They were incredibly slow, communicated very poorly between each agent, so I never felt like anyone really knew what was going on.

They repeatedly told me they were really busy with other cases, so really didn't feel that they were focused or prioritising me at all...

After 3 weeks of using them, very little had happened despite assurances that it would... In the end they recommended going on with another agents as a way to boost viewings and interest - instead I left them completely for someone much more competent and as such sold my property in only a few weeks later.


I would not recommend using Sebastian Roche at all!

Before turning to Sebastian Roche, I had attempted to sell through two other local agents. The first eventually secured a sale after three months on the market but it collapsed. The second - by far the biggest agent in the area which charges a high commission - also had the property on the market for three months and didn't manage to get a single offer. Sebastian Roche generated two offers within ten days.
Why? Well, I think they promoted the property in a way that made it feel aspirational. Robert's evident enthusiasm for his particular corner of South-East London (where he himself lives) is highly infectious. That's shared by his staff who were immensely helpful and friendly throughout the selling process.

I had exceptionally good service from Daniel Manfredi at Sebastian Roche. Daniel was extremely helpful in pushing things along when they were getting sticky on the buyer's side, thinking around problems and keeping the lines of communication open. He went beyond the call of duty to oil the wheels of this transaction and was always on the end of the phone or email when you needed him. Most estate agents stay out of the picture once the memorandum of sale has been posted, but Daniel was there all the way through to the end, hand-holding my first time buyer when she was wobbling, as well as giving me support in my negotiation tactics. He certainly earned every penny of his fee! A thousand thank yous for getting my sale over the lane after a tedious and frustrating, 22 week sale!

I wouldn't even give a single star to them, bonkers, they have wasted my time and they couldn't even find a buyer for my property. They were keep lying especially Donovan, who is a shy fox. Please don't trust them.

We chose to go with Sebastian Roche after meeting a number of local agents. They gave an honest and transparent appraisal of the property and were consistent throughout the sales process. Easy to get hold of and easy to speak to. Collaborative in decision making and ultimately secured and very smooth sale. Couldn’t be happier.

Throughout a very long and complex sale with lots of issues and potential deal breakers, Richard kept us updated and encouraged. He was always prompt to reply to messages by phone or email. He was always honest and upfront, managing our expectations and delivering difficult news appropriately.
With a different estate agent we might not have had the energy to see the sale through.
Robert played a similar role throughout the initial part of our sale while we kept having to re-adjust the price in a very tricky market.
These guys are the real deal, the opposite of a dodgy estate agent cliché, they know their stuff and genuinely care about their clients.
