Imagine bushey were the estate agents I had to use to purchase my property. From the very beginning, things did not go to plan. I found Kelly (head of new homes at imagine Bushey) to be extremely difficult to work with. Recommending a horrible law firm (which I felt fourced to use, as when I explained that I would like to shop around, she became hostile, and did not want to work with anyone else, exclaiming to me that "in this industry you get what you pay for"). Unfortunately, I found her genuinely unhelpful, and I ended up speaking to Jamie at Imagine for all of my enquiries. Who unfortunately was as unprofessional as her, making numerous spelling mistakes forgetting to respond and again being generally unhelpful. I eventually did meet both of these people when I (eventually after over 6 months) exchanged on my property. They had very little to say, and they wanted me to just sign the documents. When I pointed out the issues with the property, most importantly, that it hadn't even been cleaned (there was thick dust and paint on all of the surfaces and piles of dirt in all of the corners). Again, they had nothing to say, other then please sign here, and we had "the girls" clean the apartment before you arrived. After my purchase, there has been no after care, no contact at all. I would highly recommend against using imagine Bushey!

The team is very nice getting you to sign a contract once youre with them. They are the least helpful people. Once i left the flat despite confirming everything with them they went back on their word and added random nonsenseical expenses. I was added to an email chain with the landlord and it was quite obvious imagine was trying to take advantage of both the tenant and the landlord. I would never recommend them for renting or property management. PLEASE BE CAFEFUL WITH THESE CROOKS

The worst estate agents I’ve ever dealt with in 32 years of private renting!!! They use repair companies that don’t turn up or complete the maintenance properly. They favour the landlord & not the tenant (even when tenant has done nothing wrong). They assist in the Landlord retaining 95% of your deposit (when no damage or rent owed). I would never recommend or ever use the imagine group again!!! Companies like is this what has given Estate Agents bad reputations. It your a good tenant, DO NOT RENT WITH IMAGINE. YOU WILL BE RIPPED OFF!!

Amir has been an absolute star in helping up sell our retirement property. We previous listed with a different agent but decided to make the switch to Amir and his team who secured a lot more viewings and an offer really quickly. He provided us with a wealth of information and guidance through the process, helping us navigate a swift sale. It was refreshing to work with someone who didn’t think the only way to sell is to reduce the price. The support progressing through to completion was also excellent, Katie did a lot of the driving to ensure we completed within our desired timeline. I tried all the local estate agents in Bushey and Imagine were stand-out for me. They suggested a sale price that was 7.5% higher than all their competitors and within 7 days found a buyer who offered this price as a cash sale, mortgage-free. The sale went though in about 6 weeks, without event, handled by the brilliant Katie and Amir - I would highly recommend Imagine - they simply got the job done without fuss. This is what I needed from an estate agent and Imagine delivered on it. Very happy with outcome.

Sophie was phenomenal right from the beginning. From arranging a short notice viewing, to dealing with some unforeseen issues; Sophie has worked tirelessly to ensure all parties were happy. Refreshing to find an agent who can work in harmony with both tenant and landlord.
This included out of hours emails to keep us posted. The information she shared was always professional, well detailed and transparent.

It was my first time putting a property on the market and being in a chain and I'm so glad I went with Imagine as they literally took the stress away from the whole process and made sure everything went smoothly.
Initially we had valuations done with other estate agents but after meeting with Amir for our valuation, we knew Imagine were the right people to go with as he understood us, was open, honest and very professional. Whilst the other estate agents were either providing valuations which were too low or too high and unrealistic, Amir provided us with the best and most realistic valuation and also went above and beyond to ensure we got nothing less than our asking price.
In fact, Amir has gone above and beyond for us throughout the whole process, providing us with contacts for our EPC as well as our solicitors. Even though Imagine and Amir were handling the sale of our property, he helped us with the purchase side of things despite us purchasing through another estate agent.
I'm so glad we got to work with Amir because he's not someone who treats their job as a 9-5 and sees people as clients - he's passionate about his role, extremely knowledgeable about the property game and will always share his knowledge and provide unbiased advice and on top of that we feel like we have made a friend who we can ask for advice on anything property related!

