They have there own Rules and just don't care! The bike storage has been broken into so many times ! They just use chicken wire !! the manage just smirks and laughs !! They sooner get a lawyer that cost over 750 pounds to inform you to remove the bike from banisters but allow items in the hall way like pot plants, you can trip over !!!! for years but its all called vengeance !!without produce Tonight yet to be a author breaking in ... I have lost over 5 bikes and even paid a lawyers letter of 750 pounds with there cost !!! 3 fold away bikes 2 electric 2 racing bikes!!!!
they call it fire hazard !! but mats ! pots! even furniture left for days bikes down stairs

Pace recently took over the management of our block. With a total lack of consultation they just go ahead with what they want to do regardless. They introduced controlled parking without asking the residents .which as turned out to be a disaster also they send gardener to cut grass all through the winter months which is totally unnecessary when i have brought this up I've been ignored

Couldn't be more accommodating. Nothing is too much trouble and I can ask some silly things, thinking it's not possible, and my expectations are always surpassed. The support is unmeasurable.
Second review 2 years later. I have been using PACE for a number of years and am extremely satisfied with both the service and the costs involved. I still keep waiting to be told they're under charging me as I can't believe the level of service offered at such a low fee. I truly do just let them manage everything.

Really had very bad experience with the team twice recently back yo back,promised for a house once and didn't even bother to call back and inform that they agreed to other .
Lately very promptly on the property promised to call back as of now they don't have acces ...after 2days on calling them the property already is agreed to someone else ..
How can someone trust.
I was informed by the agent can talk to land Lord and will call by evening..after two days I called them and they told let to someone else 1st property.
2nd property I called immediately as soon as it got displayed in right move,sent voice messages and on very next day prompt reply as it is available we will arrange viewing after few days no calls ,when I called via right move I was informed it was already let to someone else ..within no time, ????...then after few days I got call property viewing mail...for same property which was already let to someone else...how could I show up and again getting same disappointment .

They provide parking permits the heat peels them off .u get ticket 60 pounds .they don't want to know but they appointed parking authority. .but to provide replacement.25 pounds .
For replacement. My daughter's hat 2 tickets in week . One was on the side windows . The other feel off
The gates have not been working for over a week . No security , life smelling of urine .

Disgusting customer service from a lady this afternoon at pace, emailed to book a viewing for a rental property she calls me abruptly and starts by saying “how many kids do you have then I can hear them in the background”, then says “oh so your a full time mum then on universal credit” then proceeds to say you can’t have the apartment as it’s upstairs and you can’t leave the buggy in-front of the ground floor door it’s a fire hazard, I let her know I would be taking my buggy upstairs when entering as it was expensive I’m not going to leave it anywhere then says a 2 bedroom is not big enough for 3 adults , one couple and a single occupant and basically we can’t have it good bye, I am disgusted at your lack of service considering this is very much a customer service role, secondly how dare you assume just because I have a child that I am on universal credit , you were very wrong as we are 3 working tenants and are not on any benefits at all. I am appalled at how I was treated.

Absolutely awful service. The agents were extremely rude and disrespectful and they wouldn't let me book a viewing for the property that I was interested in. I was calling on behalf of my client (for which I have never had a problem before) and at first the agent I spoke to was willing to take down the details of my client and continue with booking the viewing, but he became more and more suspicious about me booking a viewing on somebody else's behalf, he also became more rude and eventually just started repeating 'we don't deal with relocation agencies. sorry. bye.' and then when I said that clearly wasn't true, since he had been willing to proceed just minutes before, and that he was just being rude to me for no reason, he passed me on to his manager, who - astonishingly - was EVEN MORE rude to me, pretty much shouting down the phone that they wouldn't deal with relocation agents and that she 'didn't want to speak to me' anymore. I am just appalled by some people's incredible inability to speak to other humans with basic decency and respect, I didn't raise my voice, I didn't criticise them or say anything against them, I just asked them to stop being rude to me for no reason. Anyway, I recommend everyone to stay as far away as possible from this horrible company if you want to avoid very poor customer service and an uncomfortable experience.

Katie has been an absolute breath of fresh air to deal with. She’s the first agent that we’ve encountered in such a long time that has actually gone above and beyond to help us out, and secure the approval of our new family home!
We came across a few issues with our references and credit checks (no fault of the agents, that was entirely on us!) but Katie moved heaven and earth to help us out, and eased so much of our stress and headaches!

I've been renting from Pace for about 2.5 years. It was my first move into a property with my daughter an it was somewhat daunting but Sara has made me feel comfortable and at ease. If I ever have any issues, she is on the case an it's resolved as quick as possible.

We had been renting our property through Pace for a little over 9 years and the service throughout this time has been superb. Sara, who was our property manager I must say is a credit to the company and has been there for us whenever we have needed any kind of help at all. She is very approachable and goes above and beyond in working with us as tennents whenever any kind of situation arose or where a visit inspection, gas/safety check etc was due and sometimes put herself out to visit when it solely suited us.
We have recently purchased our rented home and are absolutely delighted to finally own our house which has been a dream of ours for a few years now. To be honest the whole process with Pace and the solicitors they very kindly put us in touch with have made it so easy and painless we couldn't of asked for more.

