The deposit is great for a first time buyer yet not all residents are respectful and well mannered within this new establishment, as I have first hand witnessed multiple drug deals in and around this estate. with this I am deeply outraged as this was promoted to be a new crime free enhanced environment, I was told this would be a new beginning of Wealdstone and after smelling cannabis (even in the lift and public areas) and feeling intimidated I do not feel comfortable staying here.... Very rude and unprofessional service. They alternate between completely ignoring you when you are interested to buy, to harassing you with calls multiple times a day and messages on WhatsApp which I told them not to do. I showed up for my first viewing and was turned away and told to go to another location which was closed. I then called the number I had and the same person who sent me away told me to come back to her. Despite me informing her of my appointment she had assumed I was there for shared ownership which I found judgemental and dismissive. She did not even apologise. When I informed her I was insulted she pretended to be on the phone and as if though she could not see me which was really strange. They honestly believe they are superior to everyone and customers are just numbers. I have been to the showroom several times and I am 100% sure that once the sale is complete you will not be looked after. Apartments are overpriced I did not feel right spending my hard earned money with this development, this should be a happy experience not one where you are begging to be treated as an equal.... We have just reserved our flat at Eastman Village. The staff at the Sales Office have been very helpful with our queries. Dhilu is the person with whom we have had the most contact with. He has been extremely helpful and friendly and has shown the show flat twice with so much patience and made us love the place and the model of the whole project. He understood our needs and fully respected our views and explained all the options in great detail. Few issues were bothering us at the last meeting but he assured us that he and his team would do their best and get answers for some technical issues, which are outstanding and we should not worry about them as they will be resolved. All in all, our journey so far has been very happy and we look forward to moving to the next stage. We hope all gets sorted out and we will be the residents at the beautiful Eastman Village soon.... Just wanted to share my experience with Barratt London and why I have given 5 star rating. Firstly I start with say thank you to Chris and Dhilu, for all the support you have been providing me so far. Recently started the process of buying a property with Barratt London. Buying a property is a daunting process, but with Chris and Dhilu I haven’t felt that way at all. Both are very professional, efficient, friendly and given me a platinum service from the day one I started the process. I know you can't give 100% satisfaction to every client, but I can feel that already from the service that I have received so far. I dealt with the very helpful Chris Edmond at the Barratt showroom who patiently listened to my requirements and guided me through the options available. I was always fully supported with the hand over process whether by Chris or anyone else in the Barratt team. Upon completion I had immediate access to site managers, a person assigned to the hand over process, onsite help with any plumbing or electrical questions and any small snagging issues. Once I had moved in if ever I needed any help whatsoever it only took a phone call and I had someone at the door kindly offering to solve any issues. This immediate support is exactly what you need at this time and simply gives you that piece of mind when you need it most. I'm happy to recommend Barratt Homes, the Eastman Village in particular and am excited to see the ongoing development of the estate. I already feel a sense of community. I’m a first time solo buyer, overall my experience purchasing and moving into my flat has been pretty smooth. I actually visited the property 3 times before making an offer and each time the team made me fall more in love with my potential first home. We’ve been relatively happy with the quality of our townhouse in Eastman Village. Especially happy that the windows are well insulated and the house is so quiet even though there is construction happening everywhere. The fact that they made sure the windows were sound proof is appreciable. They’ve been extremely prompt in handling all our snags, very forthcoming and have fixed snags in a timely manner. But I wanted to specifically highlight the fact that they went out of their way to change the parking layout when I notified them about my disabled son, they made sure we had plenty of space around our car, considering the council has been strict on parking availability on the development and their isn’t enough parking spaces. Shout out to Josh for helping with everything. And not to forget the site director Danny Masters and Manjeeta for always being available to listen to our problems with snags and other issues.... The Eastman Village sales team have been absolutely great! Ever since the first interaction with us expressing interest in one of the flats, to the offer process and reservation, to completion and handover - they have been an absolute pleasure to deal with. Even post-completion, their help with resolving identified snags as quickly as possible within their capacity, their personal and human touch and their willingness to help with random requests; it all has made our time at our flat so far amazing, especially with the current situation and the repeated lockdowns. You think you are buying a property that you can own and enjoy. Think again... Despite paying a small fortune for your property, you can't even enjoy some privacy on the balcony or terrace because Barratt are so worried about future sales. Forget the current residents and their rights and enjoyment of their homes, this is a no no! From doing extensive research, the clause in the lease CAN be changed but of course Barratt don't want to go out of their way for their customers especially once they have your money... Bought a flat in march and everything went smoothly until we moved in. Several snags were raised which were solved in a decent timeframe initially, however once the nhbc survey was completed everything slowed down. There is construction work going on all the time, noise and environmental pollution and workers and machines on the ground whilst we work from home because of covid - fair enough as we cannot expect the works to stop because of residents, however when we implemented measures to protect our privacy, we have been forced