Extremely disappointed by this company, VERY UNPROFESSIONAL!!! Had a viewing on Saturday morning for one of their rental properties in watford, the agent did not have the decency to show up to the appointment that they set up, after waiting for just over 10 minutes I decided to call the company to find out whats going on. I was told by another agent that they would chase up the matter and get back to me right away, I also want to note that he did not apologise or show any remorse for the situation that I was in. A further 20 minutes went by and nobody bothered to call me back. Disgusting customer service, very rude incompetent staff who are clearly very unorganised and have a lack of respect for their customers.

Imagine were recommended to me by a relative who naturally had my best interests at heart. Her experience had been with Ashley from Imagine Watford. It certainly paid off taking that recommendation. I spoke with Ashley who put in touch with a colleague at Imagine Bushey. I found the staff extremely responsive and more importantly without the stereotypical negative 'estate agent' attitude reminiscent of a wide boy. Amir came and promptly valued my home and instantly I liked him. He was friendly without being over friendly, knowledgeable and respectful and backed up his valuation with facts. I then met James, the in-house photographer who was chatty, friendly and took some amazing photos to market my home. I thought that was it, until i received a visit from Paul who would be conducting the viewings. I must be honest, even though I had instructed the listing to go ahead, I was very nervous about opening my home to complete strangers, but any concerns I had (and they were many) were instantly gone after a visit from Paul. It was like he had anticipated my concerns and reassured me that he would conduct every viewing as if he were selling his own home. WOW! I had 9 viewings booked within less than 24 hours of listing and a number of decent offers to choose from within 48 hours of viewings. My home went under offer promptly due to the responsiveness, experience and professionalism of Paul. Things have been moving along very smoothly and I really cannot fault Paul and his colleagues. As a result, I felt confident in instructing their recommended conveyancing team, who like Imagine have proved to be on the ball immediately. Paul has continued to to advise me on my onward purchase which as been an added bonus. So congratulations to this wonderful team, Ashley, Amir, Paul and not forgetting Katie, my personal case handler. They really do wrap a protective arm around you to ease what can be a very stressful time. I would not hesitate to recommend them. I have had a very positive experience with Imagine Bushey. I have been letting through the Imagine-Group Lettings Agency at Watford since January this year.
I had a chance to interact with Claire Habershon for the flat lettings viewing and arrangements from Imagine-Group. When I spoke to Claire initially, she was very friendly and dealt with us the flat viewing arrangement and the flat letting-in process very professionally. When I confirmed the flat after the viewing, she sorted out the rest of all process with the landlord and got the flat confirmation very promptly. Also, I was supposed to travel out of the country during the let-in process, Claire and her team were very supportive and helpful to make necessary arrangements for the key handover and the letting-in process. So I would say that Claire Habershon and her colleagues are very professional, especially Claire always listens to the problems and she tries her best to sort out any issues at the flat and with the landlord. It's been a great pleasure interacting with Claire at Imagine Group and her team too. I wish Claire and her team all the best for their professional career and the support she & her team provide to the tenants and the landlords too!

Very unprofessional and dodgy estate agents. They wanted me to spend the time being financially qualified with their adviser (which I did) and then decided they want to accept another offer which was going to be lower than what we were prepared to offer.
They way they've handled a sale has been so unprofessional and rude, wouldn't recommend anyone using them.
Seems like its being run by amateurs and feel its right to waste other peoples time!

Tenants left house and garden in a bad condition so there was a claim against their deposit. This took ages to sort out but with help from Kelly at Imagine, most of the deposit was awarded to me. It doesn't cover the full cost of repairs but goes a way towards them. Kelly couldn't have been more helpful, it was her help and support that resulted in a good outcome.

