We had a positive experience in buying our house with Philip James Kennedy. The process was very straightforward and all enquiries were dealt with promptly.

We felt that they kept us well informed and that communication channels were always open. In particular, this was credit to Rebekah who offered a friendly and efficient service, ensuring the timely progression of our purchase.

Very happy with the service provided by PJK. The marketing strategy and pricing was spot on and the sale was progressed quickly. Once particulars were agreed we were assigned to Rebekah who was always helpful and available to assist with any queries. Its a competitive, sellers market in Didsbury, PJK know this and are commercial in their decision making.

The worst company I have ever dealt with. Both for lettings and sales. Untrustworthy, tried to charge for damage that was done before moving in. When buying they refuse to arrange viewings unless the buyer meets their mortgage "advisor" and brings evidence of all funds and earnings.

Not pro active in gettig tenants in quickly. Over priced property each time it was re let which slowed down getting tenants in.

Very poor standards in cleaning and maintenance. Tenants very in happy with work done and I was over charged and in some cases not informed about work needed for over a month.

In one case an extractor fan for the cooker was dripping grease when a tenant moved in. It took 3 months of complaints from the tenant and me to get this resolved and they charged me for the cleaning that should have been done before the let.

Many other examples. Frequently ignored emails and were rude to tenants. I will not used them again.

They are not the cheapest or the dearest on cost.
I chose them for their proffesionaloism.
They asked for a key and planned viewings.
My house sold very quickly.
The only small thing I'd say could have been better was clarity on what the buyer was prepared to have left in the house.
Only by accident I spoke with the buyer to identify they was first time buyer with nothing and would have benefit from my items being left in. This time it was to late and most items had been removed.
I specifically checked this to be asked and was told they had. They hadn't and this wasnt professional or sensible.

Avoid at all costs. They rip you off - my property didn't have any flooring for over a month, hot water didn't last for over 5 minutes in the shower, the washing machine was broken, the furniture was worse than basic, balcony door didn't lock, the contractors used to let themselves in into the property without even letting me know about the appointment. The worst estate agents you can let from! Avoid them and you'll have peace of mind.
