I have had an amazing experience with Linley Simpson.
From the day I met them to the day a letting was achieved took only a week.
The Letting team very quickly identified those matters that needed attention in the pre-let period and they promptly had tradesmen in attendance.
In particular I have to praise:
(1) Ed Simpson, who was very professional , polite, responsive, effecient and fully explained the paperwork, marketing and letting arrangements,
(2) Sean Flynn, who made all the repairs happen and
(3) Joe Robertson, for negotiating the letting and achieving the asking price.
Highly recommended for their customer service.

Linley & Simpson offer amazing customer service. I have dealt with them twice now for renting properties and they are by far the best rental company I have had experience with. Very helpful, very 'hands on' and were very patient with me when I was a first time renter with zero clue of how it all worked! They have just helped my son and I can't recommend them enough. Once you are a tenant they also offer great advice and continue being supportive and helpful - it doesn't stop when you sign your contract.

Awful experience. After you leave the place don't expect any assistance/help for any problem that could pop. A parcel was delivered by mistake to my former residence (one of their flats) and they denied any help or assistance on this, when I even offered myself to go there and take the parcel (living in another city). The result was the parcel being stolen, money lost and the company refusing to refund me even though the admit they didn't do their best (at all) to assist me. Late replies, workers unwilling to help.

Surprised to be saying this given my previous experiences with letting agencies, but my interaction with Linley and Simpson was positive, mostly due to our time with Spencer- one of the staff here who made what I feel to have been an exceptional effort. He was very polite, knew a lot about the properties, and was attentive to what we were looking for in a flat, and made good suggestions about properties, and attentive to PPE use and covid safety (this was early during the pandemic when not everyone was like this), etc.
He was also kind enough to follow up with us about whether we wanted the properties, in a genuinely helpful way (not pushy or anything).
We didn't end up renting via Linley and Simpson but this was due to a change of circumstances.

The worst experience I've had with an agency. If you have issues with housemates, they will not help at all, as they don't care about your wellbeing, they only care about getting as much money from you as they can, including trying to charge you for anything when you leave, even with the initial contract stating the flaws of the place. I strongly recommend running away from this agency, and especially Karen, if you want to have a peaceful tenancy experience.

He was absolutely superb from start to finish. Professional, helpful and explained the processes when we were struggling to make sense of some very poor solicitor actions. James Pearson managed the sale of my house. I can’t speak more highly of him. He was excellent from start to finish, and delivered on exactly what he said he would when I was choosing an estate agent. As a professional in Leeds I was keen on finding a suitable flat in the city I used Morgan’s for my first property in the Leeds City and I could not have chosen a better agency.
The staff are nice and helpful, I personally would recommend if using Morgan’s to ask for Matt Kendrick, as when I moved into the Property there were a few issues that needed to be sorted. Matt was excellent and had them reported and sorted with a matter of days.

I have never had a positive experience renting through an estate agents until I started renting with Morgans - they have been fantastic from the start. Very responsive to emails and always keep you up to date at every stage of the process, be it signing tenancy documents or waiting for a repair. Exceptional customer service. I was motivated to write this review following the service I have recently experienced with my fridge freezer no longer working and a replacement mini fridge being delivered within a day. Viewings were really nice, I like how Graham took note of what I liked and didn't like about certain flats in order to narrow down more fitting ones in the future. The on-boarding process could've been a bit more responsive. After having paid everything slowed down quite a bit. But the service since being in the apartment has been great. Matt has been great as property manager and things are getting fixed relatively quickly.

