I had a range of issues with the property I rented the past year. Mostly due to neglect previously and a lack of care by other stakeholders in the property such as previous tenants (not northwoods) I believe. For instance a leaking kitchen sink, broken taps, mould in rooms etc
Yet Northwoods are quick to communicate with you, deal with maintenance and such and the staff there are particularly easy to deal with, Stephen was especially friendly and helpful. The property has, to be fair, improved on the whole under Northwood’s management over the one year tenancy, issues such as the extensive mould in one room have been dealt with and things like the leaky kitchen sink have been fixed..
I would recommend Northwoods. I am sure they are a good property agent and the issues I faced moving in and at the first few months of my tenancy described previously were not down to them and had other reasons behind them.

They deny people on benefits with a scummy, yet somehow legal, method of asking 6 months rent in advance. Also, if you look at the other 1-star reviews they almost all have replies from Northwood victim blaming and deferring responsibility. Is that the kind of company you want to let from?
To their response: yes, we fall below the affordability threshold like with every house in Norwich, despite us both being on nearly the maximum possible benefits without physical disability. Either way we understand the requirement for a guarantor but you didn't give us the option of "6 months rent or guarantor". It was "6 months rent AND guarantor". So don't try and frame it as us trying to shoot above our means and get away without having a guarantor

Shockingly poor service, I am a current tenant and the electricity keeps failing in a modern flat in the centre of Norwich. Called them at just after 5pm on a weekday after it failed again and the owner called and said he could not get an electrician out until the next day … to a flat in the middle of Norwich. This was after asking me to leave a 5 star rating for them after moving in … furthermore when the fire alarm triggered for no reason on a Tuesday at 6pm 2 weeks after moving in, the owners suggestion was to cut the mains cable to the detector … alarm was still going at 10am the following morning when I went to work, caused issues with the neighbours obviously. Do not provide any sort of assistance when these issues occur. My advice, don’t go with this agent.

Probably the worst estate agent I have used. They are friendly enough to begin with, they accept all reports of issues but when nothing is done they become unresponsive and rude. I understand that this is sometimes down to the landlord but with ongoing issues (same landlord, multiple properties having problems) they need to get them off the books.

Under staffed and not very well managed. They are still trying to use covid as an excuse for not doing a proper job. You can never speak to anyone on the phone. If you do manage to speak to anyone you are spoken to like a third rate citizen. All viewings only dealt with via email so you can't ask any simple questions about the property first like is it still available, will they take pets etc. If you do want to view a property you get a massive email with very strict requirements and you must even provide a guarantor regardless of income BEFORE you even have a chance to view. I understand the need to protect the landlords (I am one myself) but they are taking things way too far. I would never put my properties with them.

Northwood is the best agent I have rented with so far. They are the only ones who did not start a fight when I informed them I wanted to move out, which I think is the fundamental issue with a lot of letting agents. They also appreciated my effort in keeping their house nearly as clean as when I moved in.
My experience with them has been nothing short of professionalism and great hospitality. Northwood know how to take care of their tenants, are keen and fast to respond to any problem that arises, especially emergencies, during your tenancy. They provide respectful and unintrusive service.

One star is too much, the audacity of asking for personal details not only from myself but from other personal associates before an agreement of transaction is unethical, arrogant and unprofessional. On top of that not even a phone call to confirm your interest....I'm sure there's some sort of excuse at the end of the day but in reality it's straight forward abusive disrespect and rude behavior obviously because they think they can get away with it.

1 star... Barely.
I have had Northwood as my agent for just over 18 months. Initially I had very little to do with them and all was well. But as soon as I required some sort of support as a Tennant there was little to none. My emails went days without reply, thanks to covid there was no one I could phone, therefore could not actually have a conversation.
It became very clear to me that whatever you say or do as a Tennant Northwood only have the landlords interest as a priority. I went over a month without hot water supply to my property because Northwood didn't act accordingly and resolve the issue in a timely manner.
Now, a week since leaving and moving on I have no idea when I am likely to see my deposit back. As far as I am concerned when this is done I will be making a formal complain legally around the way I have been treated.
Appalling and abysmal is how I would describe the company and the service received as a Tennant. Disgraceful.