A waste of 8 months,first month wasted showing to developers, looking back they weren't going to pay the asking price or anything near, no proper checks on buyers after, one they sent didn't even have a mortgage in place, we had one offer only once we had opened it up to multi agents, we were stupid to accept there's under pressure from them to accept it, even though we had others by other agents within days of signing up to them. We got off to a rocky start with our property search, unsurprising given the current 2020 climate we find ourselves in, but Imagine have been super throughout. We initially worked with Oliver at the Bushey branch and then Bianca and Jemma, both who have made the process very simple and pain free.
Imagine offer a concierge service once our offer had been accepted, which made transitioning all bills and setting up services, pain free! This saved us hours of admin time, and switching to the most cost effective provider.
For an agency to offer this, whilst being very hands on and responsive, i couldn't recommend them highly enough

We were previously with Purple Bricks and spent years trying to sell our house (not exaggerating). We then decided to try another estate agents and met with 3 including Imagine. Brian from the Bushey branch came to chat with us about the value of our house and their services; he was honest and open from the start about the value of our house and the current market situation which is why we chose them.
They sold our house within a couple of months but even before we had an offer we had many more viewings than with Purple Bricks (who are utterly useless.. our estate agent Josh was good but overall a waste of money).
The post sale service from Laura was excellent. She kept us informed on a weekly basis what was happening, even if nothing had progressed, so I never had to chase them for an update, which was something I'd never experienced before. Everything regarding the sale of our house went through smoothly and quickly. I wouldn't bother with the concierge service however.
I want to say another thank you to Carl and Brian again at the Bushey office because even after they had sold our house and everything was finished they helped us make an offer on the house we are currently buying. Carl was very happy to help with our onward purchase and he looked at the intended house and gave me advice on what offer to put in. My partner and I loved the place and registered our interest right away. The process wasn’t straight forward as there were obstacles placed in our way through no fault of Imagine or the landlord, but through Oliver’s hard work and help, and through the flexibility of the landlord, we were able to complete everything and got our place.

Having previously been with 3 other agents I can honestly say Imagine knocked them out of the park regarding the selling of the property. Initially having Brian round for a quick meeting, it became clear that the others had over valued hence remaing unsold without even a sniff of an offer. After receieving a bit of tough love he got me onboard and the veiwings came rolling in immediately and was notified straight away with feedback from the potential buyers.
It all took a little longer than anticipated to sell but it wasnt an easy house to promote but thankfully we managed in the end.
'Dogged' is the word I would like to use to describe all the salesmen (Dean/Carl) from the Bushey Branch and without their help I truly believe the property would still be unsold.
Ultimately I was taken over to Laura Howard at Watford branch to see the sale through, how she puts up with the respective conveyancers (and myself) was outstanding, I certainly couldnt do what she does with going the extra mile was amazing!
Long and the short of it is that if you want your property to be sold go to Imagine, If you want an over priced home just sitting there with a board outside for ever go with one of the others.

We had a very good response to my request for details of flats in a particular location. Dean got in touch as soon as there was a whisper of a flat up for sale, and we were able to put in an offer as soon as it was confirmed, so moved in within a few months.
We were provided with some details of the flat at an early stage, to give us an idea, and were able to visit pretty quickly to get an idea of whether we liked it. We were later provided with the completed details, which were helpful for planning carpets and furniture layout etc. All of those extra little quick responses helped along the way for a smooth move.
I would recommend Imagine ... I found all the staff I dealt with to be pleasant and helpful in what is always a confusing time.
You could up the game by coming up with an easy check list for buyers and sellers of homes, as to what happens next and what we have to do - most of us don't move house very often and certainly can't remember what happens and who by, etc.
The Concierge offer - to help transfer utilities bills etc - sounded excellent. Somehow this didn't quite happen for us, but that may have been a missed email on our part. Perhaps this is something that could be chased up with clients, especially when they are elderly and perhaps finding it tricky to keep up wiht all the activities and emails etc.>?

