I currently live in a Mason Knight student house in Selly Oak and have done so for the past 7 months, throughout my tenancy I have encountered many issues which is why I have reverted to writing a Google review to warn others before they make the same mistake I did. Unfortunately, there is no option to choose lower than 1 star, I feel that even 1 star is too flattering for them. One of the issues that I have faced with Mason Knight is their seeming inability to reply to anything not concerning money or their reputation. This is the first time I have encountered a business that is so awful at communication, especially with customers. One example of an issue that my housemates and I experienced was regarding a leaking toilet in the upstairs bathroom, we reported the leak within the first month of tenancy, further reiterating this at the start of this year with a Mason Knight representative conducting house inspections and once more when he returned a week later. He assured us that the leak would be documented and dealt with. With still no reply the leak worsened so much that it could be seen on the ceiling in the room below, we were forced to call the Mason Knight emergency services to get the issue fixed. Only then, 6 months after the first complaint was reported did a plumber come out and fix the issue. While fixing the toilet the plumber stated that he had been made aware of the issue months before this but it had not been put down on one of his jobs to do, further showing the lack of communication they have with both customers and seemingly contractors that work for them. The plumber also stated that he was not surprised that we were having issues because the last maintenance done to the property was over 10 years ago as he remembers doing some work on it himself. A further example of their abysmal communication is when they demanded that one of my housemates had not made a rent payment, they gave her 1 day to pay the rent which they stated was missing and if it wasnt payed they would apply the late fee. What had actually happened was she double payed the month before, she sent over proof within the deadline that Mason Knight had gave. They managed to reply to a google review online before responding to us regarding this matter, this shows their true intentions and that they are only concerned when it comes to monetary gain or their reputation. This review online was made by my housemate to which the response was downright unprofessional and quite possible breached customer confidentiality. This brings me on to their unprofessionalism as a whole, spelling and grammar on majority of their emails is incorrect and on multiple occasions they have even spelt the name of the road we live on wrong. How can a reputable estate agent be so careless even when it comes to something simple as an email? It brings into question what else they are so carless and inconsiderate with. When it concerns their reputation or money ther are quick to reply however when it concerns the tenants and other issues there is a seeming inability to reply to emails in a timely manner if at all. I must reiterate that this is no way to run a business and it does not surprise me at all that 16 out of the 19 student reviews are 1 star, if that does not tell you everything you need to know I don’t know what will. *DO NOT RENT FROM THIS COMPANY IF YOU DONT LIKE HAVING YOUR MONEY STOLE* I am currently a tenant of a masonknight student property and I have been living here with my housemates for 7 months and the whole time we have lived here we have barely ever had responses on emails we have sent. Multiple of my housemates have been charged multiple times and been told they haven’t paid the rent in full despite the fact they have. When we requested an itemised bill through email for both our rent and bills we were ignored. Masonknight care more about their public appearance more than the well-being of their tenants or properties which is obvious due to the amount of fake reviews that this company has on google. We have had issues involving other housemates and the whole time, representatives of masonknight including Adrian Lee Mason, or “dr mason” ignored us and despite telling us he would speak to us, came in to our property without warning and refused to speak to us. The contact that we signed is full of holes and loops that allow them to enter the property whenever they want and don’t allow us to terminate the contract without clause 23 coming into place, despite this clause 23 is no where to be found in the contact basically leaving us in a place where we are forced to pay the rent despite the fact that housemates have moved out and are still being forced to pay the rent. When we first moved in in July 2023 we reported a leak in the toilet and we never heard anything back, leading us to point it out during an inspection in January 2024 in which they said something would happen to sort it but no one ever came round or emailed us about the situation leading to the leak getting worse and causing water to leak from the ceiling into electrics during the middle of the night, when we called the emergency number for maintenance call outs, it went straight to voicemail despite calling multiple times and it being an emergency. When they finally came out after we had to turn the toilet off manually, the plumber who came out, who was actually very nice, said to us that the toilet was 12 years old and he knew because he was the one who installed it originally, despite this no work has been done on the bathroom in twelve years, leading to the leak after masonknight neglected the property. The amount of house viewings is insane with the property being inspected during every house viewing and us being told to fix things despite the contract clearly stating they can only inspect the property every three months. Due to the fact that they don’t respond the emails we’ve had to do these google reviews as this is the only way to get a response, which will probably be unprofessional and downright rude.... As someone who's in a joint tenancy with Mason Knight at the minute, their communication, humanity and basic respect for tenants is appaling. The response you have written to my other housemate is disgusting considering you once again have ignored emails sent calling your company out for their wrong doings, following a money grabbing attempt by yourselves. Mason Knight can reply to this and deny their actions as they wish, however judging by the array of poor reviews I think the matter speaks for itself and if you scroll down far enough, you'll find evidence most the 5* reviews