I don't let from this company (and never would) but my neighbour does and we have had their fence panel down for over a year. We have replaced it before as their cats poo in our garden and our young girl is always picking up the poo (Dangerous), plus it smells. Everytime I call they either say its not been reported (I know for a FACT it has) or they will complete in a week (over a year ago). Now there is strong winds another panel of my neighbours has fallen but at the back, where a car park is. Now everyone in the car park can see through to our open plan living area, so now we are exposed to the everyone!!
So don't bother wasting your money to get this company to manage your letting, because they do anything! As a landlord my tenants would never put up with this, so you will lose your tenants going with PACE!

Move in on Saturday, then Just before moving in day late afternoon got email saying sorry it is moved to Tuesday.. I had all arranged to move .. friends to help .. imagine.. I went to agency to speak and ask for keys .. they wouldn’t give.. saying needs to clean. The property we agreed I will move in was empty for month .. nothing needed to be done, as we agreed on email I will refurbish myself.. I asked to give me keys on Saturday as I am not moving and want my deposit back . At the end I didn’t move , as they did want to give me keys- reason the colleague who dealt was off . How strange- what is manager for then .. He can’t make decision..
totally out of order this company. Didn’t even refunded me full amount of holding deposit.
It was in 2019 - hopefully Management changed and no more victims . As due to manager depends how responsible staff to rent out on promised day ..etc
P.S. I have never ever had any issues with any agency and moved few times in my life ..

Bloody criminal cowboys. They take service charge money and offer no service. Refused to come out and fix a blocked waste stack in a block of flats whereby water kept backing up into my ground floor flat. Asked me to use a local plumber as they couldn't send anyone round and have now tried all tricks in the book and refused to reimburse me. I will be reimbursed one way or the other. If there is one thing I despise and cant stand, its cheating bar stewards. Criminals!
Wish I could give a zero star as I am so angry.
Edit: Tough guy make me take it down then! I didn't lose. The case was not heard because it was issued against the wrong party. Why? You racist bar stewards chose not to provide me with the details of the correct entity I should have issued the claim against. Gloat all you want but I promise you I will have the last laugh even if it costs me 10 times the amount I am claiming.

Quite literally the rudest, most incompetent lettings agents I've ever come across. Telephone calls never returned, messages ignored, arrangements made to show prospective tenants on a property then no-one arrives and the office seemingly know nothing about anything. They have failed to re-new my tenants agreement (due in march) and have failed to arrange the 3 monthly house inspection. I have several properties and as a landlord you want to know that they are being looked after and that the tenant is happy. The team at PACE do exactly what they say they will do and are always willing to give advice if you want some.
The team looking after properties don't take things at face value and investigate any real problems and then resolve the issue.
I would highly recommend Pace if you are looking for an agency to look after your property.

Pace made buying my first property really easy, they guided me through the process and advised me of some information my solicitors were not aware of. Sue helped when it came to exchanging as the people selling the property my seller was buying were abroad at time of exchange, Sue contacted the agents selling the property and they contacted the sellers to confirm exchange, otherwise we would have had to wait until they were back in the country. Pace made the purchase easy by chasing both sets of solicitors to speed the process along.

Superb service from this company. Most professional in all matters. I must single out Sue Mellor for special praise. Pace are the most unprofessional, incompetent, dishonest, greedy and corrupt estate agencies that I have ever had the misfortune to deal with. They rent out overpriced, badly maintained properties that are cheaply decorated and infested with rats. They've tried to steal £500 of my deposit and I now have to take them to court. They'll try to rip off their clients for every penny they have and that includes the unemployed, elderly and disabled. They also don't get the locks changed on their properties when they rent them out and I returned home to find many of my possessions missing as a result of this. The staff are rude and unfriendly .

I found Pace to be very switched on to the business requirements of landlords. The lady I dealt with showed she understood what really motivated me to let my property and demonstrated that Pace would be able to meet my requirements; such as getting a good rental value, ensuring the "right" tenants were in etc. What I really appreciated was that they managed many other things such as a very detailed inventory, and even checked the electrical appliances.
Pace discussed all the financials with me in a very clear manner, so that there were no shocks or surprises at a later stage. I would whole heartedly recommend them.

My account manager at PACE has asked me to write a review of my experiences of dealing with her personally and the Pace business as a whole, largely as a result of the a Google review posted recently. I was very happy to oblige. My account manager, Kelly, has from the very outset been a pleasure to deal with. I would describe her as a listener; responsive; commercially minded and pragmatic. I couldn’t ask for better service. But an account manager is often limited by the organisation they work for – thankfully this is not so in Kelly's case. I have found Pace to offer a very good service for a fair fee. They are detailed in their approach and clearly understand the lettings business from their own perspective as well as mine. I’m genuinely surprised about the bad review posted before; I suspect from a competitor who is suffering from Pace’s formidable market reputation.