We used the services of Imagine Bushey having had an unlucky experience with another agent and during a difficult time in the market. At the time we opted to switch agents, I have to applaud Brian for backing himself and the team in securing a buyer for us in the short window of time we were prepared to instruct Imagine for. Others wanted to tie us in for a minimum period which after 6 months, we were not prepared to do.
Within a week, they secured our buyer. It's quite apparent that Brian (& Dean to some extent) adopt more of a salesperson approach i.e. pushy, compared to their competitors but as a seller, this is exactly what you want. At the end of the day, it's a results business - if it were a personality contest other agents would probably fare better from my experience but that is not to discredit Dean's efforts, who was very pleasant to deal with.
It is for all of this that the rating is attributed to and certainly not the following experience.
Imagine differentiate themselves from other agents through an in house sales progression team, where you're assigned a dedicated individual who becomes a point of contact from the time the sale is agreed through to completion. In principle the idea is sound but our experience of dealing with this part of the business was anything but pleasant and made the whole process stressful. Rather than recognising us as the client, we were often made to feel as if they were seeking to serve the best interests of our buyer over us. Further, whilst on leave, a colleague provided an update which contradicted what we had been told previously and as a result I had contemplated withdrawing from the entire process with only a few weeks to go. Had it occurred half way through the process or had we not already accrued significant cost, we probably would have pulled out.
I have to assume that we are in the minority in this regard as I would expect this area of the business would have been reviewed if it was proving detrimental overall. Ultimately it's this that has left an even worse impression and experience of estate agents overall, which is regrettable given Brian & Dean's efforts at the outset. I'm glad it's not something I have to engage in regularly.

Imagine themselves were great. Dean at the Bushey office was topnotch and helped us find a buyer for our flat quickly and without fuss.
On the other hand the convancers that they put us it touch with were very poor and I have reviewed them separately as such.
But I would point out this was not the fault of imagine themselves and would still recommend using them. Just not the convancers.

They care more about their rubbish road slogans on their website than actual customer service or even getting their sales through to completion. Don't even know where to start with these cowboys. First they managed to push the vendor i was buying from to use one of the worst solicitors around which was basically a conveyancing "call centre" . These solicitors actually gave up with trying to get information from my freeholder meaning I then had to step in and contact the freeholder myself, after many phone calls back and fourth we finally exchanged. Day of completion came and my wife was just handed a large bunch of keys, most of which did not work and the balcony door was left unlocked without a key for it. The apartment was also full of furniture which we had asked for it to be removed on completion. When I called to speak to Brian the so called manager he was very cocky, it seemed he didn't even care and just wanted an argument, told me "well you should have checked yourself between exchange" no Brian I do not have a key and was told this was going to be done between exchange and completion. What manager raises his voice at potential future clients? I was pretty annoyed when I phoned up and instead of trying to help Brian made me even more angry, this is not a manager to me. Do yourself a favour and do NOT use this company. If you see it on with another agent then call them yourself. I had another issue with this firm back in 2010 , a leopard never changes its spots unfortunately

Imagine have been a great help with our recent move for those in the Bushey branch. Jake our lettings agent has really helped go the extra mile with any query and arrangement we have had. Friendly office staff and all documents, communications sorted by Claire again very efficiently.
We had a bad experience prior with John Whiteman estate agents when renting and were offered little help, lack of communication and they were so un- organised, Imagine in comparison to that have been a breath of fresh air and totally opposite. Well informed, well organised and very willing to help! Thank you! :)

We appointed Imagine to sell our house in Bushey having met with other local estate agents who were all very professional and certainly knew their market. The manager, Brian, was impressive and Imagine's reputation in the area is very good. Acknowledging house prices have fallen, particularly at the higher end of the market, Brian arranged monthly meeting with us, kept us informed throughout and gave us his honest opinion on all aspects. All viewings were accompanied with one of Imagines staff. They always provided feedback. I am happy to recommend Imagine estate agents as reputable, honest and transparent.