and threatened with legal actions - at the time of buying we believed that our balconies would be semi private and not have open wide railings (the balconies in the flats that we saw were not like the ones we got when we moved in). We secured some low privacy and wind screens for our protection, privacy as well as to minimise dust and pollutants from flying on our balcony from the construction sites. Barratts waited till the nhbc survey were completed before forcing us to take these secure screens down. Note these are not heavy screens and do not compromise the structural integrity of the balcony, merely a type of “wind breaker” that you can buy on amazon, and fasten securely (removable at any time but won’t fly off). Taking the screens out means that we will now have zero privacy, zero protection from pollution and dust from construction site and zero protection for us and others if our plants or pots fall off the wide railings of the balconies or fall on our balconies from top floors. Taking such a forceful measure in a time when everyone is down morally and mentally and locked in at home because of covid goes to show the inhumane side of barratts. There is absolutely zero consideration for privacy of leaseholders - thoroughly regretting my decision. Barratt, as the freeholder, have been pressuring leaseholders and the management company to enforce a clause in the lease to force us to remove privacy screens that we have securely attached to our balconies. Note that these are not high (below railings) and have been secured in many flats as we get zero privacy from the construction works ongoing - especially during covid when we are working from home. We are unable to enjoy quiet use of our balcony as there is noise, pollution and dust flying around all the time. The privacy screens were installed by many leaseholders as a way to minimise dust and pollution as well as protect our privacy and to prevent items from flying from the balcony (ps i am referring to items allowed as per our lease such as pots and plants). Not sure why we paid a premium for a flat with a large balcony if we cannot enjoy it quietly and privately. Moreover, we were led to believe that our balcony style would be similar to the first building on the site - that is, not with wide railings. Once we moved in we realised it was completely different - the railings are so wide that our feet can go through, therefore not making it safe for having plants, kids or pets. Barratts also seem keen to enforce this rule when they are themselves using pictures of balconies with privacy screens in their advertising materials - talk about double standards. This just goes to show that they will do everything to make a sale but once you have bought a flat, you are made to feel like you have no say whatsoever and there is no room for any sort of discussion or compromise. Whereas all mistakes from their sides are completely gone unscrutinised - lifts were not operational for months when we moved in therefore had to take stairs to move heavy furniture, water supply issues have started already with no clear guidance as to who is responsible for resolving, parking issues were only recently resolved with barely and protection for those who have bought a bay (the only option if someone else parks in your space if to contact pcm and in meantime park your car elsewhere), and many snags still pending resolution. Just goes to show that instead of focusing on solving leaseholders issues they are more focused on enforcing unfair clauses whilst privacy and well being of residents is completely disregarded. They will ask you to fill in the customer satisfaction survey and wait till everyone has done that before starting to show their true colours.... Read more

I am pleased that I found Barratt - their staff is professional and responsive. I've seen the Eastman VIllage model flat, Eastman village under construction and also seen one of their property Harrow Square - well built and good quality. You may be surprised, I've bought my first property at Eastman Village with Barratt in within a day. Precisely it took 3 hours for me to receive the brochures, view model flat, quote, offer and offer acceptance. I've completed the exchange of contract in 3-4 weeks from the offer. Their staff were instrumental in completing the exchange. Sales team kept in the loop for all possible upgrades and personal choices we wanted to make as the property is under construction. The staff kept pushing for completion and changing the notice time for completion. After given the date for notice formally in email, they still change all of a sudden. All the furnishing is quite poor quality, the super cheap build in wardrobe, and wall paint and doors, very disappointed. I would rather buy a 60 pounds wardrobe myself. Also, bathroom looks very nice in the show room, so we assumed that this is the standard for both bathrooms. However, it was only for the guest bathroom. In the main bathroom, it was just a wall there even without any wardrobe or mirror.... Read more

Extremely poor sales team who apply worst delay tactics to only come back and tell you that someone else's offer has been accepted as they were ready to pay 'slightly' more than you offered. Complete rip off and they spoil the house buying experience of a first time buyer. We have made two separate offers to Barratts and had the exact same experience on both occasions. I am never going to even look at Barratts as an option in the future and will recommend everyone to not waste their time with them as you might lose other great deals out there just waiting for them. I agree their build quality is good but there are many other great builders like L&Q, Countryside and Peabody who have far better sales teams, who are capable of pushing customers to go above their budget without making them feel so pathetic while offering great incentives and most importantly a good buying experience which all first time buyers deserve.... Disappointed in the lack of service by some here. I've visited on two occasions and I constantly feel overlooked and belittled. I am made to feel incredibly small and as if I am not deserving of a home if that makes sense? I came with an agent and they were on the defensive as soon as we walked through the door and argues with my agent in front of me over a miscommunication - completely unprofessional. Other than this there have been two absolutely superb people who really deserve a raise or a better job. Cannot believe I put all my eggs in one basket with you guys. Oh, and STOP insisting over torc24 - they may be experienced with help to buy BUT it has only been in existence for 5 years and they are also very unprofessional and suggest other lenders are conducting illegal practices so we go with them.