We rented a property from Northwood which had serval issues including mould and flooded drive but nothing was done no response after we reported it we kept chasing them up but with no success seems they agency will take on any property and landlord.

Unfortunately you cannot leave no stars as Northwood do not even deserve one. We lived in the property of 28 Manor Park Gardens in Long Stratton and within not even a month we were having damp problems with the property. We moved in the bungalow in July and in August when we had the hot weather and heavy down pours was when we started having problems with the property. Through out our short five months at this property we had damp and mould show up in every room along with the windows being damp every morning and having to wipe them. There were also gaps between the carpet and the skirting boards letting air in as these were poorly fitted. We consistently got in contact with Northwood about the problems to constantly be palmed off and told it was our fault we were having these issues. They never once took responsibility for knowing about these problems and for moving us in a property which had a severe rent issue. The previous tenants who lived in this bungalow before us had the exact same problems as us yet all Northwood done was get a painter in to paint over the damp and mould and they moved us in to a property which they knew was not fit for purpose. The windows were old and the seals had broken letting in cold air making us have to keep the heating on most of the time which with it being electric was costing us a fortune. The state of this property was making myself and my partner ill which caused us to have to stay with family members during the week due to no problems with this bungalow being sorted. It was not until we threatened to take this further did they then get someone round to look at the windows yet this was still not top priority as it took several visits for the same reasons to look at the windows and still nothing was sorted! They let us live in a mouldy, damp house causing our health to deteriorate yet all they ever cared about was getting the rent. From us moving out it took one week for this property to be listed back up for rent with no problems sorted! THIS PROPERTY IS DAMP, MOULDY AND NEEDS NEW WINDOWS AND NONE OF THIS HAS BEEN SORTED! THIS PROPERTY IS UNFIT FOR HUMAN HABITATION! IT NEEDS SEVERE WORK BEFORE IT WILL EVEN BE FIT FOR TENANTS TO LIVE IN! All they have done yet again is paint over the problems so they can move someone else in none the wiser! AVOID THIS COMPANY AT ALL COSTS!

Being a business owner myself, a little help goes a long way. Their efforts in helping my family secure a home after awful treatment from a different agency have been second to none. Even in a pandemic they’ve have been quick to undertake inspections via Zoom calling. If we experience problems with utilities they are always quick to action our needs and send excellent tradespeople out to address the problems. Vicky, Peggy and Stephen quite frankly are an asset to any company and in this case NORTHWOOD. Long may the service continue throughout our remaining time as rental clients.

1 star is too generous for this agency.
We moved into a property in Norwich and found there was a number of issues with the property. There was mouldy food left in kitchen, rubbish left in cupboards and the top of the kitchen cabinets were covered in rubble and building waste. We raised our concerns with the agency within hours of moving in through email and over the phone.
These were largely ignored by the agency and we believe not taken seriously. We were concerned that the rubble could contain asbestos and we sent off for a test ourselves after the agency and landlord wouldn’t test it themselves.
We received a positive result for chrysotile. We notified the agency immediately and we moved to my partners parents home hoping to sort the issue with the agency to get an environmental clean of the kitchen so we could move back in.
We continued to visit the property to get clothes and post and one day we turned up to the property and found the locks were changed and the landlord was packing up our items into boxes in front of us.
The landlord refused to speak with us claiming they had been told by Northwood not to speak to us. The landlord then put up a notice to the window. Claiming we have abandoned the property, if anyone knows our whereabouts and that we are now in rent arrears. The letter was also back dated almost 2 weeks. This was signed on behalf of 2 members of staff at Northwood.
This is was only 27 days into our tenancy, our last contact with the agency was 4 days prior and we have continued to pay full rent. This was a complete shock and incredibly stressfull not having access to any of our belongings like our clothes or medication and having a stranger in your home pack up family photos and our items.
We were locked out of our home by Northwood and the landlord and have had no real explanation for this attempt of an illegal eviction and to date are still working with the agency to safely remove our items from the property and resolve this matter but Northwood are ignoring our emails.
This has been horrible and stressful and damaging to our health. This has happened during a pandemic and disgrace-full that they feel it is okay to lock tenants out of their homes and put up falsified eviction notices in the window. In a previous review Northwood claim "we have not evicted any tenants during the present crisis or started any eviction proceedings" clearly this is wrong.
In the last contact with the agency they claim “we do not therefore accept that the tenants have suffered extreme distress” This pretty much says it all!
I will never be renting from Northwood again and hope no one else has the same experience as we did.

