As a previous tenant at one of the properties managed by Kariba, I do not have a positive review. Prior to paying the first month rent and the security deposit, the communication and help was wonderful. However, the moment that was out of the way, even until I left the property due to frustration, my experience was poor. From untrue statements during the viewing, to getting locked in the house on the first move in date, to not getting basic repairs done for months including inadequate heating during the winter months. A lot of unanswered / ignored emails about problems (all within the landlords’s responsibilities like heating, shaky toilet), it was always clear that were an advocate for the landlord and cared less about me as a tenant. I would have to send lots of emails which went unanswered for weeks at a time, which was unprofessional. I am glad I am out of their property and I do not recommend for people who wish to have a stress free experience.... Read more

As a tenant, I have often found letting agents to be quite disappointing - not delivering what they promised, failing at communication, among other things. However, Kate at Kariba Properties has been the best agent I have dealt with in the few years in London, hands down. Kate has always made the effort to communicate in order to understand the situation from all perspectives. Her conscientiousness is appreciated on all sides (landlord, tenant), as she is a great mediator. Despite some challenges, I always felt like I could trust her, therefore trust the agency.