It is never too late to meet Morgans City Living agent and the super nice Graham and Lydia. I was so impressive with Graham, an extremely hardworking, productive and considerate man who provisioned us the most useful recommendation and help. My experience with Morgans City Living has so far only been positive. Everything has been handled extremely professionally and efficiently, which provides me with confidence for when I move into my new city centre flat. I’ve been flat hunting in Leeds for almost two months. Morgan city living has been very helpful trying to find me a good flat. Lucy was very nice to me and did everything to make sure my moving went as smooth as possible. She replied to my emails very quickly and helped me with all the paperwork! Joe was excellent. At first, he informed me that the property we wanted to see had been taken (I was a little disappointed as I had been let down by several agents on that day) HOWEVER... He showed us a fabulous property that we decided to take. Joe has only been working there 3 months and he was one of the best agents I have ever come across. We have been renting an apartment through Morgan’s for nearly 7 months. And, although during most of this time, it has been a very unpleasant 7 months. The staff there never seemed to care, letting themselves in without prior notice or consent. Therefore I was a little reluctant to review them, unless there was a possibility of a minus star!
However that was until now! We have been liaising with Georgia Moore over the last few days and she has been brilliant, especially after I have ranted at her. She has been extremely professional and VERY pleasant. She has also kept us in the loop with everything!
Thanks Georgia, you’re an asset to Morgan’s and I wish they were ALL like you!

I would highly recommend Morgans Leeds City Living. When looking for a property we had tried several estate agents but Morgans shone through them all. Put simply Morgan's are the worst company I have ever dealt with. Over 3 years of renting in two properties we have been without a washing machine for 7 weeks, heating in the depths of winter for 10 days and despite constant requests for problems to be fixed in the flat they have failed at nearly every hurdle. On top of that the some of the property managers are very unsympathetic when anything goes wrong and you are constantly felt to be a inconvenience. Avoid at all costs!!

We had done a few viewings with other estate agents ranging form awful to nice but we were still holding back until we saw the one today. We met Sammy who showed us around and she was absolutely fantastic, really friendly and even more importantly she felt genuine, answered all of our questions and was just lovely. The property was even better than we expected and cheaper than we thought as well! The fact that the landlord has added additional furnishings really surprised us and when we went to the office to ask a few final questions and to put down the deposit the entire team was on hand to explain each step of the process. I have to say this is the second time I have used Morgans to buy property. James Pearson assisted me this time and made my dream home come true. I have recently purchased a 1 bed in Pearl Chambers and it is amazing. James kept me in the loop all the way through the sales process and also gave me direction on how to speed up queries that were hindering completion. Everything that James promised was delivered (at times this was above and beyond my expectations) and wherever problems occurred (James did not shy away) and managed to set my expectations realistically. The one thing I loved about James was his optimism and positivity every time I visited the branch in Leeds cc and during his phone calls. My feedback to James would be never to lose the warm welcomes when customers walk in (James always came out to greet, with a big welcome, a smile and a firm handshake) which to me was professional and with a personal touch. I can truly say I will be promoting Morgans as an excellent provider and to all the staff I have engaged with (you have all been so wonderful and caring) thanks very much for making me a happy man ???? Out of all of the estate agents in the city centre we looked at flats with, Morgans were the only agents who actively took an interest in what we wanted. And really tailored the properties we viewed to us.

All members of the team have acted both professionally and helpfully throughout the whole process, keeping me informed as the sale progressed. Whilst everyone I have dealt with has been both competent and friendly, I must make particular mention of James Bruce. This employee gave sensible, balanced advice on the merits of either selling or renting out the flat; he didn't hassle me to come to a quick decision, and he acted promptly and efficiently when a decision to sell was eventually reached. Although other colleagues became involved once the sale was agreed, James nevertheless maintained an interest in the process and was always most welcoming whenever I visited the Dock Street offices.

