Cheats, liars, unprofessional!
Rented a Flat from them and when I moved in, I discovered heating wasn't working, door opening intercom system wasn't working, poor water pressure, dripping sink faucet, tripping oven.
No resolution has been provided, been living without heating for over a week in this cold weather. All I get is a typical "Sorry for the inconvenience" reply from them.
Please stay away from renting or trusting them.

Joshua from RIB was very professional, friendly and helpful. He found us some great properties to view and fitted in to our schedule for the appointments. We chose an apartment from an other agent in the end, but I have no hesitation in recommending RIb / Joshua

As a client of RIB Estate Agents in London, I had a really positive experience with their residential letting services. They were great at finding the right tenants for my property. Their team really knows the London market well, which was evident in how quickly they found suitable tenants.
What impressed me the most was their attention to detail in managing my property. They offered advice on how to maximise the rental value and took care of all the advertising and viewings. The personal touch was a big plus – having a knowledgeable staff member at each viewing made a real difference.
They also handled all the paperwork efficiently, which was a relief. From negotiating the rent to managing the tenancy agreement, everything was taken care of professionally. It’s clear they have a lot of experience in this field.
I’d definitely recommend RIB to anyone looking for a reliable lettings agent in London. They made the whole process stress-free and managed my property as if it was their own.

I chose RIB because I was very impressed by Julia, who is a consummate professional. I was pretty happy with the way in which RIB marketed my property, that is until I made the decision to take the property off the market. When I collected the keys the agent I collected them from was incredibly rude and sneering. It.completely spoiled my experience.

Two of their employees visited my office premises that have been occupied for over 6 years with on time payments and threatened to change locks because a lease renewal was not signed in a timely manner. Some of this delay is attributed to their solicitors sending the lease renewal to the wrong address and sent me another client's completion statements.
Very unprofessional, completely unacceptable behaviour

Im still waiting to see a property with this agency or even get basic info on it and I expect they will eventually tell us it's been taken off the market, if/when whatever it is that they are putting us off for, goes through. If that.

SCAMMING COMPANY
I made the mistake of purchasing a flat where the freehold is managed by RIB. The building is a Grade 2 listed property and part of the historical Smokehouse Yard. As such, it must be preserved in a good state (please see the picture below and judge for yourself). The management fee is expensive, and no maintenance is provided for the internal part of the building either. They don't reply to emails or follow any council indications - the only way forward is through solicitors

Big thanks to Connor for having helped to secure my new amazing flat in central London. Special thanks to him, for having helped not only on the entire legal process, but also in relocating some of my furnitures from my previous apartment (which was not part of his job), showing incredibly proactiveness. I can tell the focus was entirely on delivering the perfect experience to his client!

We had an excellent experience thanks to Connor - I would totally recommend him as the perfect agent!
He walked us through the entire rental process and answered every questions we had (even the most detailed one) on the legal documentation.
He was super available during house viewing and sincerely recommended what was actually the perfect fit for us. Also, he perfectly handled the conversation with our landlord.
Now we are living in a lovely house in Marylebone. 5 stars!

Do not use RIB for any commercial properties.
They act purely in the landlord’s interest, often being deceitful as well as negligent in their approach to responding to issues, and helping their greedy landlord clients to extort fees and improve their properties above their original condition. I’ve had a nightmare with RIB at the conclusion of a commercial lease we had with them, they are trying to extort us of over £30k - AVOID!

The worst property management Company I have ever had to deal with; I have been waiting for over two years for external and internal shared areas to be repaired, they do not respond to emails, they have no interest at all, they don't care its your home - DO NOT GO ANYWHERE NEAR THIS COMPANY, AVOID, AVOID, AVOID - 8th March 2023 - Well here I am a year on and still waiting, there is always a problem and sadly, never a constructive solution; as a Management Company they just don't care, my advice is DON'T GO ANYWHERE NEAR THEM!
26th May 2023 - RIB did post a reply, sadly the usual excuses, they blame someone; its always something/body else; a business should come back with " yes, we do have a problem, we need to look at lessons leant from previous complaints" but NO - not there fault and funny enough, its not their problem!! - RIB do not engage, they do not respond to emails!!! DO NOT GO ANYWHERE NEAR THEM, how a business can be run like this amazes me; I think too much time is spent at the local Porsche garage choosing their next car; the Property Management Company, has failed me for years and years - AVOID, AVOID, AVOID.

I would not recommend Rober Irving Burns to trust for any business. I booked a viewing with them, travelled from Birmingham to London to see the property for next day. Maria called me half an hour before viewing that she can't find the keys. She can find on next day, clearly she was not willing to travel to central London to show the property. She started making excuses for 10 minutes then told me to call later with more information which of course she didn't. I reported to their team which didn't bother to reply to my message or apologies. Totally UNPROFESSIONAL service.

We recently rented a flat through RIB and the entire process was incredibly smooth and easy. Having found a flat we were very set on, our estate agent Rebecca managed to get us a video viewing within an hour of our request for further information, and had the offer form sent to us the same day. Throughout the whole process she was available to answer any questions we had, and always had time for us – going above and beyond! Would highly recommend RIB to anyone looking to rent in London.
