I recently ventured into the bye to let market and was recommended to use Leaders, which proved a valuable choice.
Harrison and the team led me patiently through the whole process from start to finish with plenty of very good advice and guidance. Introduced me to many local competitive contacts to assist in various remedial works that needed carrying out before letting making the experience so much more stress free.
I was promised at our initial meeting that they would have no problem letting the property that turned out to true as the property was let before I had a chance to finish the building works.

While we had a very difficult start to our tennensy (mostly due to previous tennent issues and the centralisation of leaders systems) we have seen nothing but hard work from the Sudbury team since moving in. They have rectified almost all of our issues and within just a few weeks we are now fully settled with only a few minor issues left in progress. The service received from both Lauren Vella and Alison Vella has been impecible and we can not thank them enough both for getting things sorted, as well as putting up with us calling every day for updates!
For anyone higher up in Leaders, this 5* review is for the inderviduals at the Sudbury office. As a company you need to invest heavily in your infrastructure and user experience if you are to incist on having home moves handled by people who are in a totally different office and don't know the area or houses etc. (or just give more power to your front line troops of course).

Avoid as a tenant. My landlord decided to sell after months of cracks in the plaster got moisture in the timber frame. Nothing was ever done despite complaints and I lost clothes and furniture to green mould. I asked a final payment, was emailed the amount, and paid it. Weeks later, last Friday, 5th April, I received a telephone message about an unpaid debt. The final amount was miscalculated and I owed a small amount. I found an email sent on the 5th stating I had ten days to pay. Today is the 13th. I have received an email today stating my debt has been transferred to a debt collecting agency!! Before ten days is up and because someone can't do their sums, which is not my fault. Just don't bother. Probably great company for landlords, as bat stuff off, but not as a tenant.

May be good at letting, but horrendous property managers. In 5 years living in their property they ignored the majority of our maintenance requests (such as broken window, light fittings that don’t work) and then on forcing us to move out are trying to take the money for these and more reasonable wear and tear, and to replace the carpets that they had told us would be replaced before we moved in. Never letting with them again.

My situation was not straight forward having just moved back from the USA after 5 years away and staying with family in Bristol.
I found a house that I liked the look of and Michael went above and beyond to make the whole process as smooth as possible.
He allowed my son to view the property in person with him and answered my questions whilst my son was face-timing with me.
Michael was always on the other end of the phone or email to answer any questions I had and kept me informed regularly with how things were progressing.
My son picked up the keys this afternoon and I can't wait to move into my new house in a couple of days.

Like most people I have little time for estate agents. Dodgy cameras, cheap suits and always wrongly matched shoes. Away from lack of fashion sense and extra wide angle lenses there seems little to cheer when dealing with the dreaded property agent.
However, in this instance I must applaud the service, the help, the assistance from the staff at Leaders, Sudbury.
My lackadaisical approach when dealing with estate agents was replaced with an admiration for the people that work in this particular branch.
Questions were answered swiftly and honestly and they delivered what I wanted.
I would have scored 5 stars, but at the end of the day they are still estate agents (I just can't) despite coming across as genuine, decent, professional people.
Finally a big thankyou to Elaine who put up with my tears, my fears, my ignorance and genuine lack of self awareness....

More than a great and organised team, Leaders seem to be the best Agency which I had to deal with. They attempted to charge us a renewal fee when we chose to not renew and continue our current contract on a periodic agreement. When confronted about what services they had provided to warrant the fees they failed to justify them. Instead sending us forms regarding rent increases that we had agreed to. When I pointed out that rent increases had no relation to tenancy renewals they then started dodging any questions put to them.
They claimed to have sent us forms and other paper work filed on our behalf. They were unable to produce this paper work when it was requested. I also had no record of anything being sent to us. This was all 6 months after our original 12 month contract had ended.
The renewal fee they were attempting to charge us was also higher than the one stated in our contract. When this was pointed out they quickly adjusted the fee down in an attempt to get us to agree to it.
A few days after the last email I was handed a notice from the landlord citing family reasons. I believe the landlord that this is unrelated to our communications with the letting agent. However, at this point Leaders did stop sending me emails.
This was actually an unusual example in terms of how often they responded to us. Previous experience was that emails took over a month to be responded to. Around our the end of our original 12 month contract I sent emails asking them what my options were. They replied 3 times over 3 months at which point our contract had already expired forcing us into a periodic tenancy.
There were other minor problems such as the inventory not being completed until 3 months after we had moved in but no businesses are perfect
I will be moving out early May which will involve trying to get the deposit back. I am not looking forward to that and I am expecting there to be an attempt to take erroneous fees out of our deposit. I will update this when I find out.
Edit - The national Leaders communications are very responsive, clear and reasonable. I sent them a lengthy complaint and they handled it in a professional manner. I would still be hesitant to use Leaders again but my experience does not seem to be a reflection of their nation wide practice.

