I rented a one bedroom flat in Bermondsey through the Griffins Estates. My experience with them from beginning to end was pleasant. John Silvia showed me around the house, and helped me communicate with the landlord to negotiate to something that we both were happy with. He was professional throughout the whole experience.. the flat had no problem and I really had nothing to complain about…. At the end of the contact, I interacted with Fabio Rocha, who was also equally friendly and professional. He was extremely considerate and let me know well in advance when someone wanted to view the property. He made sure all the visitors came at the same time in the most convince time for me to make the least disruptions to my life. When it came to returning the deposit, they were very fair and returned the money promptly. Overall, I would recommend them to anyone, and would rent through them again.... Read more

I have had a horrible treatment from this agency. I was at university at the time and didn’t know that i was being treated unfairly. We were 7 people living in a house with one bathroom, on top of that the landlord had no clue that his house was overcrowded and as soon as he knew, he gave a notice to the agency. To make it worse, the agency tried to use the fact that they were doing us a favour by giving us a notice and didn’t even bother helping us find another house. At the end of the month, they tried to ask us to pay for rent when we were meant to move. This agency will try to squeeze you so many people in a small flat. This was a 3 bedroom flat but 7 of us were living there. And the rent we were paying was £400 each. So they were collecting £2800 each month for a whole year. They deserve no star at all.... AVOID! DONT even think about it - read if you dont know the LAW! Bare in mind - they have responded below with liars, the contract said something different which i still have. Together with my law colleagues we literally laughed at how horrible the brand is. Avoid at all costs otherwise you will be thrown out on streets when you go on holidays etc. They tell you what you want to hear like in the comment below. As a PA who works for a law firm I have read the contract carefully, if you dont know the law you are not going to understand how full of tricks and hidden traps it is. William was extremely unprofessional while dealing with my partner face to face, (was also super lazy and rude on the phone with me).The moment my partner told him I am a legal PA who works in a law firm he automatically said his printer doesn't work and he cannot print the contract for him to sign despite the fact he was printing stuff all day (he sent it over before learning my Job title). On the same day I sent an email asking him to clarify all the hidden traps they have in the contract, well guess what? they didn't respond in 24 hours, my partner went in there again asking him face to face about it and he said he will respond today despite the fact it was 3 mins to closing time. Pffff... next day they said this place was actually already rent out to someone else. I have created another spare room account and contacted them about the place and guess what, apparently it was available and they wanted to arrange a viewing. Unbelievable !!! be aware guys! They are liars who only try to get some money out of you, and also the most interesting part, as per contract if you won't pay them additional money when you go away on holidays they have the rights to come in, throw your belonging out and rent the place to someone else. ---- AVOID... Avoid this company. Apparently at the beginning everything was fine when i first moved in but it only took a couple of weeks to understand that i made the wrong choice. As i was expecting, when you rent there can be little issues with things around the property and you would think, easy, call the landlord to fix it for you.... WRONG! I stayed in the property from June 2019 till March 2020 with really bad wifi, broken shower costantly going from cold to hot hot and cold unable to have a normal uman shower and a real bad black mold all over the walls. i kept asking to fix these problems but was like talking to nobody because nobody ever fixed anything even when they kept promising to me they that were going to fix all the issues. Cherry topping of this story? i had to wait over 2 months for my deposit to get back to me when they said was going to take 5 working days. just one word AVOID. *Answering to you trying to look like a normal agency that you’re not. - BROADBAND. Me and the other tenants kept asking for a new wifi and the agency kept saying that it was going to be done which obviously never happened - SHOWER. It was not repaired! If you think is a false accusation go to the property and take a shower yourself and you will see who’s lying then.... Read more

The poorest experience with an estate agency ever. Not professional, not useful, not helpful. You have to chase them for every little thing and they suddenly disappear. Very friendly at the beginning to look like good agents. Then all of them are just the same. Don't trust all the 5 stars review as they are almost all brazilian names, and all employees are brazilian: 2+2=4. Never got deposit back, I still keep keys of bradley house and I'm sure they didn't change the lock, I may pop in every time....... Read more

We originally had our property on with another Estate Agency, who advised badly on the original price and then didn’t work proactively it felt like to sell our flat. Luciano Silva and the Griffins Estates team were proactive, and twice contacted us to talk about selling the place with them. We were immediately impressed by their attitude and realistic advice, and moved across to Griffins Estates. Setting up a WhatsApp group between us and the two branches, they kept us informed throughout and set up a constant stream of viewings, before finally locking in a great offer and seeing the sale through to completion. Lady's and gentlemen be careful at first they treat you well but then change completely the character especially jhonny that is a disgusting person who does not understand the situation of anyone but it only imports the money apart from the fact that you will be in the house without your knowledge not only to check the house if it is clean or not the fact that they will tell you at the beginning that week will come the cleaning lady thing not true, do not believe they are only thieves who will do everything to get you more money with the most absurd excuses. imagine that only 50% of the deposit returned to me. AVOID at all cost. Rude/angry staff, shouting at us, demanding us to pay for the damage that they caused. Didn't give the deposit until we asked them several times (took 4 weeks and had we not begged them, they wouldn't have given us.) AVOID COMPLETELY!!! They going to cheat you and treat you like rubbish. One of the guys "Johnny" can show up in the property anytime without any further notice looking even if you cleaned the dryer machine filter. No hot water in the sink to clean your face and also if you cold in winter you going to be in trouble because he removes the heaters and the cold is unbearable!! Mind your deposit cause they keep mine because "the room wasn't clean". I clean this room before leave and they charge me 85£ for the cleaning service... The treatment from this agency is really unfair and my old flatmates keep telling me horrible stories about them because they find bed bugs and they are not helping them at all. AVOID PLEASE!!... Appalling service from agent Johnny. One of the most unfair human beings I have ever met in my life! Moved out from one of their properties more than a month ago and no sign of even a partial deposit refund (I was charged £260 when moved in) Tenants were mistreated and led to sign new contracts when they sold out the former 'New Place Lettings'. I had been renting out with them for 1 year and 9 months and they required me to sign a new contract with extremely different terms, including extra 6 months minimum stay! They see themselves as very clever and superior people, delivering a substandard service and overcharging for it! I wouldn't recommend it at all! I have had friends renting out with Griffins that also had to chase them about their deposit refunds. Avoid!... Read more