Handled my end of tenancy brilliantly during the COVID crisis. Not only did they manage to get my deposit back in very near time to normal during, but they were very understanding that not having easy access I couldn't thoroughly clean/tidy the house. However a regulatory deep clean was required any which they charged surprisingly small sum for. In fact less than a standard clean from last tenancy with a different agency. Great agency overall with very helpful and polite staff.

Excellent lettings agent. As a landlord of students I can appreciate that there is a significant amount of work from all parties (tenants, lettings agents and landlord + contractors) on a regular basis which is the nature of this tenure. Northwood have always been highly professional with me, my tenants and contractors - which has helped to maintain the property as a very highly desirable one for the Norwich University students.
I always look after my tenants well and make sure the property is at the top of what is available in the market place for a fair rental level. If any issues are raised they are dealt with immediately and without delay so the tenants can carry on enjoying the property hassle free. I could not do this without assistance from Northwood due to time constraints and having a young family of my own!
Northwood have also been instrumental in helping me to achieve the new HMO licence conditions which came into force recently. The property was renovated back to brick with every conceivable modern convenience and safety system available in 2016. Yet there was still some additional certification and work required to bring it up to the exacting standards. Northwood have helped with liaising with contractors, tenants and myself on a daily basis through this process with the upmost professionalism and to very strict time constraints. I am certain there are one of only a handful of fully licenced HMO`s in Norwich that meets the new licencing criteria – and I am very happy to be able to provide a safe, warm and stylish home for my tenants during their studies in Norwich.
I have worked with multiple agents in the Norwich area over a number of years and can honestly say Northwood is the best.
Thank you again Northwood (Peggy, Dione, Hayley, Steve, Paula and the rest of the team). You have made my life easier, my tenants lives easier, and I really appreciate your efforts.

First, I would like to thank Danny for all the support Northwood has provided me and my colleagues at Notary Express. As a conveyancing firm we are in constant contact with estate agents and by far, Northwood are the best we have dealt with. Danny will always try and help us in any way to make the transaction progress smoothly, this may be chasing the clients on our behalf for ID or documents or liaising with third parties with regular updates.
Conveyancing can be a long and stressful process for some clients, knowing a client is buying or selling through Northwood fills us with confidence that they are fully informed and understand what is required of them.

First come first served, allow you to view knowing the property has been let ( left feeling slightly silly and duped whilst the viewing continued!) Got lied to on the phone about the time the property was let, first call said had been let 30 minutes ago and the second said a few minutes ago! Very unprofessional and rude. Have since spoken to PROFESSIONAL agents who shared Northwood's reputation proceeds them! Not in a good way. Avoid at all costs! If I could of given no stars I would have.

Arranged a house viewing first day its free to view and as I can only do evenings appointment because I work, half an hour before viewing they ring to cancel as person before me wants it apparently first come first served dosnt matter I was first to call them at 930am and I have to work, I can't speak to a manager as they don't no when he's free and won't give names out.i find their service appalling