supposedly aren't even real. If you are currently looking at going with Mason Knight, let me give you a taster of what to expect. From the start, they have been nothing but money grabbing and rude, taking money they aren't owed from tenants accounts and having the audacity to charge money to get it back. As students you can imagine the stress this is causing and we've even caught them out for making up fees and terms that are not incorporated in the contract. They also love picking and choosing when to apply and incorporate the contract. When my housemates moved in, there was an ongoing issue with the toilet which led to the ceiling nearly collapsing - at worst this could've led to a house fire, as the water was leaking into the electrics etc. This took 7 months to resolve. We have also had issues involving the Police, Mason Knight - or the infamous "Dr" Mason (as he claims himself) couldn't care less, didn't even conversate with us following this and even had the audacity to try and incorporate a clause into the contract which we checked simply does NOT exist - yet they refuse to address this. Further, as seems to be a common theme with this housing agency as well, they don't bother replying to any emails. When they do, it's weeks late, sometimes it's lucky if we even hear from them within that same month - bare in mind most of the issues we've been emailing are regarding serious issues. Any responses we do get are littered with spelling mistakes and simply unprofessional. They currently find it acceptable to lie regarding one of my housemates rental payments, which we have corrected them about (they'd know this is they'd answer our emails...) I've even been to Mason knight in person and was told what most people are saying on here - you can only email them apparently, which I'm assuming is because of the fact they can simply ignore it that way. As has also been posted, our neighbours also have issues with them too and despite originally having a difficult relationship with us, have built a sense of community simply from the fact of bonding and conversating over how shocking this company is. You can say what you like to us, however when a whole street and I'm gonna assume 99% of your customers can agree your customer service is shocking, is there much point denying it? To be honest I am surprised no one here has decided to take this further like we will be doing as it's unbelievable. Your replies to other people who have said similar is simply shocking and completely unprofessional and highlights this company's standards - trust their credibility to even attempt to deny these claims...it's embarrassing and absurd.... I would put 0 stars if it was possible. Students DO NOT go with Mason knight. This company is the most scamming, money grabbing disgusting company I’ve ever seen. Their communication is awful unless they want money off you. We went into this house because we are students and coudnt afford all the high deposits other companies where telling us and Mason knight sounded great when they said no deposits. LIES it is all lies they still want you to pay a chunk of money upfront they just trick innocent students. There bills company Quantum NRG is a joke charging over priced quotes. He calls himself “Dr mason” he is nothing but a joke someone who lacks any sort of compassion or basic humanity. They take and take and take with money but never get anything done. We’ve lived in a house for nearly a year with no chairs as there all broken in the garden. We had a toilet broken and leaking for 7 months before they came and fixed it after it nearly caused a fire in the house by leaking into the main electrics and fire alarm. Every student review will tell you the same thing they prey on vulnerable students and make their lives a living hell. All there staff are complete idiots and illiterate they can’t even write a email without 10+ spelling mistakes sometimes emails that actually make no sense. They’ve accused us of not paying rent even though we have bank statements proof and their own property files show that the money has been sent to them. The company needs to be shut down. Neigbours of ours who had previously complained on us actually ended up becoming great alliances with us and also told us about Mason knight specifically “Dr masons” shocking lack of communication as they would not reply to emails for months and months and then give the excuse “Dr mason” is on holiday. Since when did it mean that because the owner of the company is on holiday that the company just completely ignores all its PAYING tenants and also neighbours of the properties. It’s a poor excuse and honestly a EMBARRASING company. There contract is literally a made up piece of paper where they haven’t even got everything in it so they think they are able to make it up as they go. They told us on emails about a clause 23? When you look on the contact there is no bloody clause 23 just a lie and another way of them to try and scam students. Students beware of this company I wouldn’t go with them again even if they was the last company on earth. There was a incident in our house and when the incident was going on “Dr Mason” sat outside in his car and never came into the property or had any direct conversations with us it was vile and really inappropriate to avoid tenants like that. Absolutely baffling how they can’t reply to emails but have replied to this review with a bitter response really embarrasing and unprofessional on their part and speaks absolute volumes about this company like o said DONT TRUST THEM.... My time with masonknight has been nothing short of awful. We encountered problems such as cold showers for days even weeks, a carbon monoxide monitor taking an extensive period of time to be fixed amongst many of other issues. The energy company they use, Quantum NRG is also a poor quality service whom I suspect of making up charges in regards to utilities. My total bill, which was delivered late (no surprise there) came up to nearly eight thousand pounds despite us not being in the house all year round and one of the tenants not being there much at all. They are taking advantage of our positions as students to extort us and it needs to be stopped sooner than rather.... Read more

Beware of Mansion Knight Properties: Unjust Refund Denial I am a student who arrived here for educational purposes, and my experience with Mansion Knight Properties has been incredibly disheartening. My friends and I, a group of five people, each paid £412 as an advance payment and deposit, but we are now facing immense difficulty in getting our money refunded.
