Sold my property recently through James at The Avenue. Can't recommend him and his Agency highly enough! Not only is James' knowledge of the local area second to none, his friendly and approachable manner, make him the ideal agent to negotiate the best deal for your property. It's clear from any online search that The Avenue's marketing is of the highest quality, which also makes a huge difference. Don't go with another agent, use James - he's worth every penny! My partner and I rented an Apartment in Beeston from RF&O. From the beginning of our 6 month lease, Olivia and the rest of the team were very professional, attentive, and responsive. They made viewings mid-lockdown easy and accommodated a change of mind regarding which property we wished to rent. They were always contactable and dealt with any issues swiftly. At first they seem lovely. As a tenant this is the worst agency I've had to work with bar none. I've rented since I left home at 18 and have come to know 9 landlords/letting agents in that time. Where to begin... * Inspections - if it wasn't for Covid these happen QUARTERLY. When they did happen they wore everything bar a full hazmat suit. I'm not tidy but I think wearing double gloves and a mask to someone's property is a bit over the top. I've never had a company want to do quarterly reviews since university halls of residence. That should give you an idea how unwelcome you felt. Oh on top of the letting agent checks which were bad enough the landlord felt the need to get a surveyor in who both had a strange way of surveying the house that involved looking under fridge freezers and chairs in the kitchen. * Getting work done: - Blocked gutters - over a year. - Leaking and mouldy carpet around radiator - 3 months. Leak fixed but mouldy carpet never fixed. * Late gas inspection certificate - the second inspection was late due to their poor time management because at the time they wanted to do it they could have come any time as I was home every day and the house available at all times. If I felt so inclined I could have made a fuss but I let it go * Bribery Accusation - When moving I begged them to give me a good review. It turns out it wasn't necessary. But I was told begging amounts to bribery. Not something I was aware of. I thought bribery required the passing of a bribe. I wasn't offering anything. I begged. Because I have anxiety issues. But I never offered them anything in return. Considering how germaphobic they seemed I never would have offered them anything. But I was told I bribed them. * Not Taking Notice Of Notice - I gave official notice in April. As mentioned before I've had 9 previous tenancies and I like to give more than the usual amount of notice. However, this time they didn't seem to take it seriously until I emailed them closer to my time of leaving to say I didn't need a cleaner. It was also around the time I was saying "when companies contact you for a reference please, please, please give me a good one" (this is what they later called "bribery"). When I mentioned not needing a professional cleaner as I'd found one they said they had no record of my notice. I emailed back copies of my previous emails and said if any attempt was made to suggest I didn't give notice I have proof. This resulted in a tirade of calling me threatening, bribing and various other things. But they 'graciously' said the landlord accepted my notice to quit then pointed out a piece of law I should find useful.... Read more

I've been renting quite few properties in a past but RF&O is on another level and stands out from the rest. It's a family run business with years of experience. Such a lovely people that bring a friendly atmosphere every time you see them. Any issues have always been sorted out in no time. Never been let down. I definitely would not recommend RF&O Properties. After having been a tenant for 5 years, we were sent a Section 21 via letter out of the blue. We were told they wanted to sell the property. It is now up for rent again at a far larger monthly figure than we paid (this is a property owned and managed by them) We also didn't appreciate three monthly inspections over the whole 5 years and repairs were not done in a timely manner. We spent 6 months brushing our teeth over the bath due to a blocked sink and the whole of last winter sshowering with a window open (to prevent mould) due to a broken extractor fan. Both issues were known about but either not fixed or not fixed for a long time... Read more