The buying experience was brilliant. They are very good estate agents. Ben was superb. The rental side is really good and Spencer has found brilliant tenants very quickly.
I have had problems with the property management side. So take these two situations, both of which happened:-
1. The retro, expensive and brand new fridge broke down. Morgans emailed me with a suggestion to replace it with an unsightly (but cheap) white box. I told them this was nonsense and got the fridge replaced for free under warranty. I had to go and sort it all out myself.
2. The window handle in the kitchen broke off. After 5 phone calls, a contractor turned up to rectify the problem. His solution was to nail the window shut. I am not joking. This is what they did to my lovely flat. Without permission, they nailed the window shut. Because they couldn't be bothered to replace the handle.
It’s fair to say that once Jacqui became aware of the problems on the property management side, she did make sure they were rectified.

Mark showed me round a number of properties and was very knowledgeable, personable and particularly helpful as I was a somewhat clueless first time buyer. My friend is looking to buy soon and I've highly recommended going to Morgans and getting Mark to show them round. Further to this, once I had purchased the property I was looked after by Amy who was beyond helpful. My solicitor was particularly unhelpful throughout the process but Amy managed to get the sale through, talking me through the process and generally being a great help. She managed to combine being very personable with really pushing the sale through and it is totally down to her that I didn't have to spend weeks living on friends sofas whilst the sale completed. Throughout my tenancy Hannah has been absolutely excellent, making me feel welcome in the property and helping me to settle in at the start of the tenancy, responding to all requests in a prompt and professional manner and always being on hand whenever required.

Over the past 10 years My wife and I have rented, bought and now sold a city center apartment through Morgans and we can not recommend them highly enough. Each time the service has been fantastic. Our most recent experience in selling our apartment (originally bought through Morgans) started with Mark assuring us that he could sell it for a price we would be more than happy with (it sold in a week) we then became involved a long chain of people and I am 100% convinced that the sales and purchases simply would not have happened had it not been for Amy who went above and beyond to not only coordinate our own sale but also communicate with the other parties representatives who I feel were we not nearly as focused on getting the deal done. I feel very comfortable to leave my flat in the competent hands of the team at Morgans. Katy takes care of all the issues that come up with the flat and over the years, we had faced a number of things from your basic tenancy renewals to floods, flat reworks, etc. She is very responsive, thorough and reliable. I've been meaning to leave a review for some time now! Mark was our main point of contact but everyone I spoke with and everyone that took us on viewing was very helpful and friendly. Mark was always great returning calls and answering any questions we had. The team also helped speed up the process of completion by chasing other third parties for us. Morgans were great and made the whole process easier! Really recommend them. Mark even posted us extra parking permits he found once the sale had completed, and they could have easily just thrown them as we didn't know they existed, so it shows they're not only helpful before the sale!

My partner and I are looking to move to Leeds from London. We phoned a number of agencies to arrange viewings. Most were average, one was excellent but this agency were simply awful. The lady we spoke with (who didn't even give her name when answering the phone) was plain rude and not at all interested in our situation. We were told to look at the website and email if we saw anything (she didn't provide an email address for us to use) she didn't take our details or offer any help. Very very poor. I appreciate tenants are two to a penny but landlords we were hoping to rent your properties and weren't helped in our search. If your property is empty maybe that's why!!!!

Excellent treatment and really serious agency and lovely agents!! My experience was the best with an agency. I will work with them the next time that I come back to Leeds. My history: I went from Spain to Leeds. They were the unique that could show me some flats un a couple of days that I were in Leeds before go living there. After show me the flats they allow me to do every paperwork from Spain and just start living in the flat the same day that I went to live to Leeds. All the time that I were living in Leeds, Morgans City Living solved all my doubts and concerns. During this time I had a problem with the heaters and they manage and solve the problem faster and effectively in 3-4 days (they provide me some small heaters).

I completed the purchase of a flat in Leeds a few weeks ago through Morgans City Living. It wasn't a short process - I began looking at properties in April but for various reasons (not related to Morgans) I wasn't able to complete on a purchase until the end of October 2016. I have to say that the whole experience with Morgans was excellent. They were very patient and showed me many flats over a period of several weeks with both evening and weekend viewings proving no problem. When I finally chose a flat, they liaised efficiently with the vendor to ensure a smooth transaction. I work in property and therefore may have a higher expectation of estate agents - in this case they were all fulfilled. I would in particular commend the help I received from Mark Nowoslawski in the Morgans sale team at Dock Street who was thoroughly professional throughout the whole process. As a buyer or seller I would have no hesitation in recommending them.

