SEGRO, SECURITY, ELECTRICITY & WATER on the estate. What you should know.
As a very small ice manufacturing business (50 Sq M) based in one of their units in the Enterprise Zone we had a number of serrios issues. SECURITY: After complaining about travellers repeatedly entering the property, threatening me and even putting a curse on me for challenging them, I suffered years of screws being drilled into my van tyres every 3-6 months. After a few years of this I learned to keep my mouth shut. SEGRO: Slough Estates has a massive expansion and regeneration program. This means that roads are forever (almost every week) being closed, leading to many delays. SEGRO’s accounts department is a running joke. Regularly made very annoying mistakes and huffing and puffing when they were pointed out. Like taking the rent early, taking it twice in another month etc. Sending invoices and correspondence by snail mail to the business unit for months after we had moved out. I had requested that emails should be emailed about two years previously as it was ridiculous in this day and age that they posted invoices, and needless (for me) statements by paper post. They eventually started to email me but reverted back to snail mail after about three months. My rent was due and paid for by direct debit each month. Never failed to pay. But they always posted a statement each month, on the same day as the DD payment showing the same invoice outstanding. Worst was taking many months to change my direct debit arrangement. I had to keep a bank account open for months after I intended to close it, just because of SEGRO. Told me too that the DD had been changed but then proceeded to take the money from my old account again, and again. Also very annoying was the constant request for a 20 minute appointment to gather information about their services. I was always chosen, supposedly at random they said. And when I said I don’t do surveys, for any organisation, it caused all matter of fuss. Visits, phone calls, emails etc. Sometimes unannounced. SEGRO always gave me the feeling I was being marked down by the STASI as being a dissident. ELECTRICITY: The onsite SSE electricity power plant “upgrades” also meant regular power cuts, sometimes lasting for days. All complaints were treated as me causing trouble. More than once I lost several thousand pounds work of stock held in my walk-in freezer room. Obviously once ice cubes melt they have to be disposed of. Tons at a time. SEGRO said it had nothing to do with electricity, SSE said I had no basis to complain. “We don’t guarantee electricity 24 hours a day. And you are not paying for backup electricity!”. Something to take notice of if you are in the food business and similar. The brown water that sometimes comes out of the taps as well. The water on Slough Estates come from a well.
