AVOID! If there was a zero star, then I would give zero. Kings Lettings normally undervalue the rental value and try to arrange as many viewings with no quality tenant criteria. Terrible service - attempted to rob our deposit

More lies from Oliver King. We refused their contractor to return due to dangerously neglectful work, which we can of course prove with evidence as they have the emails. If as you say we neglected the property then why did our deposit get returned in full after you tried many ways to rob us of every penny you could including out entire deposit? It's because as you well know we proved the property itself was the neglected party and we had to pay for our independent inspection at great cost to do so. Anyone reading I implore you to think twice before using this company. The first sign of a chance to take your hard earned money they will do so. Oliver King - nepotism at its worst.
Addition to review in light of response - there are indeed two reviews, one to each office as we had issues with staff in staines and maidenhead head office, which was Oliver, the owner. Kings reply is just a devious attempt to discredit the review. Also we never had a 3rd contractor only two and no abuse was ever made to staff and when prompted on this point at the time of our complaint it was brushed under the carpet by Kings as was unfounded. Kings primary contractor who we complained about for bad work was the first contractor and 2nd one who then completed the new boiler. Again please stick to facts. There was no deliberate neglect on our part and this a lie you need to retract as it's another attempt to discredit the review to make you look good which has no substance. We have evidence that the damages were due to kings/landlord neglect and again we had our full deposit refunded so no idea why that would happen if there was no reason to.

DO NOT USE. Appalling customer service. We let a property with our small dog and two small children. The day we moved in it was apparent that it had not been properly cleaned or made safe. The garden was a tip and was unable to let my dog or children out for months. We realised very quickly that the heating and hot water didn't work well. We reported... And reported... And reported... Eventually four months later they decided somebody could come and have a look. By this time we were in minus temperatures and the house would heat to a maximum of 13 degrees. The water was tepid and not hot enough to kill off any germs. The plumber that came round said that the agents had been told time and time again it won't work properly because of the plumbing... But they still let it this way. We were so unwell that I couldn't work. My daughter had constant chronic flu like symptoms. I was put on an urgent ent cancer referral because of how unwell I was. There was mould in the bathroom, conservatory, my bedroom wardrobes, my daughter's room and most of the windows. Oliver king - the very unhelpful, politician like owner who inherited daddy's business struggles with customer service and advised us he could give us some cleaning tips... Obviously we had been cleaning it and it kept coming back. We had a gas safety inspection from one of their contractors - he stood Infront of the boiler and did nothing and signed it off as safe. he put the thermostat on top of the radiator and said look, all is fine... So we asked for another contractor.A matter of weeks later another engineer came and condemned it as it was unsafe. This put our family in danger. We had to have a new boiler as the old one now was unsafe to use. We ended up demanding to have alternative accommodation while the boiler was done as it was 5 degrees in our house. They reluctantly gave us one room in a Travelodge for a family of four and a dog.... Eventually the new boiler was fitted and it still didn't work properly. It was 17 degrees maximum which isn't even room temperature. We were stuck, we couldn't afford to move and couldn't complain anymore as we were worried about unfair eviction. We took out a huge loan just to get out as our health was so so so bad. Just to get out of this situation we had to keep our tenancy with kings for two months until the end of our notice, plus two months rent at our new home, plus the deposit. We told Jeanette before we left that we felt really sorry for the new tenants and that something had to be done about the mould and heating. She told us to leave the wardrobe doors open instead of investigating. Which we did anyway. They have no care for health and wellbeing. Just money. Early Jan there was a mains water leak through the ceiling. Jeanette blamed us saying it was our fault for not having the heating on after we moved out. We got our own plumbers report which stated that it was due to an old part which was so old it was brittle and had snapped causing the leak and the heating wouldn't have helped as there were no heating pipes in the loft and no insulation. Jeanette ignored all our emails of evidence and all our questions. We went into the loft to take a look and found the cold water storage tank was filthy and full of debris. It was disgusting. We were washing in that and breathing in the spores. Again, Jeanette ignored us. We are awaiting our environmental health report. Absolutely disgraceful. We complained and Oliver just wasn't interested at all. They tried to take our entire deposit to try and cover their contractor fees and the landlords insurance excess. Which we had to continually dispute until the speak of legal action miraculously made them decide to return our entire deposit. Which proves they were just trying to extort our hard earned money even after having to lose so much money just to get out of the situation. They side with landlords not tenants. Horrible company.
Oliver is horrible slanderous and incorrect. I would advise you to stick to the truth as we have evidence of what we are saying is true... Read more

I need to give five stars to them because I had a very good experience. My husband and I had been trying to rent a house for some time. Every agency we approached was offended by our questions; it felt like we were forced to accept anything that seemed strange. We were mistreated by some local agencies and gave up several times because we didn't want to deal with unprofessional behavior and rudeness from people who clearly treat immigrants (we are from Brazil) as the downfall of this country. It was a relief for us to find Kylie, who presented the property with a good attitude and on time. Later, we were assisted by Jade, who explained how things would work and clarified some details we were unsure about. Finally, Sandra had a LOT of patience with our lack of understanding of rental laws and explained everything (sometimes more than once), always in a polite and very professional manner. I strongly believe in God and that He provides us with special people when we need them. Without their kindness, I'm sure we would have given up again because the fear of doing something we don't know and being judged or labeled as fools would have been more humiliation than we could bear. Disappointing experience as tenants, played any issues raised as if they were normal. Deposit jumped more than 10% in a year and processes are slow. Tenant viewings when I was moving out were disorganised, people showing up without the agency and loitering outside asking around. Lastly it took 3 weeks with chasing, to see any of my deposit returned when I left, which is frankly appalling.... Read more