Fantastic support throughout our buy, from being shown around a collection of homes by Dean, through to being supported through our purchase by Kelly.
It was just under 12 weeks from offer to completion, and at no point did we feel unduly pushed. Lines of communication were great as well.
Have no qualms about recommending the Imagine team in Bushey. Didn’t feel like your stereotypical estate agents, in a good way!

I have just sold my Parents home through Imagine, the house was on the market previously with an online agent who did not manage to perform and secure a sale over the course of several months.
I decided to switch to Imagine as they seem to be the most proactive local agent in the area, after a few viewings the house was under offer within a few weeks.
The sale was then handed over to Kelly, Bushey office, who nurtured each aspect of the sale through to exchange / completion, above and beyond what she should have needed to do.
I would highly recommend Imagine, will certainly be using them again in the future.

I'd be very careful using them if you are considering. I found them to be dishonest and extremely pushy. A horrible experience and wouldn't even consider using them again.
I also noticed replies from them regarding negative reviews on other review sites that the bad reviews must be from their competitors. From experience I doubt that very much.

Very disappointed by my experience with this firm of estate agents. The flat I was selling was initially undervalued by £50,000. I had to ask them to increase the price when I found out how much the flat should be selling for from another resident in the block and this higher price was easily achieved. They failed to tell me that the purchasers' buyer was struggling to raise the finance to buy their property and would be relying on bridging finance because they were also handling that sale of that property and did not wish to lose the other sale. Had I known the true situation I would have put the flat back on the market and sold to some-one else. There were other more trivial matters that I was also less than happy with. Not very professional.

Do not use Imagine Bushey to manage your property.
Here is an email I sent them when they asked me if I would like to continue using their service:
1) There is very little communication from Imagine for the first few months, then out of nowhere i'm being told my tenant has moved out. There has been seemingly no attempt to stop or reason with the tenant, he has left!
2) Instead of enjoying my holiday in New Zealand, I'm now scared my mortgage is not going to be paid, it takes months for Imagine to find a replacement.
3) When Imagine find a tenant, I am charged a second round of fees. By the end of the 12 months with Imagine I will have spent over £2000 on this management service, this is unacceptable.
4) I have spoken to my tenant directly, who has informed me that there is issues with mould in the living room and burn from the kitchen oven on the surface top. He has spoken to Imagine about these problems, and Imagine has failed to raise the issues with me.
5) I have found out from a family member who I have mail forwarded to that there are overdue and final notice bills from the electricity & gas, water and council. I have already requested Imagine to take care of all the bills for my flat, part of the £2000 managed service I am paying, but they have failed to take care of them promptly.
6) When the previous tenant leaves the property in a state that one Imagine agent calls 'smelly and messy', Imagine continue to have viewings on the property! I suggest the place is cleaned professionally, which in turn, the cost is passed to me, instead of the tenant who created the mess. Unbelievable! I finally fight for a 50/50 share of the cost with the tenant.
And then I have an email asking why I am not going to use Imagine.. 'we cannot see any problems that have occurred'.

What makes us particularly happy is the clarity and transparency with which every step was handled - right from the first viewing up to the exchange of contracts. Simply outstanding! We started with another local agent that was very friendly but wasn't getting any traction. We switched to Jason Baker and his team - yes TEAM (as opposed to a bunch of individuals) and they totally delivered everything they said they would, plus more. Single worst experience of an estate agent ever. Unqualified, rude, inexperienced and lacking in all customer service. Perfect example that anyone can open an estate agency with little or no knowledge.
Jason Baker had little experience as an estate agent and has only been an estate agent for a couple of years and the organistion carries no real accreditations.
I encourage anyone thinking of using them to look elsewhere to at least an accredited agent with some experience.
They seem great at blowing their own trumpet but have little if anything to back up their claims

Once on the market Jason and his team, Matt & Aaron lived up to our expectations and we had an influx of viewings initially, followed by a steady flow until we were under offer.
