I thought they were very good. Great service, the staff is very attentive to your needs and requests. I've used them four months ago and I've left a set of keys there just in case and it's free!

James Pendleton specialise in South West London property covering Balham, Clapham, Battersea and Wandsworth. Limited properties coming on to the market coupled with an abundance of potential tenants means that this year has seen a huge increase in competition for properties to let in these areas. This isn’t unusual, and during periods of high demand most properties will let at asking price and above.

The worst estate agents in the whole of London! They are bigger sharks than Foxtons and yet even worse at their job. DO NOT TRUST THIS COMPANY! Fake and manipulative, if they don't feel they can make enough commission out of you they will treat you like second class citizens, impatient and annoyed at the fact that they can't push you into more expensive properties. They have no time or care for you and your needs or the fact that you're looking for your next home. We dealt with a ginger lady name Suzannah. She insisted there were no ground floor flats in London and she would only send us inappropriate properties out of our budget insisting they were our only option. ( This is not true we now have a lovely home with a garden in a safe and well connected area for £300 pcm less than we were shown with Jame Pendleton.) At viewings we got a txt message that just said 'here' and of course, the 'classic', we were double booked with other house hunters to put on the pressure. We were left panicked we weren't going to find anywhere to live if we didn't succumb so we made an offer. Suzannah then rang saying she decided not to submit it but thought without speaking to the owner we should try offering even more that we had put down, which was already over the asking price, as this would really help the landlord to say yes to us over another couple bidding. We declined, we then did not hear anything from Suzannah and upon ringing James Pendleton were not allowed to make a formal complaint but were given a bunch of excuses such as "it's very busy". We haven't heard anything from Suzannah or anyone at James Pendleton telling us about the offer we were made. A lot of our friends are first time buyers and tenants in the popular Clapham /SW area where James Pendleton has a huge monopoly on overpriced properties. We're heard a lot of reports of rudeness, incompetency and pushy, stuck-up, sales behaviour. Find a home with James Pendleton if you want help from someone who doesn't care where you live as long as you pay them over the odds for it.

These are the worst estate agents I have ever dealt with.

They claimed our property was secure and we made payment, then they gave it to someone else who offered slightly higher.

We were left with nowhere to live 2 weeks before move in date.

AVOID!

All have been very personable, efficient and have gone beyond the call of duty in my opinion. I shall be recommending the team to all friends & clients in the area. Sophie in particular has managed to close the deal, which became increasingly frustrating for all parties, with efficiency, was increasingly affable & a joy to deal with during a stressful time.
