Ah, Ringley… …what a mess. As you pass the intersection between Royal College Street and Kentish Town Road you will see a green fronted building. Its glass facades display pictures of congenial, suited business-people shaking hands, their stock-photo smiles radiating confidence and friendliness to the casual passer-by. For those who remain unconvinced, there is even a glossy poster claiming that the group won an award in 2015 for their services. And yet, the business people’s smiles seem somehow, strained. For those who may feel a slight unease concerning the general image that this branch is trying to convey, you are not mistaken; there is something very wrong with this agency. As a prospective tenant, if you see anything about a property being managed by Ringley, just avoid it, like the plague. Equally, some of the Kentish Town estate agents will manage the initial letting of properties (e.g. the partners in crime to Ringley, the Kentish Town based Rochester Place letting agency), but when it comes to signing the contract, Ringley are listed as the managing agency, which basically means they will technically be responsible for the upkeep of the property during your contract. If you see this to be the case, do not sign the contract. Tear it up, use it as kindling, make it into a paper airplane, throw it out the door and run after it. My reasoning? Read on - Never before have I witnessed such comedic levels of incompetence. The property I rented for a year was left in a completely insanitary condition, despite having been relatively clean and just acceptable repair on the viewing. There was mud on the floor, mould on all the walls, stains and grease on more or less every surface, and a sticky quality to the floor. There were no functioning fire alarms, and loose (live) electrical cables hanging out of the walls and ceiling. I did what any tenant does in such a situatio…I called the managing agency. What followed was roughly a 2 week ordeal of Ringley agents screaming down the phone, multiple agents and hangers on turning up to the flat without notice and banging on the door, lying to my face about mysterious surcharges that were dropped when questioned, and pretending to not have done so when questioned on all aforementioned items, while not addressing any of the primary issues within a reasonable amount of time or indeed fully. As a student letter, I had to have a guarantor who just so happened to be my mother. This didn’t stop one of the agents from screaming at her down the phone when she asked quite rightfully when the fire alarms were to be repaired. In a city which bore witness to Grenfell in recent years, it is truly disgusting that this agency thinks continuing to jeapordize fire safety regulations is in any way acceptable, especially when considering that the flat I rented was in a 7 story block which easily had over 50 flats within its walls. On entering the branch, I overheard one agent advising a landlord that the best thing to do is to “maintain a level of fear so that you can control your tenants more easily”. The agents were aggressive, unprofessional, dishonest, and constantly tried employing intimidation tactics until they were fired by the landlady. Our only saving grace in the end was that our landlady fired the agency and took up managing the property on her own, resolving all issues over a month after our contract started. Without having done this, the property would have remained completely unsafe for habitation. Some of the things wrong with the property would have landed the landlord quite a hefty fine from Camden Borough Council, so I suggest that both landlords and tenants alike think twice, or maybe thrice, before getting fleeced by people who are truly shameless in their work. As a side note for new renters in London…just don’t bother with Camden or Kentish town. There are plenty of other Boroughs where you aren’t going to get taken for a ride for a ridiculous rental price.... Read more

What a comically incompetent group of people. Having rented a flat via Ringley, we had two years of nonsense: painfully slow response times, excessive charges that are dropped when questioned, lost keys (on Ringley's part), and almost a year's delay on a repair. From what we can tell, anyone who has had to engage with them has come away with the same impression. Astonishing they are still in business. It doesn't matter whether you're a renter or a property owner, avoid at all costs.... Read more

We did not get the choice to work with Ringley - they were appointed by the developers. Our building was under construction until October 2018, but yet seem to be being charged for structural work already. We never get a clear, concise answer from anyone. We got patronising notes left in our letter box when the building was broken into, and bikes and mopeds where stolen, about us being more vigilant, but the building was broken into because they didn't replace the garage door batteries and gate was left open for weeks. I do not get a sense these are an honest or caring organisation.... Read more

Prospective homeowners beware! This management company is extremely slow (if ever) in fixing the issues present in their 'managed' properties. Avoid them like the plague if you are not already saddled with them. Their managers are experts at buck-passing and are rude/irritated when you have the temerity of chasing them up by phone or email. All the positive reviews here are from their suppliers, which makes sense since the only service that they ever provide is mailing you the bill for the management payment, a service that they provide terribly. I would give them no stars if possible, but sadly this is not to be.... Read more

I own a flat in a building that Ringley manage. Simple complaint about a broken light outside our front door in the hallway, which has made access difficult because you can't see a thing!! Let alone find your keys and where the lock on the door is to get in without using a torch on your phone. Issue was raised with our Property Manager at the time Izabela late September 2018 by my partner. Guess what, it's still not fixed!!! I have dealt with three different people now who are well and good emailing me back but to no resolution. Frankly, terrible service and I'm fed up of being lied to about when the work is being done.... Read more

Credit has to go to Ryan Ops Manager who took time out to get in touch actually listened and gets the concept we are the customer.! Having also dealt with Monica in last few weeks I have found her quick to respond. Still someway to go but definitely feeling happier about how we the customer are being treated and definitely more confident they might actually resolve all our issues.... Read more

AVOID, AVOID, AVOID. DO NOT ENGAGE THIS COMPANY AS PROPERTY MANAGERS. They have swindled many of our leaseholders of phoney £144 penalties for supposed non-payment fee's of works that haven't even been started! When a member queried charges levied the response was extremely aggressive and totally unprofessional. We've only had them for less than a year and there's a growing group of members seriously regretting the decision to go with them. The initial decision was made to bring them on board as they had the cheapest quote. It's becoming clear how they plan on going about insuring that they "profit" handsomely from the account.... This is the worst company I’ve ever dealt with. Their only concern is to take your money, they will deliberately miss-communicate to charge its “Customers” £144 fines (Fines issued by their in-house legal department: yes, £144 for a letter, an envelope and a stamp sent by themselves). They will charge ridiculous amounts for so called “Services” provided by themselves and when challenged, they will be rude or ignore you. It looks like most of the positives review have been written by Ringley’s employees which tells you a lot about the ethic of this company. Avoid like the plague!... Read more

The worst the building has ever been run . No communication , very off hand and intimidating letters, no real breakdown of costs , and the place is still a complete mess with it having been given an award just before ringleys took over . No breakdown of costs when the place was running smoothly with money in the bank previously . So called directors or director of the actual block has no idea what they are doing , the place looks like an Irish travelers camp ! Allegedly .... Read more
