I recently sold the same property I purchased through Andrew Johnson at Keates with no previous dealings. It was clear he was an honest and decent individual who was knowledgeable and professional about local matters. When returning to him to sell the property some years later....his TV fame found during that period had only improved his management of the sales issues especially when tenanted. He went beyond any other agents abilities and willingness in virtually project managing the sale through dealings with all parties, and guiding me through a better method of selling with less risk, and no extra cost. In over 35 years of property experience I have never had such professional and personal service throughout and beyond 5pm ! He puts all other agents in UK to shame with their inflexibility and uninterested attitude at silly commission rates. It's a pity no other agent I have come across in Staffordshire and Cheshire generally are not as keen and bothered or knowledgeable ! His and his staffs' communication with parties enabled smooth completion in these complicated times !

When I viewed our student letting I was assured by the slimey salesman that the rooms would be cleaned, the dangers fixed and the smell all but gone. Only once our letting agreement was finalised did the smiles and happy nature fade. They are un-reliable and out right lie about what they are going to do. The bathroom was covered in mould, which we were told would be fixed. Eventually after a year of back and fourth emails we managed to get them to fix it, instead of actually fixing it they boarded over it, I am not sure yet what damage to my health has been done, but the mental damage is definitely noticeable, save yourself some time, money and health and just go with someone else. How silly I was when being an undergraduate.

Keates Hulme have been very professional and managed to rent out my property in quick time especially during this lockdown by being innovative. Andrew Johnson kept me updated on regular basis about the progress being made. Very glad with the service received and would highly recommend them.

This was the worst real estate agent I have ever seen! I made an appointment a week ago for a house. Today in the morning I received a message confirming the visit would be at 2:30pm. I confirmed it and I arrived on time. It was raining a lot and I waited for some minutes, then I called them around 2:40 and they told me “he should be on his way”. I waited more just because I was very interested in the property. When it was 3 pm I called them again and a men said he would find out what was going on and the reason why nobody showed up. After 2 min a lady called me and said “I’m sorry but the property was taken”. This was the most disrespectful company I have ever experienced in my life! I highly don’t recommend and I’ll keep not recommending them.

Horrendous customer service, never experienced anything like it. Tried calling all week to arrange a viewing of a property, when I eventually got through after days of calling and leaving my phone ringing for almost 7 minutes before someone eventually picked up the phone, I was told they'd get back in touch with me, surprise surprise they didn't. Why anyone would try too sell their property with them after knowing this is beyond me

Arranged to view a property to buy in Stoke. A potential purchaser viewing the property expects the agent showing them the house to know about the house and have an understanding of the local area. The agent they sent out had no clue about the local area, didn't know about the demographics, potential tenants, rental prices etc.

Secondly after agreeing on the price and sending out the memorandum, I sent them documents and instructed my solicitor to start conveyancing and broker to arrange survey. The next day they call me to say that the vendor has had a better offer from another estate agent and all final offers should be submitted by 10am the next day. That's fine but why not make that clear to me before I made a move? 

Finally the house in question is still on the market, that's fine as that's the vendors policy but they are still looking for offers above my offer.

Utterly ridiculous, unprofessional. They have a long way to go before they can call themselves an estate agency. There are plenty of other more established and well knowledged agencies in the local area so best to avoid this bunch.

Extremely efficient helpful professional service

I have worked with several estate agents over the years and these have been by far the best. Honest advice, quick to point out any issues and always polite.
They have dealt with any tenants issues promptly and kept me informed. Rent is passed on in a timely manner.
I have spoken to my tenants in person and they were also very happy with the service they have received.
I would be more than happy to recommend Keates Hulme and will be using them again myself.

Terrible company everytime you call to get something repaired nothing got sorted. I was living in a property full of mould and damp for 18 weeks creating my partner to be ill 3 times the company gathering 7 quotes to then be told the work will be done when the landlord agrees to quote. 
Absolutley disgusting leaving people in houses unfit for purpose !!!!!!!

My husband and I had a poor experience.   Lack of advice, support and communication with a bit of dishonesty thrown in too.  Changed to another local agent and sold within 2 weeks.

Been in my property for 2 months and none of the jobs that need doing have been done. One of which is the back door not being able to open, I spent 10 minutes trying this morning. What would happen if there was a fire? This company only care about taking your money. They are the worst company I have ever rented a property from and I would implore people to never use them

Although communications can sometimes be slow with some staff concerning repairs and issues reported via tenants, we found Cheryl Fox to be proactive and supportive with any queries, as well as responding promptly to any emails etc.  A major issue with our tenant was resolved very quickly by Cheryl and we were reimbursed promptly.  She ensured that all evidence was collected and pursued the issue for us, for which we were very grateful and we felt we could rely on her to sort everything out.

