Calmly put, this is worst estate agency I have ever come across. The only reviews above 1 star are from people who the owner, Rhys, is friends with on Facebook. I moved into 158 Ratcliffe Court flat and put down a £1523 deposit, within the 9 months I lived there we had a flooding of the kitchen, a mould spot develop in the roof and rats. They only ever gave us 1 key for the gym and bin (which we had to beg for for 5 weeks - at which time we had to leave our bins outside the flat). They never responded when asking for energy etc suppliers, so we ended up getting a huge electricity bill. When we moved out we scrubbed the flat top to bottom and left it in more than OK state. Of course, we then had £260 taken out for painting, £195 for the cleaning of a mattress and £65 checking out costs. For no reason another £70 disappeared from our deposit. Please if you think that this was just 1 bad experience and google reviews are just people moaning, please read the comments below and see that this happens consistently with this company, and the only 5 star reviews are friends of the owner, Rhys.... Well. Where do I start. I was let an absolutely gorgeous property (or so it seemed) by Robert Rhys, specifically through salesman Justin. When signing the tenancy agreement I was made aware the building had previously had a damp issue but had 'been fully resolved' before my move in date. (please note, when we moved in the building had not been cleaned) After one month of moving in however, we noticed a damp issue. And when i say "issue", it was a huge problem. Water marks started appearing on the walls of the bedrooms, and silverfish bugs started appearing from under the carpet. When questioning this with Robert Rhys and asking why they had lied on the tenancy agreement, we were offered one dehumidifier? It gets worse. After 2 months of living there, I started to get laryngitis every other week and after going to the doctors was told it is a symptom drawn from living in damp areas. Of course, after hearing that the building was pretty much uninhabitable, in the sense that it was causing me illness, we asked to be let out of the tenancy. After begging for at least 2 weeks we were finally told we could leave, we were given 72 hours to move ALL OF OUR STUFF AND CLEAN PROFFESSIONALLY!!! After managing to find a place to move to in this short period of time AND CLEAN FULLY, we had a significant chunk of our deposit taken from us for no reason. 3 MONTHS LATER - and weve now gone through the full dispute process and given a refund for the money that was rightfully ours. Completely disgusting service, all they care about is their sales, not their tenants.... Read more

Awful service. We were let a beautiful flat which we were told would be ready by the time we moved in. It had terrible damp when we moved in which again 'was being sorted' although it then began to make us ill three months into the tenancy. Had to beg to be let out of the tenancy, was given 2 days to move all of our items out of the flat, and then they refused to return our whole deposit. Fortunately, we went through the tenancy deposit scheme who have since returned the rest of the deposit to us since it was rightfully owed. They are in no way trustworthy, they made our lives so incredibly difficult and I just hope they haven't let out the damp flat to any other unsuspecting tenants.... Read more

I am an international student who came to UK to study a Masters degree I agreed with the agency do you have the floods in a clips building for a period of 12 months and I paid the agency fees £740. After I completed application and everything, the agency was telling me to the full tenancy agreement upfront. I offered in nine months and they refused. so I was happy to pay for the 12 month. after I told him that I am happy to pay the 12 month they said that they don't want me to continue with the agreement and they have someone else to get the property. I asked for a refund of the agency fees which I paid, because I didn't withdraw from the agreement. It was thier fault. There were taking adaptation of me because i am international student and I am not aware of the local law. Please avoid them as they were very dishonest, disrespectful, very rude and they threatened me with police if i asked them for my refund.... Read more

!!!DO NOT WORK WITH THIS AGENT!!! Me and my flatmate have had a nightmare of an experience with this company. Firstly, they tried to remove us from our rented property without reading the contract to say that this was not possible. Furthermore, it took over 5 weeks to get our deposit back. They say they were going to take deductions for dilapidations and cleaning. It was later found out that no cleaning of the property was carried out so we weren't being charged for it. There is no accountability or organisation whatsoever. 1 star is a compliment...... Read more
