before we moved in. A lengthly and stressful process to claim with the DPS, resulting in Gordon and Co dropping the majority of the claims. The flat was on the market for sale, and we're convinced they were pushing to keep our deposit to fund a redecoration. Very unethical practices and thank goodness for the DPS.... Read more

Gordon & Co have managed my apartment in London for the past 10 years during which they have given excellent service in all areas which has ensured that I have had very little to do during this time. My main point of contact throughout has been Dominic Foye who I have to say has been a pleasure to deal with and given a truly professional service as has his colleague, Lisa O’Donovan. It was therefore an easy decision for me to instruct them to sell the apartment this year which has now completed. The sale was dealt with by Lenard Pap and again the service was exemplary. He managed the day-to-day issues quickly and efficiently as they arose and ensured everything stayed on track through to completion. Lenard also carried out all the liaison with my tenant and managed a smooth vacation to suite both parties in timely fashion for completion. Nothing was ever too much trouble for Lenard and emails were always responded to promptly which is essential when keeping a progressing sale on track. I could not recommend Gordon & Co highly enough given the past 10 years of first-class service I have received from them. I only wish they covered the Suffolk area!... Read more

Avoid them unless you want to get ripped off! The positive reviews come from people who moved in, but not those who moved out. How do I know? Read below. After moving out of one of their apartments on June 11th 2022, they sent me a check-out report 3 weeks later. We already knew they would charge us for cleaning regardless of how we left the apartment based on all the comments from the ex-neighbours and reviews. We cleaned the apartment thoroughly and left it clean regardless. They ridiculously exaggerated how dirty everything was (seriously, even mentioning that items like the door needed FURTHER cleaning). Then, one week later (4 weeks post move out), they sent an email saying that the landlord wanted to charge us for cleaning + damages. The damage charges were so extensive that we became suspicious, especially because they wanted to charge us for damage that we could clearly see in the videos of the apartment we were sent before moving in the year before. They also wanted to charge us 5 pounds per light bulb missing, even though we clearly remembered that when we moved in they were missing. Therefore, we checked the check-out report that they sent us, and saw that it said as if we received the apartment in perfect conditions under the “check-in” section, with nothing broken. HOWEVER, we knew for a fact that there were pre-existing damages, so we proceeded to check the check-in report they sent us when we moved in (one year before), and it stated ALL of the damages. Therefore, they FRAUDULENTLY changed the “check-in” conditions of ALL the items in the apartment in our check-out report so that they would charge us for the damages WHICH WERE THERE BEFORE WE MOVED IN! This included damage to the furniture, to the kitchen counter, light bulbs, etc. Then, we confronted them with this evidence and they said they had to talk to the landlord. In the meantime, the property manager in charge of my deposit went on annual leave for 10 days (over one month after moving out) and none of her colleagues nor manager could do anything about it while she was away. So I had to wait 10 days for her to eventually go back to the office, tell me that the landlord had agreed to waive all damage fees (obviously, they were clearly pre-existing), and release the deposit, subtracting cleaning fees. They deducted 305 pounds for cleaning for a 52sqm apartment. When we called the cleaning company that had issued the “invoice”, they told us explicitly that they had not cleaned that apartment on the day of the invoice. The person on the phone then became agitated because they realized we were suspicious of Gordon & Co. Then, they proceeded to tell us different (lower) prices for the cleaning services than the ones on the invoice (their website also has different prices), even though they mentioned that Gordon & Co was a major client of theirs. Why would their charge a major client MORE than a random caller wanting to use their services for 1 apartment? Suspicious. It took 1 month and 15 days to get the deposit in my bank account after moving out. We had to spend hours checking the different check-in and check-out reports (110 pages each), and comparing them because of their fraudulent behaviour of changing the conditions from one report to the other; all to try to rip us off for a few hundred pounds. Then, we had to chase them for answers multiple times a week, waited an extra 10 days because someone went on annual leave. Everything was very suspicious and I do not trust anything they say. I personally doubt this was a one-time thing, so I'm posting this to make current tenants aware of this when they move out. Do not trust this people with your hard-earned money. I will never rent with them again, and neither should you.... Read more

Having recently moved to London, I was quite wary of the real estate market and the estate agents - as everyone single person I knew had major complaints even in a basic letting process. After interacting with multiple agents that in fact lived up to that reputation, I came across a posting by Kwan Tang. From the tour of the unit up until move-in, the process with him ran smoother than butter. He kept me informed of the developments at each stage and guided me through the entire process, in a way that made me feel he was also looking out for my best interests and wanted to ensure that I had a good experience through my tenancy. He was very open in his communications and always accessible. As opposed to agents who disappear after signing of the agreement, he still maintains that high level of responsiveness even after I have moved-in. I recommend Kwan and his Agency very highly - as they are quite different (in a positive way) from others in the market.... Read more
