It had the worst experience trying to rent a flat though Stirling Ackroyd. I found a flat they advertised, did all the paperwork and payments necessary and was told that I will be moving to this flat at the date I chose. I never received a tenancy agreement and became worried the closer to my moving date. 48 hours before I was supposed to move I went to their office to voice my concerns Nicola Smyth (Nicki) who identified herself as the manager spoke to me and was very inconsiderate and unhelpful. On my moving date, I was notified that I will not be moving to the flat that I already paid for and was not given a reason. I had to find a temporary living solution while I looked for another flat which Stirling Ackroyd was no help at all with. I would just like to add that I passed all the referencing and monetary requirements and have been renting flats for over six years.

This agency, and the landlords they protect and represent, are extremely unethical. I was shown a different flat than the one that was available because the agency could not obtain keys. Being an expat, I did not know the risks related to this. Upon moving into the flat, it was apparent it had been completely destroyed by the prior tenant. It took 2 months to surrender the tenancy. The only thing worthwhile thing the agency contributed was finding a new tenant and even that itself was a painful process. The agency tried to charge me fees to re-let the flat even though their lack of professional due diligence is what led to the need to surrender in the first place.

While I still had possession of the flat, the agency allowed contractors to come in and remove the carpet and replace grout in the bathroom without notifying me beforehand. The contractors left behind a mess that the agency tried to charge me to have cleaned.

Further, the check out inventory claimed several of the items that were damaged by the prior tenant, and included in the check in, were my responsibility. I am still battling with them to get my deposit back. I also paid rent for the full month, in accordance with my tenancy agreement, when I only had possession for part of the month. I'm still trying to get the overpaid rent returned to me.

Needless to say, please avoid this agency if you can.

Luke Kelly lead us through the process in a dedicated and professional manner and went the extra mile when it came to making sure we find what we are looking for.

Having had mixed experience with London estate agents, I was initially nervous but it turned out to be a positive experience all round. The biggest reason for that is that is always felt as if Luke was on our team and he did a great job developing trust.

Kristian was helpful and present throughout the entire process of letting my property. He explained all the fees clearly and there were no surprise-costs at any point! He also made sure to check-in to make sure I was happy with everything. Highly recommend!
