What a horrible Agency. I left my room in January and they still haven't returned my deposit. They have blocked me from the telephone line and do not answer to my emails. They kicked me out and terminated my contract because they were not paying council tax and had terminated the contract with the landlord.... Read more

My Wife and I are landlords that gave our property to TLS to let out. ISSUE 1 We had bailiffs come to our door one day as TLS had not paid council tax for the property for a year. We chased them up on several occasions and still not heard anything on this, their accounts department is in Spain so they had to contact them before getting to us. ISSUE 2 We were chasing 3 months of underpaid rent and had the same issue "let me call the accounts team and get back to you" this happened every time. ISSUE 3 What they did was sub-let the property renting room by room. Without an HMO licence. This as I've looked up is common practice with "cowboy" agencies. We were never notified of needing a licence till the council contacted TLS. The HMO licence establishes a standard of the property as well as Fire Safety. Safety of our tenants is what we consider extremely important so we were shocked this was the case and we got the licence straight away. However this meant one of the bedrooms had to be vacated due to fire safety as there was no fire exit. When we informed them about this their only reaction was their profit and loss, rather than the safety of the person in that room. We were then informed in a extremely rude manor that they are reducing the rent without negotiation, which after taking legal advice and advice from the Landlord association was not fully legal as we had a guaranteed rent agreement, Instead of taking legal action we decided we couldn't deal with this headache of a company and decided to part ways. A warning to all Landlords do not rent with this company. they are the worst agents I have ever dealt with! They are rude and cheat the landlords and tenants!... Read more

I moved out in january and still haven’t get back the deposit. They transferred 1/3 of money to me in March and explained that their system is not allowed to transfer the whole refund. the remaining will transfer to me in april and may separately. And it’s May now, i still haven’t received the left. they change the company name and move the office several times, so they can escape the responsibility. they don’t reply any email.i’m gonna take some legal actions now.... scam!!! !!!!!!!!!!!!!!!! This is very serious! i have been scammed by this company aswell, unfortunately they can not get away with what they are doing and I will not allow them to do this to anyone else this has to stop. I have not received any money either ... but i will get it back no problem PLEASE REPORT THEM TO ACTION FRAUD!! IF THEY HAVE NOT received YOUR DEPOSIT!!! Dont be afraid!!! they are called TLS Group, SimplyStay, Ohmyroom, Flatshare, Lean Management. Address:10 Brookstone House, 6 Elthorne Road, London, N19 4AG as a group on this page. please immediately do the following please contact the following local council- inform islington and Haringey council of this incident- as they are aware!!! action fraud- put in the complaint. police- hand your keys to the police and give action fraud your ref! please print trust pilots reviews and give them everyones comments ombusman- they will take note of their company and trading standards to stop their business third party websites- if they have advertised their rooms online on spareroom, screenshot the room , the agent and telephone number and make an complaint and ask them to shut down their accounts, you will need to report what they have done . if you are currently living in the property! please stop paying their rent to them immediately, they are scamming tenants and landlords, legally if the house is a tip and not well maintain do not pay, by law you have every right not tpp. their contracts are not legit... no need to panic, if its not approved by ombusman then this only paper!!!!!!!!!!!! if you are in a panic.... i can only say do not call them or email them, they will only ignore it. please go straight to their office and demand your money take someone with you, take as much evidence as possible.... their names, positions, record or film them. if they would not pay you back, do not provide any information and tell them you will take legal action. do not accept any excuses from them if possible, they will say they dont have any money but they do, they took cash in hand from everyone. the guy who written in previous comment finding out the landlord, please sign up to land registry and get in contact with the landlord about the issue you are facing. do not sit in silence!!!!! dont expect them to get back in contact with you as they are taking the p*ss and will not respond trust! if you have not received your deposit, they have broken the law.... because they have not protected it and they have illegally not registered your deposit! in the uk, a quick note you will need a certificate from a certified third party company that your deposit is protected, if you do not receive a certificate from an landlord or letting agency with your contract, ask, if they do not provide you one... do not give them any money!!! if you are in trouble n need immediate help contact one or two of the councils i have learnt it the hard way... i passing my knowledge to everyone if you have found out your money has been stolen get in contact with the bank to explain your situation to get your money back, tell them you have been scammed. please guys let us know if they have moved address, we need to find out who and where they are as they are criminals and thieves. if they are reading this.... you will be caught, trial and arrested! and charge much more money for the victims you have stolen from!!!! be warned!!... Worst agency ever. Everything in the house is out of work, no hot water no furniture. They never answered my messages after pay the rent. The contract says it is their duty to clean the flat every week but actually they never did it. Don't use TLS group. So many problems throughout the tenancy, took them 3 weeks yo get hot water back on in the house during the coldest time in winter. After taking my non refundable signing on fee they told me i wasnt in the room i thought I signed on for. No sense of urgency, have been out of the room for 2 months and still haven't got my deposit back yet. They don't return emails and stopped answering the phone. Save yourself the headache. Wish I checked reviews before signing on.... Read more

DO NOT SIGN WITH THEM I am now staying in a property of TLS / Simplystay in London. It is absolutely awful. Everything is filthy, dirty and at least 30 years old. Most of the times the heating is not working and the cleaner does not come regularly. The emergency line does not answer to any call and the maintance service usually takes 2-3 weeks even for emergencies. What will you get if you complain? Just a "Stay quiet, our maintance and cleaning service is free (aka included in the price, for us normal people) so you should not complain about anything" Please, for your good's sake, simply stay away from it!... AVOID - ABSOLUTE THIEVES. It has now been 4 MONTHS since I left my flat which I rented from 3rd Floor and was managed by TLS Group (now trading as Simply Stay at 6 Elthorne Road N19 4AG), and despite numerous promises that my deposit will be returned, THEY HAVE NOT RETURNED MY DEPOSIT. The have given me excuse after excuse and then they blocked my email accounts and threatened to call the police and tell them that I had been harassing them. Absolute thieves! AVOID THESE CRIMINALS - they manage the properties incredibly poorly (months without internet, weeks without boiler) and then they don't return your deposit. POSSIBLE ACTION If you are in a similar position, there are a number of things you can do including: - report them to the police - report them to trading standards - report them to action fraud - make a formal complaint to the Property Ombudsman about TLS Group - WRITE TO THE OWNER OF THE PROPERTY. I did this and the owner had ABSOLUTELY NO IDEA that his property was being rented to tenants such as myself. He just thought that he was renting his property to a company (Spazio International Limited) - he did not know it was an estate agency. He then terminated the contract with Spazio and so the agency can no longer rent out my previous property. They are no longer making money from it - a minor victory. I cannot recommend enough that you try to contact the owner of the property you are/were renting - write them a letter and say what has happened - you may well get an interesting response. At the very least it will put the owners on notice that their property is being used for criminal purposes and they can then choose whether they want to continue allowing this to happen... It's very easy to find out who the owner of your property is - go to the 'Land Registry' website and order an official copy of the register. You need to set up an account (this only takes 2 minutes) and the order will cost £3 but it is definitely worth it. When you receive the official copy of the register (you'll get it straight away), look in the Proprietorship section and it will tell you who owns the property. If it is a company you can find out the company's contact details on the 'Companies House' website and search for the company on there. We should not let these criminals get away with their actions. If they do not give you your deposit back, the least you can do is contact the owner of the property - while this may or may not help to get your deposit back, this may prevent the agency from being able to repeat their fraudulent activities on other innocent victims. The people working within this organisation know damn well what is going on and should be ashamed of themselves for their knowing assistance in this crime.