Since moving our rental properties to Leaders, I have found them very professional but special thanks must go to Lauren who goes above and beyond in helping as much as possible and always with a friendly chat and laugh.she will be sorely missed during her maternity leave and I look forward to her return (although I have no fears that the service I get from Leaders will suffer in any way during her absence).As a landlord I feel safe and secure that my best interests are always a top priority with Lauren and the rest of the team.

It’s our first time using an agent to find us a tenant, needless to say we were a bit worried on how it all worked but after one phone call and speaking to Elaine Our minds were put at rest and I cannot believe how smooth and quickly Elaine at leaders Sudbury sorted out viewing and lease and has provided us with the perfect tenant.
Professional but personal service, advice and support was always on hand.
We would have given a five star rating but unfortunately the financial department of leaders let them down. Had to do a bit of chasing to receive all money owed to us.

Sadly had I been writing this a year ago I would have given them 5 stars.
They are fantastic when you are looking for a property, couldn’t do more for me, even though I had 3 dogs & a parrot, on reflection I imagine that it was because I was going to pay 12 months up front due to a house sale after a relationship break up, plus 2 months deposit because of my dogs.
Now I am destitute, disabled & on benefits they have treated me disgustingly. They have offered no help or support in finding another property. My dogs have become my assistance dogs, yet they have penalised me because of them. I asked what they would do if a guide dog or a hearing dog’s owner needed to rent from them & they couldn’t answer that.
I know for a FACT that they tell landlords NOT to accept pets or dss.
I have left the property that I have just rented from them in immaculate condition, i am quite sure that they have properties left in disgusting conditions.
I asked to be there when they did the check out inspection, but couldn’t make the time they gave due to a hospital appointment, but they refused to change the time, or even the date.
I am now homeless. It’s only because I have worked with my landlady that I have stayed half sane.
Elaine & Glenda in particular have been rude, unhelpful & most definitely not understanding or caring of my situation, my only hope is that karma will get them back.
Having read reviews that people have written because they have just started a tenancy with them BEWARE they turn into disgusting human beings when you come to leave your property.

I would not usually leave reviews but credit where credit is due. Myself and my partner have been looking for a property to rent and I cannot recommend Elaine enough. Having previously dealt with two other members of staff from this branch who never returned my calls which in turn meant we did not receive our last deposit money from a previous property on time. We were left feeling let down and disappointed. However, myself and my partner are extremely grateful for the brilliant communication and professionalism of Elaine, our enquiries were quickly responded to and we were sent a range of properties and offered viewings. When attending viewings Elaine was very polite and could not be more helpful, She answered any questions or queries that we had. This in turn has meant we have found our perfect property, with a stunning view. Thank you Elaine! I hope you get the recognition you deserve.

What can I say, absolutely brilliant service received by Natalie.
From our initial viewing Natalie was perfectly on time, and continued to provide swift and professional service throughout .
On days when Natalie was unable to assist us, Elaine met us with the same professional service, even responding to mails on a Saturday after their stipulated working hours.
Some may regard moving as unsettling, but i can assure you, regardless of how you might view it, the ladies at Leaders Sudbury will definately make every effort to attend and assist as best they can.

What an easy process and what a great team. I have collected keys today to our new home and could not be happier. All the staff were so helpful and so friendly. I visited this branch as I was looking to relocate to be nearer family, Elaine went out of her way to help myself and my partner visit several properties she was extremely pleasant as we only had a short time to do viewing Elaine worked out of hours to help us we had our eye on a property Elaine kept us updated when we got back home but our circumstances changed and we decided to stay where we are, I would definitely recommend this estate agents to anyone very friendly and helpful.