I've moved around quite a lot in the last five years and I can honestly say Morgan's have been the most responsive agent I've event been with.
When searching for a flat they were honest about the pros and cons of each flat and well informed about the areas.
Once I'd moved in to a flat Morgan's were very responsive to my emails and promptly addressed all the key issues I flagged up in the inventory. In particular they went out of their way to provide a temporary sofa despite problems in their supply chain.

Normally I wouldn't write reviews but I feel it is justified on this occasion.We have just completed on an apartment purchase through Morgans City Living for our son & we have been highly impressed with their service. Buying today is a much different experience that when we made our own purchase in 1979 so it was with a little trepidation that we embarked on this process. Trina and Ben have been most helpful throughout and have gone the extra mile finding out information for us. I recently sold my property through Morgans and I could not have had a better experience. The team in general was very helpful and very attentive with us. Amy, Mark and Ben from the sales department were outstanding. They followed up on every call and issue as fast as possible and made the process of selling my property as smooth as it can be. It is true that their fee is a bit higher than other agencies but their service certainly justifies that, they will ensure you get what you are worth and will support you all the way throughout the process. Working with Amy could have not been better. Definitely recommend this agency if you thinking to sell or buy your property.

The best in Leeds.
Nice properties and reasonably priced. Quick response to problems and they actually give you your deposit back if you leave things clean and as you found them. I found Laura Brunt a very pleasant property manager to have.
A run down of my experiences with the other letting agencies in Leeds:
-Linley & Simpson, I would rate as number 2. They fall below Morgans because they rob you of a large chunk of your deposit for no reason. (and they take big deposits).
-Martin & Co: Horrible flats and very overpriced. I would avoid.
-Bridgfords, would rate as number 3 in Leeds. But they are very pushy and I've heard that they take big chunks out of your deposit too.

Had a bad experience letting with Morgan's from the start, when I first moved into my property it had not been cleaned and there were still remanents from the previous tenant around, including a smashed wine bottle in the freezer. Morgan's then messed me around on several occasions with regards to my heating breaking and again with my car parking space. Having recently moved out I have now waited two months to receive my £60 deposit for my car parking fob which I handed back on time (I still have not received this). On moving out Morgan's decided they would be taking money from my deposit for a deep clean, I then asked for pictures of what required a deep clean, Morgan's then continued to send me pictures of items that it clearly stated on the inventory were already worn and stained when I moved in. Obviously I have challenged this, it has now been 24 days and I have not heard back about my deposit, my emails are being ignored and my phone calls are going straight to answerphone. Disgraceful customer service and down right rude withholding of the deposit will never rent through this agency again!

As first time buyers we where unsure about the entire process but Mark made us feel very secure about the whole transaction. Customer service .... Worst I have seen.

A very professional sales agent. I have had a very pleasant experience over the past few months with Morgan's when looking for a residential property to purchase in Leeds city centre.
I would like to specially express my thanks to one of the agents Ben, who painstakingly took time to find out more about my home search criteria and make apartment recommendations. In addition, Ben never failed to try and fit me in for viewings despite the short notice, which is greatly appreciated! His knowledge with regards to general property market trends and home prices in certain locations proved extremely useful and invaluable. Should have known I would have issues with them when I arranged to travel over from Manchester on 2 occasions to view properties, only to arrive in Leeds and find most had been let the day before and nobody bothered to tell me.
Can't believe the amount of times I had to chase to get works completed following my moving in inspection either. I was having to virtually project manage everything which was ridiculous.
Also had people turning up to do inspection without prior notice, and workmen turning up again with no prior agreement.
Nice polished offices and service up front, but I'm afraid the service on this occasion didn't match.

