Vicky and the sales team at the Dulwich office have been brilliant while marketing my flat, in particular Michael Udoji who took the lead with the marketing, and with organising and hosting viewings, until I received an offer just over a week ago. He kept me posted with updates about viewings regularly while the flat was for sale, responded quickly if I had any queries, and has been communicative, and professional throughout the process. I was also reassured by being automatically informed by email of any viewings as soon as they were confirmed. Prior to that Vicky was very helpful in giving me a sense of what to expect in relation to the current market, and by explaining their fees etc.

Amazing experience with Portico with Luisa and Sami, we couldn’t have hope for a nicer process. My husband and I were looking for a place to rent as we were moving back to the UK from abroad. We were very frustrated dealing with real estate agents from other agencies (especially Foxtons), with several no-shows, last minute change of schedule or viewings that didn’t fit our criteria at all. From the first contact with Portico, Luisa was lovely and very professional. She reconfirmed our viewing the day before which I appreciated. The property was very well taken care of, Luisa was very knowledgeable and answered all our questions. An utterly appalling company, who’s service has only got worse since they were bought out by Leaders Ltd.
False advertisement of services, poor management, emails ignored, rude, multiple increases in fees, repeated complaints from our tenants about their conduct. Diogo is slow, unresponsive, and completely incapable of carrying out even basic property management tasks.
It’s been an constant nightmare dealing with them and has wasted so much time and money we are now reporting the The Property Ombudsman.

Horrendous experience renting with Portico. No replies, false advertisements and poor customer service. We adored the flat we rented, but the experience with Portico was painful. We had multiple issue’s with the apartment we rented, and had to chase Portico time and time again with no help and no replies. To name a few: on one occasion, they authorised and gave keys to workmen to access our property without our consent, which resulted to splatters of paint on our furniture. We also had a broken radiator and no heating for the whole year. We called, emailed and went into the office many times but received no support. It took months to sort the extractor fan out which ended up causing damage to the property. Then when we finally left it took months to receive our deposit back after more radio silence. Only after we contacted the Property Ombudsman did they finally reply and send it. Honestly, the list goes on and on…
Tiring. If you’re a tenant or a landlord I would avoid at all costs.

Incredible service, we are first time sellers, thought it would take at least a year. Vicky the branch manager really settled us as we began the process, she then passed are case to Saloman…. I can’t say enough good about this team, especially Saloman. One week after he took our case on he had a solid buyer! Outstanding sales consultant, honest and reassuring, client lead but will make sensible suggestions to help but never pushy, a genuinely nice man and clearly excels at what he does. We highly recommend using Portico, especially if you can work with Saloman and Vicky, they actually get it done unlike their competitors lol .

AVOID!!!! Honestly the worst estate agents I’ve been with for the 10+ years I’ve been renting in London - truly shocking, especially for a place that bills themselves as upmarket. They’ve also compromised our ex landlords ability to sell his property and complete repairs, leading to further damage. We had to get the Tenant Deposit Scheme involved to get the return of our deposit, as literally nobody would answer emails. I regularly emailed marketing, property management, legal - any email address I had because of receiving no reply for months on end. Texts I sent had read receipts showing they’d been read but no reply. It was almost two months after we moved out that we received the check out report and deposit, and that was after hours of work on my behalf chasing them. No reason for the delay was given or real apology or offer of compensation or acknowleding the incompetence. The only person I’d like to exclude from this is Diogo, who was genuinely helpful and prompt (during our tenancy with regards to property maintenance). Otherwise, truly shocking service and would advise anyone to stay well clear - both landlords and tenants.

Not sure what's happened to this company - moved out of a rental property 2 weeks ago, and since then have not heard a word from Portico. No answer to various phone calls and emails, it appears no check out report has been done and we've not had any update regarding the return of our deposit (we've not had a great experience overall but now they seem to have completely disappeared). I would avoid them if you can. As a homeowner myself now I will certainly not be using them to sell/buy/let in the future.