As a landlord, this company has provided excellent service, organisation and communication. The company has been effective, professional and friendly - particularly Cheryl. I'd recommend you'd get to know the agency and they will work with you to meet your needs.

Really pleased with the service I have received from Cheryl Fox- she always calls back when she says she will and responds very quickly to emails. I feel like she is on top of things and works in a fair and organised way.

Once we left and they tried to bill us for the full £700 deposit we realized they never filed our own inventory which had a lot more information on it that their original one  (I am always very precise when filling them in). Not only are they trying to claim for small marks of fair, wear and tear (which I know legally they have no right to) but they are also trying to claim for the removal of furniture and items that were already in the property and in the original inventory! They also are claiming there are damp issues they need to sort out, which we repeatedly informed them about when were in the property and they never fixed!

We had had several inspections during our time in the property and we were aware and happy that a little work would have to be done (like replacing two carpets our dog had damaged) to get the property back to original standard, but we were also then told it would only be about £400.

What they are claiming for is wholly unfair and I find it despicable they never filed my inventory which I made sure to hand to them personally.

I have been dealing with Keates Hulme for about 15 years, they deal with my rental properties. The new addition to their work force CHERYL FOX, has shown that she is a real asset to the team. She is efficient, knowledgeable and, very reliable in keeping me informed with updates and progress of any situation that arises.

Worst experience of my life, would not recommended to my worst enemy. Myself and my partner moved into the house been rented by Keats's whilst my partner was three months pregnant. After three months of living in the property the house was put up for sale without us as the tenants been made aware, we only found out when a man in a van came to are house to hammer up a for sale sign. Keates response to not telling us was that because we had contact with the landlord they thought he might tell us. They also tried to carry out a house inspection without any prior appointment, just arrived at the house. They then tried to evict us using an eviction notice they had printed out and signed at the time giving us two weeks to leave the property, which when we showed to a housing advisor with the council, had said the document is false and unproffessional, it is only with the council's help that a proper possession order was served. We were then changed £350 for the court fee's to be evicted, of which after a further 3 months in the property we still never received an official eviction notice. We are now out of the property and living with my partners parents with a new born child as most of our money went into the house getting it ready and decorated for the arrival of our first child. Now Keats's are trying to keep our deposit stating it is to cover eviction fee's, even though we have already paid court fee's for the possession order. All of this after been told at the start we could rent the property for 5 years and then buy at the end if still within the property. Myself and my partner both work full time and always paid rent on time, the landlord even commented that the house was immaculate and a lot of work within the garden was done including to his decking which was rotting and falling through. The attitude from all staff at the stoke branch was vile apart from one very polite lady who did seem sympathetic, the rest made you feel belittled and did not seem to care or take note of any problems or issues from start to finish. Only gave one star because we had too. Made a very stressful pregnancy putting my partner in hospital due to stress.

Shocking!!!
People don't arrive when expected causing you to lose hours and money at work. They access your property with keys against your will even though stated... notes are not taken about your issues. Landords would be better off using a let only service as they dont care about working tenants but the landlord seems to!!

Keates Hulme have managed my two rental properties in the Stoke area for many years.  I have always received a professional service and they are very knowledgeable of the rental market thus enabling me to obtain the current market rent.  When a property is becoming vacant marketing for a new tenant starts in good time thus minimising void periods. As I do not live in the area it is even more important that I have an agent I can trust.   I have no hesitation in recommending Keates Hulme to anyone seking an agent to act for them.

Whenever I have an issue they are happy to help. Had an inspection on my property done today, by a very polite and friendly gentleman, he made sure I was more than happy with this property and was constantly checking that everything was to my satisfaction, also he mentioned that because we'll be needing a larger property shortly then all I need to do is just let them know as they have properties available. Its not very often that estate agents show they care, but he did. They're always polite when you phone them too which is a breath of fresh air when my previous estate agents, Bob gutteridge, were nothing but rude, made you feel like and inconvenience and unhelpful.

don't do much in the office and when you complain about something or a person they say ill put that on the system or a note on the managers desk or try and get in contact with the person your complain about absolute joke keates and they take ages to ring you back never go with them again 
they say get in contact with the council but they dont do much either one bloke nearly let them selves in when i was just getting up out off bed and come to do a flat check didnt ring too se if me or my partner was in good job we got the other key lock on our door sorted as they havent got a key hahahahahahahahahaha