Exceptional service throughout! Easy to arrange viewing and the guy who showed me around was professional and genuinely wanted to help. Fees reasonable and whole process seamless. Check in was straightforward and extremely thorough. Check out handled brilliantly by Hannah who was amazing throughout! She is professional and friendly and you couldn't ask for anything more. Recently purchased a flat with Steph and the gang at Morgans.
Although dealing mainly with Steph, everyone I met was very helpful and didn't seem at all frustrated by my (many) requests for multiple viewings to settle any doubts (and, importantly, get measurements!) of my future home.
After buying the flat, not only did Steph greet me with a nice bottle of vino but I've had a few queries, and I haven't once felt like this has been any trouble at all :) (although I'm sorry if it is!)
Would use again - although hopefully not too soon since I've only just bought this flat!

** Revised rating from 1 star to 3 star ** - Not a prompted revision of the score but following a conversation with the Operations Manager who took the time to call me and talk through my concerns I wanted to change my review to reflect that as a business they clearly do take feedback on board which goes some way to improve my perception of the business.
Perhaps the worst customer experience of my life.
I haven't rented before but I do rent out a number other properties myself through a few different agencies and if I thought that my tenants got the experience that Morgans provide to tenants then I would quickly change the managing agent. What's worse is that given this is city centre Leeds I imagine that Landlords are being charged anywhere between 9-13% plus VAT for what simply is a substandard experience.
Issues with responsiveness, being ignored and miscommuication internally were just some of the errors. Do not get me wrong though, there were a number of individuals within the business who were actually very good but this was lost in the multitude of errors. The cherry on top was trying to charge me £33 for sealant that was actually cleaner when we moved out than when we moved in. Alas no photos were available from Morgans when I challenged this so it makes me think this is a standard tactic to pass a call out charge to the tenant as opposed to the landlord, all this despite being subjected to a non functioning fire alarm for the best part of 3 months which in itself is a Health and Safety breach.
Inline with the review below Sarah really did try and help my partner find a new property and was excellent.
If I ever come to sell or purchase additional properties in Leeds I will be actively avoiding Morgans as well as avoiding them for any property management in the city from a personal perspective.

I am really pleased with Morgans City living agency and the agents and the property managers. I have been with Morgans now more than 2 years now and every time they have helped me find a suitable property. Spencer has been in all my search for past 2 years and really find him a nice person who helps me find the property to our liking. The next best person is our property manager Natasha who just took over from the last property manager and has been doing a tremendous job since then. I had reported several issues after I had moved in but was not getting progresses but after she took over it is very quick. She has resolved quite a lot but still some more are pending. Hopefully, she stays our property manager and sort them out as soon as possible. Keep up the good work Natasha and Spencer.

I have just had a really positive experience renting with Morgans. Casey was excellent at keeping me in the loop, and also gave me personal service by recommending properties that I would like. I felt under no pressure to take a property I wasn't as keen on. They kept in good contact, and confirmed the appointments by text. Joe showed me round, and was very relaxed and pleasant, and then called the office to let them know I was taking the property. Kitty was lovely in the office- really helpful and friendly when I completed the paperwork, and it was all very smooth. Morgans have managed my flat since 2007 and their service gets better and better. I have a dedicated account manager Matt whom I met for the first time the other day since I needed to personally check out some works that need undertaking. He took me round the property pointing out potential future issues. Generally Morgans deal with all the maintenance; they give me good notice of any problems allowing me a chance to query anything . They have their own maintenance team for carrying out small repairs and access to a number service companies for more complex issues. I have found that all works are carried out quickly. This is really helpful since I don't have time to shop around for quotes, I know that Morgans people are competitive.
Morgans are also "on the ball" finding new tenants when required. I haven't had a void period since 2009. I'd certainly recommend their services.