Very disappointed with Portico ED during our renewal contract. We gave the minimum 2 months notice of wanting to renew. It would take 1-2 weeks or so for any reply almost. No communication or update on what was happening, if it was to get renewed or not or where in the process they were - with the end date getting ever closer. I had to go into their office 3 times to get any information for myself and contact the landlady myself as I even said that she replies to calls and texts quicker than email, but they didn't do anything further. 2 months pass and we were told we automatically go into a rolling contract when our contract ended, which it had. We were told that once I gave them the nod that we had a % of the deposit back due to new regulations that it would be a 1 click fast process getting the new contract. 5 mins in receiving the deposit I emailed the agent. 2 weeks later we get the contract. Which had 6 months instead of 12 as we asked for and no formal reason emailed to us or discussed with us beforehand that this would be happening. The contract also stated backtracking of the rent on the rolling contract. Where we had already paid rent, they wanted more. I asked whilst in the office can we appeal the backtrack and he assured me i could. When it came to having to sign the new contract and I asked again he said 'no that's not possible you just have to pay the extra once you sign it'. Which we found very unfair as we had done everything on time and promptly and they were the ones with lack of communication and organisation. With all this we didn't want to go through it again in 6 months due to the major disrespect and unwillingness to get anything done, so didn't renew.
Highly DON'T recommend portico to anyone or will I ever be using the service again.

The experience of renting a property with Portico was fairly good. They show us 2 properties and the second one fit with our expectations.
The defects we found when we came in were solved in a reasonable amount of time. Something to improve might be how the communication works. I definitely say yes of going ahead renting a property with them with my experience until now.

I have dealt with the Dulwich office since 1999! Have always found them quick and efficient dealing with my flats in the area. Check ins ,check outs and cleaning have always been conducted efficiently. As I do not live in the area I leave them to organise furniture etc when required.
Tony and his team have always been helpful and I very rarely have any voids. What more can you ask!

I inherited my sister in laws properties after she died and I had to sell them. So far I have sold 4 properties, and waiting for completion on the 5th one. Portico-particularly Tony Chryseliou-have been so helpful in selling each property-I should also mention Jamal Joseph. The team have provided an excellent service-they have dealt with so many 'problems' that I would have found really difficult to deal with, as I'm in Birmingham, so have had to communicate by phone and email. Communication over the last year has been great-They have kept me up to date with the progress of each sale. Portico have always been very polite, courteous and very persistent in getting a good price for each of the properties. I would have absolutely no hesitation in recommending Portico and the East Dulwich Office team.

We rented a two bed flat from portico in Jan 2016 and stayed for only 6 months. We were misled upon viewing the property as furniture covered a multitude of sins.. Where do I start.. Damp,mould,wall paper falling off the walls,filth,drafty windows,poor insulation. Portico did nothing to help resolve this for us and we were told 'well you have signed the contract now ' we were stuck with no where to turn. Environmental health came to inspect the property and still portico did not complete the repairs. I found Portico to be unprofessional and unhelpful. As for our property manager... I have been put off letting agents for life due to my experience with portico.

I have just found a new flat via Portico and I found they were much more helpful and organised than other estate agents I tried in the area, with a better portfolio of properties. The agency fees are quite expensive but the process has been very smooth so far. Thanks guys!

As an estate agent, they're OK. The management of the property is fine.
But they're still an estate agent, so expect £90 per tenant fees to renew a contract, and no chance of getting your full deposit back. (They attempted to charge us for damage to carpets and work surfaces to be repaired, even though they were ripped out before we left due to a complete refurbishment).
They're estate agents though, I can accept that they're essentially in an immoral line of business. What is totally out of order though is selling on our contact details to advertisers. When we moved out of the property, Portico were the only people who were given our forwarding address, but within a matter of weeks, we started receiving junk mail from DFS welcoming us to our 'new home' and Next catalogues through the door. They could only have got the information we've moved house from Portico, as we didn't update anything else as our living situation is temporary.

We have been dealing with Portico for a some months now.
Every question or issue I submit to the estate agent (Jacinta) is responded promptly even if it is only to aknowledge the email (when the landlord dind't provide answers at that point).
This is excelent service! I feel that there is someone that is actually getting things done when I need it.
Previously I was dealing with an agent that was not so productive but got replaced. What matters is not to get great service all the time but to recognize when something is not working correctly and take measures to change it.
So far, quite peleased.