Leaders have been our estate agents since 2015, we have always found the office lovely to deal with. Especially the manager Ed!
In 2015, we took out a property in town and any queries we had over the three years we lived there they were quick to help us with. Going into 2018 we were ready to find a new place to live, we had outgrown our 1 bed flat and needed extra room. During our search we always dealt with Elaine, she’s a great person who is honest and easy to get along with. The beginning of the process wasn’t quite as smooth sailing as we had hoped, we viewed a property which wasn’t available yet, after proceeding to think all was good we handed our notice in and sadly the property still had a number of delays. Luckily a beautiful new build became available through Leaders and Elaine fitted us in the same day I called for a viewing, outside of her working hours I will add - thanks again for this Elaine!!!! We instantly we fell in love, we were very fortunate to have been picked from a list of potentials and Chris fitted the property inspection in quickly so we had a very fast move in. We’ve now been here going on a month and although there have been issues Lauren has been a superstar helping us get them sorted, reading previous reviews I’m shocked they have such bad things to say once the property has been let. Glenda kindly returned our previous deposit quickly which we are grateful for, they were reasonable and didn’t try holding anything.
The long review is because I wanted to be honest, no it hasn’t always been smooth sailing and there have been times of serious stress but the people who work in Leaders are so kind and helpful, we love coming into the office and hope the dealings we have in the future are just as good. I doubt we will use anywhere else, thank you Leaders for all your help.

The worst human beings on earth!! We had an awful experience with this branch. From the beginning it was awful. So here it goes. As soon as we moved to the property we phoned them to say we had mice, the woman on the phone rudely said mice problems is down to tenant, when she stopped talking and realised we had just moved in she then send some one out. Second, they wanted us to pay rent from the 1st of the Month even though we moved in on the 5th, big argument, obviously we paid on the 5th. Third, they send letters accusing us of not paying rent on time, guess what we did, but they are so incompetent that they were unable to trace the payments. I wonder what they do in the office!!! Fourth, they kept coming to our house for checks, in 24 months I lived there they attended at least 6/7 times. Now things get dark here, fifth, we returned from our holiday to find out front garden totally crashed, gas was stopped. Leaders had the courage to leave us, with a toddler, with no gas for 24 hours. We paid £40 in calls to get the gas reinstated and £80 in take away food. We managed to get £30 back because the landlady felt so embarrassed and guilt, when she was in my garden, without permission. Sixth, my neighbours kept knocking on my door asking me when the garden would be fix, it took moths and when they fixed, they left al dirty and messed up the garden- most of the gravel disappeared. Now, it gets eve worse, we had a storm and fences collapsed all over my garden, neighbours kept complaining about I, we phoned leaders and were told, well many fences collapse we just have to wait. Just so you understand the gravity, our fence was collapsing to the road where cars drove through. My neighbour threaten going on the local news, but after I explained we had reported 2 months ago, she apologised. Eng, was then sent to fix the problem, guess what he left old fence in my back garden for days, all dirty,. I had to phone them again, and report the issue. Now, things get proper dark, and you can see the lack of morality from these human beings, we handed in our notice, and they asked us to show the house, my husband advised they could show the house, but only if hey gave us the deposit earlier, guess what they went it without our permission, and money was stolen from my house. I phoned and spoke to the horrible manager from Leaders, obnoxious human being who said his staff did not take the money and we gave permission. After that, today we had all ready to hand in key and expected member of staff to conduct exit checks with us, and they audaciously told us they do not do checks on Saturdays it has to be Monday, and if we keep the keys they will charge us for the extra days. Obviously not, it is illegal . The only decent human being in there was Elaine, despite her saying he landlady made a gesture of not charging for the keys. What a horrible human being that landlady. Please think twice before going with Leaders, we paid £600 charge fees and all we had was harassment from them. I truly horrific experience, to the point I am mentally ill and we were robbed by them. I am taking legal action against them, and my aim is to get that manager sacked together with the boy who stole the money from my house.

I have dealt with Leaders Sudbury for 2 house moves now, I was very happy that my chosen move this time happened to be one of their properties. As usual the transition was smooth and seamless and the staff members are patient attentive and helpful.
Full credit to the managers' recruiting prowess, this place would not be the same without Elaine and her colleagues. From the off (both times) they have exceeded expectations and made my life easier, responding to enquiries with haste and accuracy.
With a good mix of pragmatism and empathy, and a well oiled system, this bunch are a credit to the industry in which they operate.

The worst agency I've ever seen! Since day one I had nothing but just hassle. Had to move out after 10 months due to their incompetence. Took 6 months to sort out simple issues after constant nagging, emailing and visits. They are not responding to emails whatsoever and keep asking to provide same documents and info every time you have a contact with them. I'm strongly recommend not to use any service of this agency If you want to live in properly managed property. Even after check-out I had constantly to go there just to get my deposit back where its been refused to return stating I left few weeds in the garden and dusty lamp shades.
